i doubt the difference is significant anyway. After years of usage? The new owner may hate wood? Heck, just do the flooring you prefer and live with the pros n cons, afterall its your house right? -
hmm, the triangular living room will make the place seem smaller than it is. your ID got any suggestions? leave the headache to them since you are paying. i think if you remove the storeroom, you can do wonders in your masterbed room. that is if you like walk in wardrobes.

what u saw was definitely tip of an iceberg however, as contractor had rectified most of the works, we shall not load up the pictures on our side. Just to clarify, we wanted to paint first, then do electrical. Followed by touch up paint after electrical works and air con casings. Reason being we wanted the industrial round casings in the whole house, so we wanted to keep the unpainted look. But now, we have had some minor changes and will use round casings in some areas only. Sorry for the OT. Back to painting, my current house uses Matex paint. In future i want to re-paint, i can simply paint over? Was told that one advantage of Matex paint is that if you paint over a small section at a later time, the difference in colour is not obvious. (FYI, i am using white colour) Thanks!!

Singapore taxes are on income. Capital gains are not taxable, i.e. a windfall from TOTO, inheritance, disposal of property (unless you buy and sell properties for a living). Generally its those things that do not recur. Gains on disposal of shares for individual investors would still taxed if you are a trader, but of course losses will be deductible as well. Rental income is definitely taxable, unless you do not declare it of course. -
Hi Reira, The one i got was the black: FFM4000 GM, comes with a regulator, no lights and no remote. The white one looks a bit different, im not so sure that lights can be fitted on the black or not also. It costs like $80 for the remote. I figured that its not very worth it as the fan cost $118. Door contact: i PM u. They will advise u on the door frame as well. I know what you mean by the metal part, its for the door lock one right? That part they will make good for you...Mine is wooden door frame, so they like screw a piece of wood there to make up the hole. Your frame is metal? Maybe the door people can advise u... FFM4000 doesn't have light leh...its the black acrylic fan with 3 blades. Hmm my door supplier is ok only la, price around the same as yontat. Just that when i called yontat, they told me i had to go down to their office to make a deposit before they come and measure, whereas the supplier i got came down to my house just after i called him. For windows, unipac (can't remember full name) was the cheapest among those who replied, so we got them. Quite satisfied with them. Got our bi-fold door for toilet from unipac as well. Can find it on hdb website. My door supplier said that if your unit has windows along the corridor, then no need get fire rated door. If the door is the only way to get out of the house to the corridor, u have to get fire rated door. Door frame rarely gets spoilt, my flat is 30years old and i din change door frame as its still in one piece. Door frame cash and carry?? how are u going to install it?

rental is rental, u rent out 1sq metre also taxable. Renting out a whole house and renting out a room still earns you rental income. For tax issues, check with IRAS, for housing issues check with HDB. Don't mix them up wor... -

I got the FFM 4000 GM (Black) from A lighting Enterprise @$118. I think they are cheaper than lightings.com.sg... But A Lighting's lights are more expensive i feel... btw, u emailed 7 window specialists? i was so kiasu that i emailed everyone listed on the HDB website... hahaa.. i still have the excel file with all the email address, if you need it PM me... when i enquired, ****'s price excludes door lever/knob. Not sure if they had thrown it in for you? hmm 95mm thick door frame, it sounds very thick...

i got a quote from Jason before: ** Payment Terms: 40% at initial stage; 30% second stage; 20% third stage; 10% 1 week after completion ** is this considered reasonable? Already pay 70% upon commencement of masonary works. My current contractor: 1st 30 % Upon signing the contract, 2nd 30 % After 1week of work and tiling work started. 3rd 20 % Completion of tile work , 4th 20 % Handover. For most homeowners, demolition works would start first, so its just labour cost, nothing to buy as yet. Hacking costs would not usually make up like 30%-40% of total costs. A more staggered payment instead should be implemented to safeguard interests of owners. Not sure about CASE's suggestions...

i think i know what you want. its like what many retail outlets use: fix two vertical metal pieces on the wall, hook on a metal rod on both sides. The rod u wanted is not shown in the website, but i got a catalogue when i visited the shop. hope it helps.

actually my personal view is that the most important is the payment schedule. as long as $ not paid, we can make demands. After $ is paid, we are at their mercy. the so called market practice of collecting a huge amount before works are done must change. I don't think main con will pay their sub-con before work is done right?

they had rectified most of it. we wanted to move on, so we accepted the works for now.. but will do a very very detailed check prior to handover (20% payment). Electrician coming todaY.... can't wait for it to be done....we are doing the industrial style, white pvc round casings with metal grey sockets and switches.....so excited...

Hi Jaskel, Indeed painting is not as easy as taking the paint to apply, alot of knowledge/experience is required, on top of hard work and back aches if we try to DIY. The ID/contractor must be the one coordinating painters and plasterers so if they paint before its ok definitely means they aren't doing their work properly. My 30 yr old hse is great example. Too many drilled holes, many layers of old paint and unplastered in most areas. Contractor assured us that they will pull up all the old screws, sand smooth and apply base coat, everything. When things screw up, he said we cannot sand the whole house mah. My reply is of course that if u say that u will sand then u have to do it. Some old screws are not removed as well. They even did not remove the old wire casings to paint that area. I wasn't expecting 100% smooth walls which is unrealistic, but they obviously cut corners till a stage its unacceptable to a lay-man. We had to get into a quarelling session with the ID and painter to get things done. But who knows how long the stuff would last before defects show up again...? I can just hope for the best. No hard feelings of course, i am coming from the point of view of a frustrated consumer and am sure many share the same concern.

tats bad for consumers...i don't really care what they do, as long as the walls are painted and don't peel. My walls are not plastered, so i wasn't expecting them to plaster for me of course. I won't expect the walls to be totally smooth but peeling is not acceptable, thats for sure. would you accept that painters paint your house and it peels off?

it seems like wrapping over wood is the way they do it. i had visited 1 commercial kitchen equipment shop and asked 3 contractors. All told me is done this way. One contractor is my friend who is quite experienced in commercial kitchen equipment, but too bad his pricing is ex. i think its $1.3k for countertop with backsplash and built in sink for 8ft. u mean there are other ways of doing the stainless steel countertop? hmmm....
