no lah, i am the seller, so control of reno for the flat not really in my hands. Originally, we wanted to help them because they contra, they ask us for early move in to reno, then ask their flat buyer for extension so that they can get the reno done and move in. But so sorry lah, since I find out from the horse's mouth that we are still liable, I cannot just be nice and let them. Like what Therat says, if nothing wrong, all ok. If soemthing happens, then nobody knows. I Even though they willing to go legal, ie get law firm to do undertaking letter etc to take full responsibilility, but end of day, HDB will not recognise any of these and still come after us... too much hassle imo

Hi Blueocean what to look out for? and how long does it take for all these rectification?
-
Hi Insane I am in the same situation too. Started receeing for id and appliances etc more than half yr bfore keys are ready. Same thoughts as you, wanted to get things done step by step so no rush when keys are avail. One word of caution before you make any purchase - think, think and think. So far, I made 2 purchases, regretted both, but deposit already paid, so either forego or swallow lor. Don't be tempted when salespeople says things like book now, lock the price, promo price only now, or later no stocks etc. Good luck!

Hi Samgalz you read my dilemma exactly. think i will just get a manual cleaning one and save some $$ hmm .. actually i am amaze how you can read so fast and be in diff discussion all the same time! No wonder people call you sammi jie! For me, very hard to follow up on a discussion - i will post something, then forgot i posted something in that thread ... though i log in everyday, and almost all day too! thanks!

Hi samantha where did you find info that suppl agreement is not allowed by HDB?
-
a quick update. have checked with the branch office, they said even if the owner signs the indemnity form, both buyer and seller are still liability. The form is to indemnity HDB, not either of the other 2 parties! like that, how can sign? asking for trouble ah?
-
yup, that was my worry about pyro also. The salesman of course said no prob one lah ... Anyone with pyro oven can comment?

No updates for a while because no happening, except recee here and there for appliances. So angry with myself for missing out the electrolux warehouse sale over the weekend! So went down to harvey today, and saw 3 models. Can experienced folks please advice: All 3 have same capacity at 52litre. (sorry maybe a bit confused, but I am comparing the models 53000, 31001 and 35000 (pyro, not in the picture but same features as 31001) All Germany made. All 3 layers glass. 3 models are EOB 53000 * 8 cooking functions (see attached list), but compared with other two, this one has 2 extra (convection with ring heat for 3-level baking which works like a top/bottom/fan, pizza setting with bottom heat and fan). *manual cleaning EOB 31001 * has top + bottom + fan. (this is supposed to allow 2 layers baking, while above model allows 3 layers baking) * no pizza, but has bottom heat only, which I thought is similar. * manual cleaning EOB 35000 * same features are EOB 31001, except this one has pyrolytic function. ie self cleaning by burning deposits into ashes at 500C, so just need to clean ashes after the self cleaning cycle. I was actually eyeing the 53000 but thought the 35000 is good because of the self cleaning function. But being self cleaning, it definitely means more electricity consumption(for 35000) because need to let it self clean at 500C for about 2 hours each cycle. So should I pay more for that or just make do with cleaning manually? Also to do the pyro cleaning, temp is high at 500C. I am also worried if that temp will damage the cabinets in the long term. So maybe it does not justify taking so much risks just bc i am lazy to clean manually? Of course another option is to get the 35000 pyro self cleaning model, but don't use the pyro function unless i do major grilling, but sounds a bit stupid to pay more but don't use the feature right? Price aside, do you have any advice for me before i commit? * Do you think the pizza function is important? Or is the bottom heat the same as one specifically stated as pizza function? * Similarly is top/bottom/fan the same as convention plus ring heat element? Since the purpose is multi level baking right? Headache headache

Jaskel just realised that you also using a MHI system 3 inverter - no wonder you know it's too noisy. thanks for the warning. another question - I am now thinking of installing a mitsubishi electric syst 4 inverter ( understand that this one has smaller compressor and can go thro our ledge window). So is there only one type of mit elect syst 4 invertor? is this under the starmex series? Dun want to be smoked a second time again ..
-
that gives me another reason to cancel the deal, after all the bad reviews about the company
-
Hi jaskel will be awaiting your pictures leh thanks! I also looking for a sink now, but want to be sure otherwise will regret. Only purchase 2 items for my new place, and already regretted them both already! So sian .. now so scared to make another commitment
-
c wah, that sounds "dangerous", like asking for trouble to use a top for under mount. bc if we insist to use a top for under, contractor oblige but later leak, alot or problems so what is the method to do anyway? I always thought that the salespeople are trying to force a sale when they say all sinks can undermount.
-
oh dear! Can you not ask cellini to change to a thinner head board? may help a bit bc that's what i did. are you planing a tv console in front of bed also?
-
is this true for BTO as well?
-
I was also told that (from one shop) that undermount sinks have edges that are flat, so when mounted cannot see much of the stainless steel "edge". Does this therefore mean that if undermount = tap must mount of solid top because got no edge left in sink to punch hole right? But another shop, he sales lady said that all sinks can do undermount, so a matter of personal choice. Dunno bluffing me or not?

Do Not Buy 412a Fernvale Link #03-17 !
froggy replied to hong123's topic in HDB New/Resale Flats, Executive Condominiums
xxxx another case of unprofessional agent. Why don't you write in to agent's company to lodge a complain? you mean owner left their flat vacant and disappeared with the 5k? -
hi asking something a bit off the discussion here. can reno permit be applied only after key collection? Or is there some kind of arrangement whereby the permit can be applied when almsot get keys?
-
but car got aircon so leather better. At home no aircon all day, is it not hot and "sticky" to sit on leather seat, esp in the day time?
-
according to ocbc whom i applied from, the quotation must in * in original letter head of contractor * signed and stamped by contractor * signed by owner * indicating "official quotation" not sure if all banks the same

Hi Reuben I'm not anti-ikea but got to agree with Samgalz. My Ikea bookcase behind all rotting already, and that's in "dry land". So in toilet, I would imagine worse. So far, don't have good experience with wood products from them.
-
Samglaz you are so funny! but I think is not all wrong. My place at fernvale cannot put some brands of the syst 4 compressor because it's too big, so to aircon 3 rooms plus hall, we had to get syst 3 plus a single unit. Depends on what brand, some got smaller compressor but others bigger. I think this is the case in the newer developments like Fernvale and Pinnacle (as what the salesman told me), but yours is compassvale, right? Not sure about the size of your ledge.

Hi Jaskel am I right to imply that fans with smaller blade does not need balancing? and those 3-speed fan no need balancing?
-
Hi Kiddboy Guess for a standard HDB flat, no much variation is possible, so visit every house quite similar. Only the reno and colour coordination etc will make the difference. You planning to do kitchen extension also? And glass? Also sengkang?
