Air Con Condensor Dripping Water Problem
gimz63251073 replied to pingles's topic in Home Maintenance & Repairs
Get a bamboo stick and poke back at them. Get a drill and drill the ceiling at the middle of the night. Better still, do it in the common bedroom when their children is asleep in. If they grow plants on corridor, complain to town council about them. If u got a dog, get the dog to poo at their door. But remember, do whatever you want, just don't get caught. If they play punk, play punk back. -
This chair was sitting outside our door step collecting lots of dust due to our laziness... Finally we got it moving. Half way done now i guess. 1. Sanded 2. Primed 3. Painted To do: 4. Seal it 5. Match with seat cushion 6. Sit on it. That was then, so this is now: **The colour is turqoise, not as blue blue as it seems.**

use congurrated for painting is overkill. for painting?, use newspapers. No need waste money and can use it to make a hat as well.

How Much Can We Save If We Hire A Contractor Instead Of An Id ?
gimz63251073 replied to purecat's topic in RENOVATION WORKS
yes, good advice. May i suggest getting quotes from forumers who are doing reno now at tblogs. This is more time consuming, but if u want to save money, being passive and waiting for durians to drop is not going to help too much. -
How Much Can We Save If We Hire A Contractor Instead Of An Id ?
gimz63251073 replied to purecat's topic in RENOVATION WORKS
it would be better to get from people the contractors they are using now. Instead of comparing quotes at 2009 and 2011, compare current quotes between contractors. 20% to 30% is arbitary anyway... so i don't see much point in doing such comparisons. The phrase ID is too loosely used. My fren complained that the big players like NorthW**, Chew Int, etc. The ID do not have very good ideas and are not willing to experiment on new ideas, instead ID spent time trying to convince them to accept ID's ideas... LOL. -

Drawing up a will - Properly, is very important. Let the lawyer earn that bit of money and ensure that your wishes are respected. My grandpa passed away and left a handwritten will in Chinese and bore 2 signatures of witnesses. THe wordings of the will, however, did not give legal effect to a will. In the eyes of the law, its more like a "right to manage". My grandpa had intended to gift my dad his only property, a hdb flat. All my grandpa's assets had been given away, so the HDB is his sole asset remaining. However, due to the lack of legal effect of the handwritten will, my dad cannot get the flat to himself, as instructed by my grandpa. Instead, it would be spread across all my uncles and aunties, 17 of them. In the end, my dad was disappointed. I believe if my grandpa knew about it, he would be upset as well. In particular, my grandpa hated his eldest son the most and had even instructed us not to let him take part in his funeral. But in the end, he still have no choice but to give his most hated son a portion of his wealth. This is a true reflection of life, do not be penny wise and pound foolish. Letting the law distribute your assets is seldom what most people desire. Getting things done is much more important. Cheers!

i tend to agree with Rover actually. Simple reason: HDB produces designs and layouts in bulk. 3I flats were built in a certain era, 3NG in another. Newer room rooms might be more rare, but not to say that its tough to find. Its very easy to find a 3NG flat in say Clementi, whereas those in Holland and Commonwealth are largely 3I. Saturday Classified are very useful, just take a look and u can find out what 3rm layouts are in which area. Since Rover had decided on a certain layout of flat, next thing is simply the area, then zoom in to the specific block/unit direction. Of course, Rover has the luxury of time, which helps. I, too, found my flat this way, i.e. choosing the layout and design first, then look for flats in the area i wanted.

thru my research last time: 3I : Lots of beams running across ceiling. ceiling height feels low. Also these are typically built around the year 1975. Corridoors are much narrower. Only 1 toilet, but got wall in between shower n WC. Toilet entrance does not link to MBR. Though Utility room adds space, the usage is quite limited as it cannot be combined with other rooms. Most use it as junk room. Small kitchen. 3NG: One beam running across ceiling seperating kitchen and living room. Ceiling feels higher though. Built ard 1980, wider corridoors. 2 toilets, but both small. Not sure if can combined..? MBR got toilet. Much better layeout as u can hack off storeroom Super big kitchen (long is a better description actually) There is another kind of 3 room, 3A or something, which is more rare. Started looking around already?

huh, painting can hide the plywood layered design leh. U gotta prime it. Painting looks way better than that strip in my opinion.

HDB prices unlikely to go down unless the BTO system is removed. Even in a economic recession, where flats get re-possessed, HDB simply stop building for a few yrs. Wait for economy to recover, prices shoot north again. So if you are waiting for prices to drop due to increased supply, happy waiting! My guess is the $8k - $10k salary group would be the more picky ones and go for better locations or amenities. Hence, it does have limited impact on the market as a whole as their approach would be more targetted. (unless they are desperate). Just my guess though, we shall see how the balloting goes in Sept.

Here was what Lieb designed: Floor plan: Living room: My personal favourite, the Kitchen. (where every Norm goes out of the window) His comments (as far as i recall): 1. To have a TV cabinet to hide the TV (minimalist rule, hide everything) 2. You would notice that there are no fridge or washer? He recommended those small fridges which could fit under the kitchen top. Same for washer, hide it underneath. This layout totally changed me and my wife's way of thinking. But we decided against it in the end due to cost involved. Hope you would find this layout useful. All the best!

How Much Cov To Ask For ?
gimz63251073 replied to snoopy2006's topic in HDB New/Resale Flats, Executive Condominiums
thats a million dollar view, can try to sell the flat for one million. u just need to find one rich guy (and stupid enough guy to pay for it). -
Hi there! happened to pop by, so thought i drop u a line. I have a floor plan which lieb (from myhometown) had helped me planned. Total minimalist style. But due to lack of $$$, it was not executed by me. Seeing that u like the concept, i'll post it here later tonight to share. Important stuff for minimalist (in my view): - discpline, u need to have unutilised space. leaving a space empty there is usually not easy, we tend to want to fill it up. - play tricks on the eyes. Using glass, or open concept or mirror, etc to create an illusion of space. - For flats with 3NG design, do open concept kitchen + have lightly tinted windows + no kitchen window grilles. This cheats your eyes everytime as the view u see is very unobstructed. - use light colours for flooring + walls. Have fun in searching for your dream home!

check on nippon paint website. got guides there. for long lasting effect, should do: - sand - clean - apply primer - paint & re-coat.

Faith Coat
gimz63251073 replied to greece's topic in Renovation Contractors, Interior Designers & Suppliers Reviews
hope mine can last that many years as well! now certainly $500 is not enough. Maybe just nice for one HDB toilet floor only. Costwise, i think its around the same as overlay of tiles, but cheaper than hacking and re-tiling. Benefit wise, easier to maintain than tiles. -

Damage Bathroom Floor Tiles.,, Help!
gimz63251073 replied to sunnytan31's topic in Home Maintenance & Repairs
oh my, the stain remover is scary! not possible to DIY. Especially for bathroom floor which is always wet. even the tile paint at hardware shop are meant for wall tiles only which is not exposed to so much mositure and "stepping on" can try those tile spray paint companies. they use a primer + epoxy spray paint. -
why don't u try drilling the gypsum board to the door instead? in this case, it can still be removed in future with ease...

hi, care to share where to buy the sponge?

out of curiousity, i googled "how to get malaysian citizen" well turns out there is a scheme for "silver hair" aka more than 55yrs old. Msia gives u 10yr PR, no need to give up citizenship. Sounds workable if you have a HDB, rent out the flat and stay in JB/Msia. Can drive cheap Msia proton, buy cheap Msia groceries, etc...
