Hi potat0s, thanks for your warm welcome. Agreed that 40k is very minimal to do a 70% overhauling. Fortunately, I'm in building material trade for a living thus have some interior fitout background, not forgetting some personal contacts to do the procure most material. To make things possible within the budget, I'll doing doing most of the coordination work and designing by myself. (I'm engaging drafter to churn out 3D drawing, and designing most carpentry by myself). Staircase I agreed, it'll cost 4-5k minimum for the tempered glass rail and stepping, and I guess staircase + toilets fitout will eat up the biggest part of my budget.

Hi All, I was recently promoted to a proud owner of an EM located in HG. Now am busying over the planning work for renovation. Condition of the unit was satisfactory, considering that its a 26 years old unit! The previous owner did some renovation 5-7 years back so most of the interior setup are still in good condition. Most of the reno work are going to be on aesthetic purpose, mainly on flooring for whole house and some carpentry for kitchen, MBR, 2 toilets and tv console. Budget is very tight for this reno, trying to squeeze all in within 40k.

Engineered wood compound are generally resemble to the tree itself. It is more 'alive' as it is affected by changes in humidity. It requires a moisture barrier to be laid down first prior installation while many laminate floors are water-resistant. Engineered wood tend to dent and scratch more than laminated wood (well, you want the natural look). They also fade in area with sunlight exposure, but it can be refurnished. While Laminate floors are very resistant to scratches and dents, but can be chipped. Laminates do not fade in sunlight and are stain-resistant. However, a well maintained engineered wood flooring can last anywhere between 40-80 years while average laminate lifespan is estimated about 20 years. You see the difference. Flooring business nowadays is just like fashion trend. Designs are ever changing ... so its pretty hard to figure out visually.

True, Laminate flooring is usually for long term. 1) When consider on which company, do a search on the reputability of the company. Avoid those fly by night co 2) Usually quality laminate flooring standard is using HDF Board. (Avoid MBF and below) 3) Warranty wise, they'll mention 'lifetime'. Do check what does the term 'lifetime' mean and what it cover. Cover workmanship and material or both ? In what circumstances will we violate the terms ? Most Preferred will be direct warranty from Manufacturer. 4) AC3 - AC5 is a general classification on the suitability for application. It consist of the Abrasion class (which indicate the tolerance against scuff and abrasion) AC5 is for heavy commercial usage, not necessary to be the best for residential. AC3 standard and above will be sufficient. 5) Also take note of what is the impact resistance standard and the thickness swelling (%) ? Its a indicator of Water and Moisture Absorption and Thickness Swelling Behavior. my humble input.
