There are 2 kinds of toilet bowls. 1. Hole downwards 2. Hole to the back Most likely for 1, you cant change the location. For 2, you can shift towards left or right. -

Assuming there is no conditional factors, Mathematics is important for long term assessment. Understand that the 0.1% difference, but over long, money in CPF commands much higher returns. U may work out a simple excel sheet to see the difference. -

I did an excel sheet and it seems like 30 year loan is better than 20 year. 30 year = higher returns from CPF interest in the long term vs 20 year = higher housing interest in the short term. -

Is a 20 year HDB loan better than a 30 year HDB loan? Interest rate of HDB loan is 2.6% while CPF rate is 2.5%. Assuming monthly serviced using full CPF. -

Just to share. If you think that the flooring is old, do not hesitate to hack and redo everything. I have to learn the hard way after I moved in, the floor began to crack underneath and pop up one by one. You'll be left with no other choice but to hack. Reno while living in the house is no joke! -

Viewed 8 units in a day and bought the last viewed unit. It really depends on feel. Some ppl call it "feng shui", the comfort that you find when you step into the house. Some units are so badly designed, in terms of layout, that makes ppl awkward. The first 7units did not interest me at all. So when you find one that you like, and it is within your budget, go for it! For all you know, You may not find another similar unit again. It may be useful to do some research online, to filter the location, cost, etc.

Good n solid bed frame! Recommend for heavy mattress e.g sealy/ Simmons/ serta. At good price too. $800 for frame with blink blink board.

Highest point is higher than 2x toilet door, est. 5m high? Not too sure how many was built, but this was my last viewed unit that really captured my heart. Actually, EM ground toilet is a washing bay, which many converted to a small toilet. Not much space if u want to bathe. 133sqm for 3room+2 toilets vs 146sqm for 4room+3 toilets, Seems like bigger room for 5rmM. Price wise, due to low supply, it has indeed rose quite substantially over these 2 yrs. Considering some x factors, e.g super high ceiling, roof over balcony, personal planting area on ground level...while enjoying the gov perks of 5rm, I never regretted getting a 5rmM. -

5rm smaller in size, mine is 133sqm only. 2nd storey only one toilet in master br. Can get more GST rebate as it is a 5rm. Btw, it is called 5rm maisonette vs executive maisonette. The contractor is same as urs. I've actually asked him whether the high cost is due to motor. At first he said yes. But later when I asked him about the manual version without motor, he told me not much difference. At most reduce by $500 only, and he don't recommend the manual version. Was quite confusing though. -

Just some proof that you are getting married will be fine. E.g. If Church wedding, can get pastor to write a letter to certify. Or banquet receipt, note or watever. Up to 1 year deferment. -

What Is A Reasonable Cov?

COV reasonable or not really depends on how much you perceive the value of the Flat. For e.g. the flat that I've purchased last year is a 5RM Maisonette. Flat Valuation is lower than other EM/5room around that area cos of several reasons: 1. -1 toilet at 2nd floor 2. Low floor (Mine is the 3rd and 4th floor, which is the highest in the block, but still considered low compared to other flats) 3. No recent transaction (No benchmark for valuation) Based on these, i assumed that the flat is under valued (Val: 425K) and offered the requested COV of 55K to the owner. (Total: 480K) Few months later after i've moved in, i found out from HDB website that another buyer bought a unit below my unit at 580K!, in the same period when i've signed the OTP. Currently, the valuation of units around my area is 480K (Breakeven), most recent sale sold at 530K. -
Hi Zhiz, Yea. I was confused about this haulage fee too. By definition, haulage is the transportation of sand from factory to work site. Should home owner bear this fee or IDs? I was thinking, they could have included this $200-300 as part of the demolition cost in order to remove this haulage fee. Back to square.
