Try YonTat at eunos there. I went there last Sat to buy 5 bedroom doors. They quote us factory price plus gst. Hollow veneer bedroom door - $210 (with Yale lever handle, lock set and magnetic stopper) Solid veneer bedroom door - $260 (with Yale lever handle, lock set and magnetic stopper) Service wise, i wouldnt say very fantastic. This ah lian lady (joey) served me. I stood there for 5 mins before she stared at me asked me what i want... obviously i want to buy door lah. When ashed if got discount, she just replied:" No. Already factory price. My boss behind. You go ask her lor. She will give you every higher price." -_-! but since it's the cheapest door price i can find around the whole singapore, i suck thumb. they have quite a variety of designs and other types of door (e.g. classic, bi-fold, etc). good luck!

Day 01 - Hacking (Part I) ...continued Masterbed room Master Bathroom As i walked near to the bathroom, i heard running water. I was shocked to see that my water tap is running freely! i dunno since when the workers have left it run like this. I called up Eric. He said tomorrow the water tap will be dismantled, thus wont have this problem anymore. -_-! Workers clearing the debris for today. 60% done only. Tomorrow will continue the hacking work. Frankly, i was quite surprised to see so many workers doing the hacking work at this timing (8.40pm). good job guys!

yea, thanks for the advice. I have told my ID, and he said he will re-draw based on my reference photos. Windows update Yesterday i called up a few recommended sources from renotalk for changing my whole house widnows. These include UniPac, Alex from A&V (previously from Yick Hong), Mr Ong (Yick Hong, Mr Choo (Tech Guan) and TayBoonTat. Impressed with Mr Choo and Alex pricing. Both quote me ard $14.5/sf for casement, and $12/sf for sliding. Eventually, Alex gave me a special discount (confidential) and i was more impressed with his responsiveness, professionism and experience. Will comment more about his workmanship upon the completion. Air Con After much procastination, i decided to go with Panasonic. I will be engaging Aron who is highly recommended here in renotalk. His partner, Sam came down onsite survey on last saturday, and this guy knows his stuff well. Not pushy and patient. Picing wise, he gave me the cheapest quote with fantastic installation stuffs FOC like stainless stell bracket, armaflex half inch thick insulation and G23 copper pipe. Workmanship wise, I'll comment more about it upon completion.

Thanks guys, for the feedbacks. For shower screen, any cheap lobang out there? I know most ID will just quote $450 for it. Today suppose to be the first day of reno work. Last min received sms from Eric saying got manpower issue. Can only start work Tuesday. Sweet lor, first day got pattern liao. He said my reno was confirmed very last min (2 weeks before today's date), that's why difficult to book labour. I also LL. Hope Tuesday and Wednesday can catch up. =(

Got my 3d drawing from Summit Design today. Gotta said that they are not impressive at all, as compared to the earlier ones i have from Darwin. Especially the tv console and feature wall, they look cheap and boring. I rather spend that 2k on ikea stuff. And the drawings are not accurate to what we have discussed with the ID. Our kitchen solid top supposed to be black. There is no chimney. There should be more top cabinets. Bathroom design is also way off. I didnt ask for shower screen, and my vanity sink not suppose to be that location. All wardrobes look boring and dull. Now i dunno whether to ask him to re-draw everything again? do i need to spoon feed him with design and reference pictures? haiz.. Living room Kitchen #1 Kitchen #2

hi donal5, wow we have indeed a very similar layout. But your bathrooms are so much BETTER in layout than mine. My WCs are stupidly positioned at the centre of the bathroom. This leaves me with little room for vanity and shower screen. =( your rubbish chute is also at the corner. Good for you. At least you can play around with a very big kitchen space. good layout you have there. should not be tough to do space planning. =)

i believe the drop is at the balcony area linking to the living room. It's a just a small drop of 10cm. Advise you to level it to living room, so that the latter will look more spacious. =)

Hi pixie, good start to your reno research. i must say you have got a good quote. the hacking cost is really good. As for the other items, i will say they are very good priced towards the lower range in the market. Except for carpentry and the glass work (e.g. shower screen), they are a bit pricy. You may consider direct source. What you can do is to hold on to this contractor /ID's quote and source ard using it as the baseline. Directly tell those IDs /contractors to match this quote. If they can, you will listen to them further. If not, then you can say bye bye to them and dun waste your time. =)

Hi donal5, if your existing condition already has the study room and storeroom, you wont have to pay to re-erect the wall like my case. Purely doing these items plus the kitchen wall cost me abt 2k. So, i presume this will be your cost saving of 2k. I feel that if you have lesser carpentry and ceiling work than mine, 35k is not a problem at all. In fact, I think that it can still go lower to 33k. I faced problem with my ceiling as it is rockstone effect. Therefore, i am paying a bomb in ceiling plastering, base coating and false ceiling to beautify it. Hugh damage here. My topic on Rockstone Ceiling Where is your place anyway? Can share us your floor plan. Interesting to see someone with a similar floor plan. =)

Finally, i have confirmed my reno with an ID firm, Summit Design Studio (Eric Lim). Reno work will commence on 29-Nov-10 (next Monday). ID promised to end everything by mid January 2011 (approx 6weeks). I doubt so, seeing the scale of my reno work. pray hard here. My eventual layout was back to the very standard HDB layout. As i need rooms, i guess this layout is the most condusive. Total reno costs abt 42k, inclusive of new windows for whole house and electrical work. It still exceeded my initial budgeted of 35k. But after months of searching, i guess it is relatively impossible to squeeze in my 35k budget. So now, i am hoping everything will go sui sui and dun cock up. Tt's the true phase of reno nightmare which most of us are feared of. PS: You guys can ask me for the id and his contact. But pls dun ask me to send my quotation as it is quite confidential. Because it involves few discounted items and FOC stuffs. Hence, quite personalised.

good to hear that. anyway, my ID said instead of spending so much to remove the rockstone, might as well just cover them up using false ceiling. save more $$$. i will just follow his advise bah... if only i know rockstone can affect my reno cost, i should have factored into my COV with the previous owner when buying resale flat. lesson learnt here. =]

i just called up the city gas customer svc. this lady told me that rain shower is not recommended for city gas water heater. but she said can arrange for their sales person to do site visit at my new place to examine the water pressure.

dun get me wrong, didn't say it is hidden cost. i'll say it's more of an unexpected cost which paper discussion with IDs will not reveal such situation. unless we have gotten our key and visited the site. nonetheless, one ID has responded saying that grinding is not required. Just apply a base coat ($450) before plastering of the ceiling ($1050). I hope his sugesstion can really solve the problem. If not, I will be seeing the plastering start peeling after 1 or 2 years time.
