  1. hmm carpenter uncle didnt quote me seperately. His quote is as follows: Tall cabinet - $450 Storage area on top - $90 All cabinets with stainless steel top (with backsplash) - $1,525 Note that the stainless steel top is actually a piece of wood wrapped up in stainless steel. Uncle's says his quote is based on thicker and better stainless steel, though i wonder how thick is his thick...hmmm Soft closing hinges - $2 each. Soft closing drawer runners - $30+ for normal ones. Hope the helps... i didnt go around searching for carpenters, as too many things to deal with already. So i took the easy way out of taking friend's recommendations who had their kitchen done by him.

My kitchen layout plan. 1. 1X Tall cabinet to pipes as well as store pails, brooms, mops, washing stuff and etc. 2. 2 X Large drawers for pots, pans, extra plates, extra glasses and bowls, etc 3. 1 X storage area to house the rice cooker, microwave (non-built in), kettle, etc. 4. 3 drawers for cutlery, commonly used spices, miscellaneous small kitchen items, etc. The rest are pretty standard. Not doing top cabinets. Colour of floor would be spraying grey with black freckles. Laminate for cabinets would be light grey Countertop to be stainless steel (probably will take matt look, have to see sample first)

  5. jaskel, u mean to say even if u use good paint, a newly painted wall can still peel off? But shouldnt the painter do the necessary work to ensure that it does not peel? u mean to say that the new walls peeling is due to factors which the painter cannot control and we should not blame him for it?
  6. posted some prices from the catalogue for you to see. hope it helps. wow, ur contractor quite good! when i was at the retailer, he kept refering to the blum price list when quoting me. Got people manage to get a discount? hmm but i shall try out the cheap ones to see, i don't need drawers that last a lifetime anyway. Just need something lasting enough for 10years.

Silver drawers (all 30kg): - 84mm height of drawer: $52.85 - 135mm height: $60.14 - 204mm height: $69.06 (double gallery) - 204mm height : $83.78 (metal boxside) --> imagine a box drawer 2. White drawers are similarily priced, 3. Stainless Steel: - 84mm height: $78.11 - 135mm: $93.80 - 204mm: $110.40 (double gallery) - 204mm: $153.33 (metal boxside) Lots of things in the pricelist, too much to type... hope it helps!
  8. hmm $100 for that, depends. Different sizes and series got different prices. they have like so many kinds of designs, inner drawers, full extension, blah blah... Stainless steel drawers are the most expensive i recall. Its better to confirm the layout and drawer size, then ask your ID on the exact pricing. also try to get hold of a pricelist to compare. i gotten one when i visited the blum showroom @ ubi.
  9. ilithfiend, the nick is my email account as well, set up long time ago de. now i sound so old... ngunadi, i hope so too, have to confirm by this week it seems. Already narrow down to 2 brands, still wondering if there is any catch to the gain city's extended warranty. Like have to sign up for servicing contracts, etc.. samgalz, your contractor charge you $100 for blum runners or blum drawers? The runners that is sold seperately can only be used for wooden drawers provided by ur contractor. So you cannot upgrade to the metal kind of drawers which has the blum word at the side. Nor can the blum accessories fit in. I visited the blum retailer and he kindly explained it to me. If have deeper pockets can get the whole blum drawers, really nice looking. But too bad, even blum runners are out of budget for me already. If you are charged $100 for blum runners alone, its really better for you to buy for them to install. can save alot, probably like $40 per set! But of cos have to negotiate with the contractor since it means he earns less.
  10. ngunadi, yeah, went to gain city that day, told me they fully booked till end of month. But i strongly suspect we can test water to make them deliver n install early...heee. Might be getting from other sources also. Samgalz, there is a blum retailer at Upper Bukit Timah road, can't recall the name offhand. They have a "no-brand" China made soft close which he sells at $20plus compare to blum at $40plus. Price is before bargaining, not sure if can bargain though. The guy at the retailer was saying he using the China one in his drawer now (demo to me), say a few years le, still ok la. As i would have 5 drawers in my kitchen, using cheaper ones would probably save me like $100. On a side note, my carpenter says he has "normal" soft close as well, which he says will cost me $30plus. His blum costs $60plus. So probably will buy myself from the store and ask him to install for me. Will have to confirm with him on Sunday.
  11. i duno about hers, but mine used to be my icq number... the good old days.. its recommended by my friends, they had their kitchen done up by him. A nice uncle, very detailed and keep asking us not to take stainless steel top as it is expensive.. haha. He also quite up to date one, knows how to do all the blum soft closing things as well. Price is good also, direct carpenter mah. Shall recommend if he is good.
  12. Finally, painting and touch up works are 95% done. Left one patch to go, which will be done by this week. They have also finally removed the hangers for bamboo poles after we told them to do so for 6 (SIX) times. duh... Will confirm carpentry on Sunday. Should be getting "no-brand" soft close drawer runners for our drawers as blum's runners costs twice as much. Will also start electrical works on Sunday. Will have to run through electrical plan again to confirm. Outstanding works (in order): 1. Confirm electrical works (will need 1 month as he can only work on weekends) 2. Confirm capentry for kitchen cabinets (will need 2 weeks to do, 1 day to install) 3. Acid wash on 13 April 2010 --> confirmed, by Designer House 4. Install door grilles and window grilles on 21 April 2010 (wed). 5. Install air con by 25 April 2010 --> yet to buy! 5. Install kitchen cabinets by 25 April 2010. 6. Spray paint of toilet and kitchen on 28 April 2010 (wed) --> from Faith Coat. (to let it set for a few days) 7. Install shower screen and shower accessories and sink by 5 May 2010 (wed). --> by Designer House 8. Handover by Designer House. --> date to be confirmed 9. Completion of electrical works 10. Lay Robina Laminates. After that, take a fews days to spend some time together watching movies, drinking coffee, relaxing instead of shopping for toilet bowls, visiting hardware shops and looking for furniture!!
  13. Hi Lilithfiend, ceiling fans with lights which look nice are indeed hard to find, i think only the V6 fan looks nice... Went to A Lighting @ Geylang before? Their fans are cheaper than lightings.com. They have some nice lights as well. btw, are you serious on getting such a cooker? It looks damm pro...
  14. thats irresponsible...can withhold payment? If full payment made then no choice other than go down showroom n bang table...ah beng style...but things turn ugly, not sure if its worth it... Paint is never made to peel, its the lousy workmanship that causes it.
  15. According to my painter friend, if you use Matex to paint, you cannot stick masking tape cos the paint will peel off after drying. The painters would use a cardboard to cover when applying Matex paint. I think paint peeling off newly painted walls is largely due to a sub standard job done by painter. MUST complain!
  16. wow, the flat looks to be in reasonably good condition! Think u got a good buy. Just noticed that electrical casings have turned yellowish, can paint over or get new casings, which are cheap. Normal looking MK white 2 gang sockets going at $3.50 at choo chiang. Copper pipes got corrode? may need to change...

  18. thanks gladysim for the clarification, i guess i wasn't very clear in expressing my view.... i meant to say if grille was on the outside, it can be easily removed, by screws or wat. then removing the windows is a breeze, just tilt it. conversely, its harder for someone to stretch his arm in to unscrew the window grilles. He could off course pick the window grille lock though. Or attempt to come in through the windows in kitchen like spiderman.
  19. Can that be done? My whole hse electrical wiring is torn down, so i can see that the scv wire comes into my house through 1 point only. I think if you want two scv points or more, its usually split up through the scv box. But then again, my house is 30 years old.

My 30 year old flat has lots rectifications needed like corroded piping, spoilt cabinets, spoilt toilet bowls and sink, cracks on walls, ceilings, spoiled windows and grilles, damaged tiles, etc.... Previous owner did a overhaul before? btw, 15k COV seems rare these days uh...
  21. yeap, today we peeled even more off, the more we peel the more frustrated we are. The above picture shows the area below the kitchen windows. Within a few mins, we easily peeled off 50% of that area. Our hands got itchy again today and peeled off some more. Also, painter claimed that sealant was applied. We sprayed water and no beading was observed. Apparantly they are taking us for a ride and hoping that we don't notice it. Luckily baby has sharp eyes and we will do a 200% check this time round for all their works.
  22. building cabinets above the fridge may restrict the size of the fridge you can buy if u want to upgrade to a bigger sized fridge later on. yes drawers are better, but more costly. have to weigh your options. Kitchen is one of the areas which requires tons of planning...like height of bottom cabinets, colour scheme, doors vs drawers, etc. Do you have to decide right away? One renotalk forumer suggested dropping by the blum showroom before desigining your kitchen, i couldn't agree more.
  23. most ID/contractors i believe would not go down to site every time works are being carried out. If not they will be sooo busy that they cannot do anything else. The myth that engaging an ID will mean that they will supervise cannot be more untrue. What happens most of the time is that ID ask sub-con to do, sub con do at their own time own target. ID sit back to relax and wait for complain from client. No complain = no issue. IDs know that houseowners will check the works and complain if the things are not done properly. Its common sense, so they also can safely adopt a hands-off attitude. Being there and ensuring things are done is important, though troublesome. Its your house afterall, only u can decide how much attention it warrants. As for IDs, its just another site.
  24. uh sliding windows can be easily removed, u just tilt it a bit, u can take it out. so if you put windows outside on a corridor, it will almost certainly go missing.
