if have time and no $ (like me), can try to coordinate yourself actually. Provided like samgalz says u know what you want. Also depends on your job, can take leave easily..? Personally i did sub-con quite a few of my stuff...yesh its really tiring and if you look at it on a job basis (i.e. change windows) u probably save just a little bit. But it all adds up! btw, ur budget seems to exclude quite a lot of things...liek lightings, fans, air-con, sanitary, hobs...etc.. gotta budget also...all these are necessary as well....cannot run one. if you ever need contacts for any subcon - carpenter, electrician, plumber, door maker, window maker, painter..etc... just shout out here, im sure u will get some replies. (all of us here have some pleasant and unpleasant experiences with those, if u consolidate all, u might just as well get an all-star team!)

boxed up using wood? gonna put backing? another stainless steel kitchen coming up! must make sure the installation for sink/hob, etc on the countertop is done properly and siliconed properly. Mine did a lousy job, and we had to scrape off excess silicon - which caused fine scratches on the top! grrr..... waiting to see your cave!

welcome! actually the ID is quite correct, 15k budget he nothing to earn le, so he chuck u away. as yours is a wish list, it really is quite hard to do within 15k...changing of tiles for whole house and toilet is already very costly. My humble suggestion, do whatever is necessary first. i.e. if its spoilt, then do it. no point hacking away good condition tiles to put new tiles. (unless u absolutely hate the colour ) rewiring is not necessary if it was done 5 years ago, however, do get your contractor to check. sometimes electrician may use old wires to do other people's house. actually with a tight budget, have to prioritise...cannot do everything but have to do those which are essential. For example, kitchen cabinets. Many old ones stink and the back of cabinets are actually homes for insects!

hmm u aren't doing top cabinets right? to have 3 wire casing running down from ceiling wouldn't look too nice...its exposed right? better to get electrician to run just one casing and then to the other 2. oh yes, white kitchen. nice! stainless steel top still?

KDK is very powerful for me already, no need to switch to Speed 3 sleep at night use speed one very shiok if elmark is more powerful then it must be reallly really powerful le. But when i got to the shop, no more elmark, so took franco which has a similar design.. maybe i try to see if can make a video out of fan speeds... -

i must say i really don't understand what u mean.... me is very simple, stand below fan to feel the wind. significant difference between kdk 44 inch (stronger power) vs franco 48inch. close off windows to test as well..

i disagree on the toy part. it depends on the location of fan as well, i.e. u put it at the centre of living room, but stand or sit at one corner, of cos cannot feel the wind. 60inch also cannot feel. But if you position it right above your sofa, then will be shiok when watching tv. my franco 48inch is less powerful than kdk 44inch as well. length of blade is not the only concern here. Agree with the no lights below fan and no string. Remote hard to say, it might or might not last. my fan still new...hope wldnt spoil so easily...

call your hdb officer - log in to hdb website to find the person in charge. hdb officer will chase the contractor upstairs to settle it for you.

air bubbles...??? hmm had not heard of it....the worst enemy is actually water stains...need to wipe dry after use. have a good time renovating! -
re run pipes would leave holes in your new tiles... yes, paint it would be better, get painter to paint all pipes to blend in. For the lights, i feel that spot light is very hot, ESP the ikea spotlights... For painting lights, not sure if spray paint would damage the light..? after the spray paint guys damage my ventiliation fan, im not so sure if we could spray paint electronics products without damaging it.

hmm nope its very even... not that i use a "shui ping chi" to measure la... scratches yes, now already got a few fine ones... can use the 3M stainless steel polish, then will look very pretty... carpenter i will PM u the contact. -

Hi hi, uhh no idea wats the shop name..address is 720 geylang road. Ulu corner of geylang. They provide removal of old wc, installation of new wc and disposal of old wc aka, do everything. the matrix is the one at my mum's place, my new home using baron (1 piece). no difference to me, just that baron one piece nicer looking... baron basic = ?? i only know the difference between one piece and 2 piece... installation is around that price ba....from what i understand, most shops charging that price also...

contractors should and would have lobangs for all these. i was quoted around $160pfr for the kitchen stainless steel top by contractors typically, u can use it as a gauge. we did ours with a direct carpenter though, as price was bundled in, i also not sure how much it costs, but total carpentry works is like 30% cheaper than thru contractor... a "not so recent picture" -

yes in the good old days, kitchens are huge...to put dining table...end up family never eat there.... now small kitchen, only can put breakfast table or bar counter...end up also no one eat there.... so big for what? bedroom big then got use...more walking space... looks wise really chio.. from outside la.... good for foreigners...come here admire and go "wah"... for SG govt to show to the world. -

People buying for Dawson would have already known that it was small, though no accurate floorplan. No sun laundry? -- new homes are all built this way. One reason is that old style of using bamboo sticks are dangerous and always have incosiderate neighbours hang dripping wet mops or dripping bras. smaller kitchen -- people cook less nowadays. clever design and less hoarding will solve it. no sun -- get a dryer tv point no good -- add it yourself Be glad that you own a piece of the sky in a pretty good location. There are many that cannot afford or are not as lucky to get a queue number. -
baron is ok, im using it. many others using it as well... usually toilet bowl no need to spend too much unless u wanna get a real designer piece? sink wise, cannot get too small or too shallow. if not cannot splash water on face. im still trying to adapt to no splashing.

technically your calculations are correct. but practically difficult to do.Keeping CPF OA at 20k will max the savings, anything above 20k will earn 2.5%, so less beneficial. Using a cheap loan while maintaining savings has an added advantage. In the event something unfortunate happens, the mortgage is covered, so your spouse will have a roof and at the same time, u still leave some money behind. Some prefer to pay off the loan early for "better sleep at night" I would rather use a cheap loan + cheap insurance while maintaining $ in CPF to cover the risk of an unfortunate event.

in my humble opinion, better to keep $ in Ordinary account. 1. First $20k gets 3.5% interest, more than 2.6% loan rate 2. Paying off a cheap loan too early might not be the best financial move. Save up the $ in the ordinary account and wait for recession time. Then buy up blue chip companies like SGX, SPH, SMRT....this kind of companies. 3. Transfer the $ over to medisave account for future healthcare needs. Earn more interest and at the same time take care of hefty medical bills in future. The above comments are only valid if you had not over-stretch yourself, i.e. not a 30 year loan.
