I've got a jumbo resale unit from HDB with the 1980s design. Kindly advice on how I should proceed and what to look out for.
Size of of unit, 163 Sqm
Budget: 9k - 12k(Max) for a minimum renovation (restoration)
Purpose: to restore the EA unit to two 3-room unit, so that we small family can use the 3.5 room unit while the other 3 room unit is to rent out (our income is below average and difficult to afford the repayment… our searched area is lack of 4room unit…if we buy a 3.5room unit, why not buy another 3room?).
Requirement in mind now:
The 3.5-Room Unit
1) To repaint the whole unit --1.2k
2) Install System 3 air-conditioning system (The 3 room unit got old air-con systems already and not to be replaced) --1.5k
3) Add a concrete wall partition to divide the EA to two units (item 4 in floor plan) --1.2k
4) Restore the entrance doors(wooden/iron)/wall to the 3.5-Room Unit (need to knock down the glass wall) (item 5 in floor plan) --0.5k
6) Misc: change the light in the living room to be brighter one --0.2k
The 3-Room Unit
1) To partition up the store room (small) and install a door (item 1 in floor plan) --1.2k
2) To partition up the common room and install a door (item 2 in floor plan) --1.5k
Note: not using concrete/solid wall but just partition for the above two. Later even when selling the flat, the new owners not to worry that there is damage to the marble flooring.
4) Most difficult part: to add one window to the glass wall with aluminum griddles (item 3 in floor plan): window is for the common room, not going to knock down the glass wall to save cost, and get more light. The recess area was bought by the owner already. --0.4k
5) Kitchen room: currently is a master room and there is a built-in wardrobe that is at the position neighboring the store room to build, not sure how to deal with this. But we are going to restore some basic function of Kitchen for this room:
a) install two basins, --0.2k
b) a small kitchen cabinet (not to encourage heavy cooking) --0.6k
c) install a rubbish chute which is sealed now --0.1k
I think painting need to start first. Not sure if it is easy to permit for the partition work?
