  1. I agree. But they are the minority.
  2. You are absolutely right and spot on! Everything is centered around the commission matters only. Nothing else matter to agents. They can shout that they need to do a lot of paperwork, calling and need to eat too but all these are crap to consumers. In the end, most don't deliver. Once they got your signature on the dotted lines, it will be worse. Less communication and promises not delivered. I can't help to say this but is there a governing body for singapore real estate at all? Is the govt ever going to look at the things on time and not react too slow and too much in the end?
  3. I find it weird too. Of course there are still good agents but they are probably like dinosaur these days. There is no proper governance or regulation in Singapore real estate industry. The govt can say all they like but they have to come down to our level to understand us. Clearly, in my view, there is someone there not doing the job at all! Practice that should be re-looked: - Pay full commission on first appt: As a consumer, i don't feel good on this. Please, this is Singapore real estate! - Pay 2% seller commission / 1 % buyer commission: Look at the absolute $$. Property price is no longer at those level 20 years ago. Are we still following on old ruling which works then but not now? - Buyer (DIY) has to pay 1% commission: You can choose not to but you might not get the flat you want. And i don't understand why i need to pay for the commission if i go find the flat on my own.
  4. Yes, the prices are all going up last 3 months and there are only limited choices for <= $370K. I'm keeping my fingers cross and if i can get an unit that is more or less done up already, I don't mind paying more as i can save up on renovation and time. Time is critical factor as i am selling and buying at the same time.
  5. Hi, I am looking for a 5 rm flat in Sengkang preferably or Punggol. Main criterias: 1. Min walking distance to LRTs 2. Price <=370K (I don't mind paying slightly higher if the flat is fully renovated and well maintained) Let me know if you have any unit to sell. Thanks! Regards, Alvin
