how good is good? to them, they will always test water, (see baby_81984's tblog earlier on painting woes). How much time and effort do you want to waste on them before things get done? We have our lives and career, we cannot be doing reno for the next 3 mths rectifying and conducting site visits....they can continue giving you poor work till you cannot take it anymore and decide to just accept it...

wow, u are electrical trained? 10 lan points...i would have thought you are running a LAN shop. V6 would be a good idea, if you like the look. Most people do not require very bright bed rooms, so supplement it with downlights would be good enough. I had wanted the V6 initially as well, but my ceiling is super duper low @ 2.37m. So decided to stick to kdk baby fan. -
i have installed the kdk fan in my room. my initial thoughts was that if lights are too near the fan, it will shine onto the blades and cause shadow. But i was wrong. my setup: on one side of the wall: on the opposite side of the wall: Notice the shadow on the 2nd picture. Had i shifted the light to put it on the ceiling, fan shadow would be greatly reduced or hardly visible. Right now if i switch on the light in the 2nd pic, less shadow will appear My conclusion is: shadows appear when a certain portion of the room is not bright enough.. hence to totally avoid shadows is hard, you need to have lights shining all around. Which will also mean that your bedroom is "unromantic" The more romantic version is to surround your fan with down lights but take note that none of the lights must shine onto the fan, if not there will be shadow. Using a flourescent tube is perfectly fine as light will shine into the area "between the blade and the ceiling". However, if you get a ceiling fan with lights like this: http://www.google.com.sg/imglanding?q=ceil...-kM&start=5 Shadows will always be there, which is extremely irritating to me. Especially with the blade turning... Hope it helps.

Handover dates are symbolic only as many would realise. nevertheless, must always insist on reasonable workmanship. it is impossible for them to tear down the whole plaster to redo...they will at most recitfy 1 out of the 10 the portions you mentioned. Then wait for you to make noise and rectify another part. Slowly, your level of expectation will drop, many play such games.. they can wait, we can't.

oh, why portable air-con? from what i had gathered, it is anything but portable. pardon my view, but using a mixture of downlights and ceiling lights will make the room look "unbalanced". -
working style and misccom? how did that ever get into the picture? Customer telling contractor to rectify an error you still need style one ah...? Just tell him nicely and straight to the point lor... duh... perhaps kiven and fencer are the only 2 with bad reviews, but they represent the latest clients. Judge for yourself, good or bad reviews on internet spread equally quick. Live by the sword, die by the sword. He has given a fair account of what is good and what is bad, which is his own opinion anyway... hope fencer is able to settle the stuff nicely also, at the same time acquire some DIY skills?

The comparison between 2 ceiling fans: KDK baby fan (44 inch) --> used in the bedroom (With remote) Franco fan - acrylic blade (48 inch) --> used in the living room (no remote, fan regulator) Verdict: KDK fan is much more powerful though its smaller size. It has 3 speeds, but when u switch it to the max speed, its very noisy, not suitable for sleeping. But at speed 2 its quite cooling already. Good buy! Should have gotten the silver one instead as their white abit yellowish and not as white as i thought. Franco fan looks great, glad we got the black one. Itsis not noisy. but probably because the fan lacks power. Thankfully my house is quite windy, so still not so bad. Given a choice again, will probably get a KDK instead.

if thats the case, then i don't have to do my flooring works already? wait for neighbour to complain, and then can subsidise me! thats a dumb rule if you ask me...

wow...think better to re-consider if it is so expensive... u can consider doing spot light with tracks to match with ceiling fan... or use floursecent tubes for L box...bad thing is that it is hard to clean... or get a ceiling fan with lights, then supplement with downlights... $8.7k electrical works excluding cost of lights? thats freaking high...

all hsehold the same? i am pretty sure he would not let his house have as many defects as you! contractors know that as consumers we are at the losing end as we often hate to drag the reno process and thus would be willing to accept less than acceptable standard. Thats why at the end, we LL accept what they have...and console ourselves to move on... we can only look on the bright side i guess.... btw, i was not able to steal knowledge on wall putty...electricial just apply using a plastic scrapper then use a cloth to clean...look so easy!

We did not have much choice... - we didnt want to do false ceiling or the light box that uses spot light -->will make our flat look very low. Its only 2.37m in height. - we wanted a ceiling fan --> die die want it! - no suitable ceiling fan with lights bright enough --> Liked alpha v6, but decided to forgo it, since its not bright enough - no spot lights --> inefficient, expensive to maintain and hot. LEDs are expensive. So final choice is flourescent light tubes. We were very tempted to use those tubes with a plastic casing, like those u see @ construction sites, which will look sooo industrial! But decided not to go to the extreme, if not everyone would really think that they are visiting a factory instead... Long story uh, i also joked to baby that we visit so many lighting shops, in the end buy lights from a shop specialising in selling plastics (dama)...

i guess overlay always has this risk...but its cheaper than hack then relay tiles...so i chose overlay. The exact details as to what causes tiles to pop up, i am not expert also... so for a start, only choose a hdb licenced contractor, they are under greater obligation to do a better job. If pop up, complain to HDB! -
KDK Ventiliation fan - 20AUH @$48 from Kong Tai. There is a round one 8inch, which Kong Tai is selling @$68. But i chose the cheaper one. ok, let me try to put a few pics, might be better. The sequence of arrangement = small light -- ceiling fan -- longer light pic of living room with 2 lights and ceiling fan. One light (short one) on the ceiling, near with the beam next to the main door: The other light (longer light) is in between living room and kitchen. (Note the beam on the right, thats the kitchen area):

ultra rough wall in bedroom under the light. hope that after we put a tv there, not so obvious...? our WIW lights. the normal white switch for common bedroom. i find it very cute...haha...

Electrical works are finally completed. New DB box. Electrician has labelled for me the switches inside, easy to troubleshoot if the switches "jump". Will know at a glance which section of the house is problematic, i.e. kitchen, aircon, living room, bedroom,etc. our fan and flourescent tubes combination, not too much shadows. But i was too kiasu, now the house is a little too bright. quite neatly patched up, pretty satisfied. the illegal stuff we did...

sounds like a huge project...y not check out websites like instructables.com or googling for videos on how to make the wardrobe? its not easy...you need equipment to cut the wood and laminates..its harder if you are doing drawers.. and at the end of the day, it might not be very worthwhile, might as well buy off the shelf...or buy a ready made one, then do some touch up for full height cabinets..might be easier.

i was just looking at the floor plan... if the walls between 2 toilets are hacked, looks like no space to wall through leh? unless bathroom is extended... the 2 beams are classical of 3i flats...esp those in holland areas which i viewed quite a few. some build false ceilings to make it less obvious. got 1 build a storage area to make it look less like a beam.

haha thats very good progress already...my electrical works and carpentry will be done by this week, that is way behind urs! living room got sofa also...haha... furniture can buy slowly.. there are so many shops around, can take your own sweet time...

one pc is said to be easier to clean and nicer. Of course more expensive. i got a one piece baron WC for my own house. cash and carry from estore.com.sg @$188. installation done by contractors doing reno. So far, its under utilised, so no comments. Oh the matrix brand i got it from a shop at geylang. 720 geylang road, i don't remember the shop name. But they always advertise in classifieds (always put that they have a special promo for WC at $128.) nice and talkative uncle....

you would need a plumber and its not as simple as dismantle and replace. squat type toilet bowl typically are built so that surrounding water will flow into the bowl, so the floor is slightly sloped. if you just put a sitting bowl on top, water accumulation will happen at the base of the WC due to the slope. For my house, i opted to overlay the tiles, then change to sitting type. most shops will provide recommendations, not to worry. Of course they will usually disclaim all problems with installation as according to them the installation is outsourced.
