lets not get carried away... a house is for staying, be it private or HDB. we are talking about an average Singaporean who wants to get a house, start a family, have kids, etc. Not those multi millionaires who buy properties worth six digits. COV is a often a killer and i recently saw that a similar unit at a higher floor has a valuation of $32k more than mine and asking for $15k more for COV. I bought my unit a year ago. So all in all, a flat today requires $47k more compared to a year ago. a $32k higher valuation translates to around 15% increase... for simplicity, we can ignore the "higher floor, better price", as the highest floor is at most 6 storeys more only. at the rate prices are rising, we will soon be unable to: 1. get a house 2. upgrade our house (remember, if your small flat's value increase 1%, a corresponding 1% increase in bigger flat is larger) 3. adults to be will not be able to get their own flat. this indeed should raise a concern and people MUST wake up from their good dreams that the Singapore Govt has made them richer by increasing HDB prices. They are in fact much poorer as whatever gains today will not be sufficient to pay for their child's debt tommorrow. it seems to me that common sense, is a rare commodity.

the truth is no one will know. not even warren buffet.... housing agent will tell u the best time is now! bankers will also say the same thing...to lend u $.. u can analyse the graphs, the index..etc. no point.... what matters more is how financially stable u are and how long u can hold the property... as with all investments, invest what u can afford to lose. Don't anyhow whack, then lose $ that time blame the whole world... history always repeat itself, but the magnitude is different... looking at the past event to judge the future is akin to saying predicting whether it will rain or not based on whether there was rain the past few days... -

hmm, no idea what he intends to do with that rule anyway. My view is that they have set too many complicated rules already! This 50% thingy will make people think twice about changing flats... not sure if it aids in controlling every increasing prices? Or maybe his colleagues at HDB already overworked, so he try to lessen their burden? haha... ministers always talk until very cheem, but they always evade the point. only MM is direct to point. Accept floods.

Thanks Floppy! shall test out the tyre first anyway to see if its suitable... we bought a thin piece of mattress (pasar malam kind) to increase the height. Now it wouldnt hurt our legs. A very comfy place for 2 to sit and chat/watch tv.... though parents thought it didn't really look like a sofa... the drum sounds good...think my dad might have lobang to find it...

no doubt he was disadvantaged by the new rules, less cash on hand so less purchasing power. but the point i wish to highlight is that he failed to make proper planning for upgrading. 1. the 8k income limit, the whole Singapore knows it leh, he should have made proper planning to enable him to get a loan prior to selling. if he exceeded the cap, then let the more needy borrow it. It is highly possible that his wife quit to qualify for hdb loan, a clear loophole actually. 2. not having proper planning in taking hdb loan resulted a long wait in getting a new home. Long wait = facing higher prices everyday in a rising property market. Or was he trying to wait for a property crash? No one really knows. 3. upgrading obviously means he shud have some cash on hand to handle things like agent fees, reno, etc. From what was reported, was he threading on thin buffer? It appears so. In life, nothing is certain but we must first prepare ourselves. Obviously, failed to plan and given normal circumstances he would have gotten by with no issue. But with the change in rules, he ran into trouble. He could not control the rules, no one could see it coming. But he had not prepared himself properly for the upgrading. now he may have to incur more $ to get a similar flat as before, i.e. suffer a loss for nothing! As i said, this is less of a concern for the govt, lower priority i would say.

well, its still iron coated with paint. sure it will rust, but not after one rain. After some time, if gate rust, can DIY to repaint, u might have gotten tired of the colour also. rusted gate does not do the job was with reference to threadstarter....being unacceptable to consumer. there is actually solid aluminium gate, which i last saw selling around $900. confirm wouldnt rust, but to me its not value for money....and if you shift house, its not something u can take away. btw, the aluminum gate i saw was at IMM, a shop beside Besglas...cant remember the shop name le...

Thanks floppy! I like the idea of the tool box and shelves using cable trays... Had thought of using this as shoe cabinet, the dimensions fit perfectly for us: Currently this is our day bed / sofa. Gonna dress the mattress up with bright colours and throw many cushions there. For coffee table, intend to do tyre coffee table. Stack 3 to 4 old tyres sprayed in white and put a piece of plastic on top. Have yet to execute, waiting for dad's tyre to retire... But now fickle minded me is thinking to replace the tyre coffee table with a tool box cabinet...haha...

from what i understand, u cannot box up the gas heater. It needs to be well ventiliated. better to play it safe where gas is concerned!

Things to point out: 1. Since he is upgrading, its not that much of a social issue. He can always get back a 5room or 4room. For goodness sake, he owns a car even. Govt should be more concerned with those who REALLY cannot afford a roof, not someone who cannot afford COV for a masionette. 2. Tried to be too smart? Did he get wife to quit, then re-apply for HDB loan? Only he will know the real answer. HDB looks at past year's income, possibility is there to tweak the household income. 3. How can EVERY masionette owner be asking for 50k at least? Another case of wanting to stay at Bishan but willing to pay Jurong prices? 4. Ill-prepared upgrader. Period. My apologies if i sound mean, but these are just my thoughts.

humans all fickle-minded...haha... floopy, any ways to "industrialise" the house more with fixtures? might be a little too late now, completed reno already... though we prefer a more uncluttered look, looking to add some more items like a feature wall.

thats just the colour code... was told its more solid, the $188 is hollow gate. all i did was try hitting it using finger nails, din sound hollow to me...shall re-check my gate over the weekend. My gate will also get wet during heavy rain as mine is also corridor unit. "pay peanuts get monkey" "pay more peanuts you get a giant gorilla" sometimes if you are unlucky, you "pay more peanuts but still end up with a monkey". Also commonly known as "kanna cut carrot head". Things have to be measured in terms of value. Not absolute monetary terms. My view is: since im moving into a new house, why not try something cheaper first? If it sucks, i just change it later. If its good, then great, i found a gem and can save some money. In this world, not every thing need to buy the best and most expensive one. As long as it does its job. (btw, a rusted gate does not do the job!)

using the heater should be quite easy, no need read manual. 1. adjust the gas heater's temp 2. adjust your mixer's temp. thats all leh. maybe your set got something wrong or the flame went off? read somewhere that some people's house got problem with flickering flame.. (due to wind maybe?)

hmm...if you are just talking about the material cost of a DB box, mine is a 12 way DB box. Everything costs $68 from Choo Chiang. hmm...then u might want to try to buy yourself from Choo Chiang. Can choose the ones you like as well. alternatively, get another electrician.
