I so agree with you! Some agents are really annoying, refusing to co-broke for whatever reason. At the end of the day, it's the landlords and owners who lose out the most.

Yea, it's a big mistake to judge people. Lots of stories like this. There was an old man wore shorts and slippers to the showflat and bought 2 units immediately, and yes, with cash too! But maybe the "seeing what kind of car you drive" syndrome happens more with car salespersons? Just guessing beacuse I always get that feeling when I visit car showrooms. -

The computations are simplistic comparisons used to compare between the cities. Assumes that each couple fully contributes household income to mortgage payment and does not take into account financing costs. But I note the intention of the article. Based on that analysis, Singapore property does look attractive and hence, there is room to grow. Question is, will property prices continue to rise, and how long would it take to rise above 2007 level and beyond? Nobody knows for sure but you know what people always say about investing "They right time is always now". If and when you do invest, then it's important to perform due diligence e.g affordability, reasonability of asking price, surrounding area, potential for capital appreciation, current economic/political conditions, etc. Each of us has our own risk threshold. If the risks assessed are too high, then it may be better to wait for market to soften before entry. One thing for sure is, property is a good hedge against inflation and a great long-term investment. -
Yes, cheques can be made to Buyer's lawyers for their on-payment to the Seller. For now, wait for your lawyers to settle the paperwork for you, including liaison with CPF. CPF will issue letter to you to inform the usage of CPF. Your lawyer will prepare your Completion Account to show the nett amount you should be paying. This is the final 15% payment for the apartment adding / subtracting various items e.g. rent (if unit is tenanted out), tenant's deposit, utilities,mgmt fees, etc. Just make sure you go through in detail with your lawyer once you receive this. Bank will in the meantime send property surveyor to value your unit. Seller will usually not be in contact until completion. However, as bepgof mentioned below, it would be good to ensure that all the items in the apartment that are supposed to be there, are there. I've heard stories of some sellers actually removing the air-conditioners, or replacing them with old ones!

I did review and found that the total interest paid was much higher for 35 yr loan vs 30 yr loan. You should ask your banker to tell you the total interest under each option before you decide. -
Yup, whether you need agent or not, is up to you. If you're feeling lazy, then just have to pay for the services (and hope that it's good service). But there are sometimes when having an agent can be beneficial, especially if the agent acts in your interest e.g. helps you get the price you want.

Depends on your ability to finance the loan. General guide is, your total financial commitments should not exceed 40% of your income. So the bank will take into account your salary, HDB monthly payments, car instalments, etc to determine the amount of loan you can get. On a separate note, I personally don't think it is advisable to buy the Geylang unit. Of course, unless you've done research and are aware of some potential of this development, then it's a different story. There are other units in east which might be better for a single lady to stay.
