Is hard to compare item by item unless you're the items from different sources yourself, normally people look at the total figure. Some items I do see more expensive than mine, e.g. the tempered glass door with handle mine was $600, I bought directly from glass factory. Yes, i agreed with this. and it is true that for condo, the full length wardrobe is more expensive than HDB as the height is longer. The standard size is indeed $8ft, which means they'll need 2 pieces of woods to make your wardrobe instead of 1. But ultimately, still the final quote is more important. I engaged a Msian contractor, 3 full length wardrobes, 1 full length TV feature wall with console, kitchen cabinets and table top, also toilet cabinet and table top, total $11k, the cheapest I could find. My previous carpenter in SG quoted me close to $20k. Btw mine is also a condo. -

Generally the total amount you pay might be the same, but the things you get will be better if you cordinate yourself. I got a very good contractor coordinating the whole renovation for me, but i'm the one sourcing for my things like lights, toilet stuff. My contractor did give me his contacts, but i prefer to compare the prices myself and decide on who to buy from. Also you got to have some design sense or your own ideas in mind if you go without ID. My contractor did give me quite a fair bit of suggestions too. Mine is 1152 sft condo, condo height is normally higher than HDB and thus many things are more expensive, but in total I spent around $50k for my reno, including hacking and re-do the toilets, kitchen, tiles, basically everything. My friend bot a resale 4 room hdb flat and re-do everything like me, she's using ID, she spent $50k too, but her materials not as good as mine and my area is bigger than hers. I still prefer to go by contractor, one of the reasons is that those ID design more or less the same and many I don't find practical, as a second home owner, I know what I want, even a spotlight if installed must have its purpose and function, not just for decoration. -

Just change the handle. For covering of the door, can laminate, feature wall, change door, cover up by another better looking door...... -
I don't remember mind this expensive. I think is around $180 psf if i remember correctly.

My mirror custom made as above, is about 4 ft wide and full height if i remember correctly, cost me $900. The picture attached had not incorporated the wallpaper yet

i've an osim it really good compare to those conventional type, i think rainbow or delphi are even better but the price is really too high. Frankly i don't use it myself only my part time maid use it as too bulky to bring around the house. I guess many salesman will tell you how good they're in cleaning the mattress but frankly how many times u'll use it? My advice is buy those second hand ones from those who no longer using it (majority of them given up due to the bulky size), I got my second hand Osim ecology at $400 last year, many of these ppl are lazy to use the machine and the machine is still in very good condition. But if you think 2 or 3 thousands for the cleaner is worth it then just go ahead

Yes, I agreed their downlights are cheapest compare to others and you don't have to bargain (anyway their price is fixed) so save time in your shopping Delivery on time and good customer service

I also have this in my old house, is a lousy heater i must say, cost me more than $300 and spoilt after a short time. My problem is the same as yours, i think i contacted Chong yew (or something like that) in IMM as i bought it there but he get another person to repair for me. You can just get anyone to repair I find it no difference, and actually water heater is very cheap nowadays, if you've no more warranty why not buy another new one? Try 707 water heater, around $200 can get a very good and durable one!

front load is definitely better than top load, i bought Bosh and i really like it, the size is smaller than my previous LG top load yet wash my clothes cleaner than LG top load. Now my husband clothes no longer smelly after wash, i really like it also don't buy those washer cum dryer, is not going to dry properly and if one spoilt the whole thing cannot be used. i order my rinnai hood and hob from AE IMM on 11 sep schedule to be delivered on 1 Oct, but today (2 days before delivery) only they told me no stock for the hood. Need to wait till end Oct, sianz...... Service wise was ok.

hey, thank you so much, i think i'll just use the normal laminate, the 2mm laminate is way too ex, 1 piece is already $200, if a 7.5 ft wardrobe will need to to top up around $616

Hi all, I intend to do white cabinet kitchen and white wardrobe for my rooms, my contracter said for white colour might see waving effect, so advise to use the 2mm thick white glossy laminte which costs $200 per piece compare to the 0.7mm only $46 per piece, does anyone know how thick is your laminate?

For the benefit of others, i did my inspection last sunday with the agent, i told him i don't want any furniture inside and he make sure the rooms were clean and the tenant moved out on time. My advice is must contact the agent and make arrangement with him beforehand, coz if you don't say then they'll just silent and let lawyer pass the keys to you. So if you've any requirements better write it down and let the agent know before you conclude the transaction. -

hey, i hope by now you're feeling better already. My advice to you is go ahead with your ROM first, then solve the problem later. Do things one by one, even no house you still need to get married right? I saw many couples ROM + buying house together ended up quarreling often and not a good memory, so now you've more time to concentrate on your ROM preparation, might be a good thing too. On getting the new house, maybe you'll be able to sell it soon leh, or maybe there'll be another solution leh. Last time when i purchase my second property i was caught by the increase minimum sum required by cpf, also a mess for me, but at the end found a solution and ended have more cash for my reno, so who knows, it might turn out to be something good for you, now COV already dropping, you might get your hdb at cheaper price later or after solving your australia house problem leh. Cheer up! -

Hi Ely, I sympathy your situation, only ppl who get hurt will feel the pain, but be optimistic, at least you've a house in Australia la, find out your ways to get your dream home, and you'll get your ROM and others, do it slowly My babysitter was very sad over the new rules too, her whole family just converted to SG citizen early of the year, and she intend to apply for BTO next month. But the new ruling means she'll have to sell off her house in Msia if she want to get new HDB, and the problem is not because she doesn't want to sell, but she had been getting agent to sell for her since her application to citizen and till now the house can't be sold. She's quite sad as she can't apply for the BTO next month, but of course she still have her current old flat to stay, better than those new couple who can't even get an HDB, but the feeling of planning been cancelled, i guess only the person him/herself can really feel it...... Anyway, good luck to you in getting your dream home -

halo, May I know will there be a physical inspection before the completion? My completion date is 13 Sep which is a sunday so lawyer said will do the documentation on 14 sep and only pass me the key on 15 sep, when i ask her about physical inspection she said i can arrange myself..... -
their furniture is cheap but the material is of low quality. The sofa they're selling is made of PU, they don't make genuine leather sofa. For PU leather, it'll crack after probably 1 year, so is a choice of material and price you're looking at. For me, it is not worth it, and also the wood material of the bedframe and wardrobe you're getting there, the laminate could be those paper type whereby you cannot wipe with wet cloth.

Hi wd88, Thanks, I've checked with cpf and printed my statement which shows the funds already went in, but the lawyer is very slow and she just didn't get it. She's the kind of person if you tell her now she won't take it and remember, she'll only do things according to her own steps and when she need the info then she'll ask you again . Few days ago her assistant still calling me to provide the cpf statement......

Some advice on lawyer Just received a call from lawyer asking me about my cpf again..... Lawyer:"I received email from banker you want to use your cpf for downpayment?" Me:"eh, ya....(I tot i told you already?!) [cut off by her]" Lawyer:"I told you you cannot use it for downpayment right?" Me:"eh, but I've already fully repaid the cpf fund i used for my HDB, so I can now use it for my second property and not subject to the multi property rules.... (why am i repeating this again and again....) Lawyer:"So you've set aside the min sum?" Me:"no need min sum coz i fully repaid the CPF i used for my HDB, now my condo is consider 'first property' using cpf, so no need to set aside the min sum" Lawyer:"so how much you want to use for your downpayment from cpf?" Me:"....................." Lucky i've told my banker i'll be using CPF for my downpayment, this lawyer never pay attention to our transaction, call her email her told her she still don't get it, last week when meet up with her i repeatedly ask her when shd i tell her about my cpf usage for the downpayment, and she can still ask me "are you first time buying property?" My advice is, don't fully trust the lawyer will handle all the procedures for you properly, if i don't go check with cpf and banker myself, i'll end up in a 'Sxxx' hole!
