Just dropping by to say hi! still pondering over selection of ID? I would say go with contractor or go direct is better if u already know what you want and have the time to coordinate. Coordinating also includes dropping by the house every now and then to open door for different sub-cons. You would not want your ID to shriek responsibility by saying "your other sub-con damage my work" also, how tight is your budget...? its the kind where you die die have to keep below a certain amount? during the reno process, we are often quoted the lowest price, any "better material" or "more beautiful stuff" cost a lot more. E.g. my carpenter would charge me $200 more using "metal lookalike laminates" vs "normal matt laminate". Soft closing system requires additional top ups, standard quotes would not included soft close. The norm is that most people end up spending more (or much more) than the initial quote given. So u might want to consider that when deciding on works to do. oh yes, Electrical works have to ensure they use new wires and not re-use old wires.

Hi we paste the protective stickers which allow us to pull the furniture around on all our furniture. no marks noticed. Laminate has been good, so far.

has been busy enjoying my house, busy dating wife (go out like we used to)... etc think will leave the poles as it is in grey, not very confident of painting that rods...i reckon i have spent quite a fair bit on spray paints.. haha...i think spray water drainage is should be ok, just need to tape up the areas properly... wifey is of the opinion that we leave it as black. We going to find people to help us cut a round piece of wood to put on the top. The bottom will fix castors to make it movable. We also bought tire shine, hope to get a good result... both our parents had already raised concerns about what the tires are for... haha Preserving the tires I think preserving the tires is quite meaningful. These are actually from my dad's car, which we used to go around dating, shopping for flats, shopping for reno stuff and tons of DIY self carry from IKEA, etc. So i hope to preserve the good memories. ps: ur house looks great!! must be enjoying every moment of it!

The tires. Future coffee table...might take a while though...

Issue with CNS continued: We found rust, sprayed black paint on it, but the paint does not fully stick onto the rust. So we tried this: Apparantly, the stuff will make the rust turn black and it acts as a primer for re-painting. Lucky for us our door is black so lazy us shall do away with painting once again. After effect:

if you head to another HM outlet, they would tell u different things.. i went all over the island and was told all different things. it really depends on what they want to push, sometimes due to commission, management's orders, etc. i was told by end users that they usually don't go wrong with bosch.

hi there.. have it installed in my hse, no rain shower though... feedback from my friend who lives on the 2nd floor with rain shower, its good! Q2. Yes, its powered by gas only need a D size battery as well. its said to be more cost saving as gas is more efficient in heating up water. But u have to wait like 5 to 10 secs before u feel the warm water. I doubt anyone will really know if it is cost saving...we can only select based on official figures published. The heater, in my feel, is a tad too strong. I am using the 2nd lowest slot for "hot-ness" and it is already pretty warm. There are other costs involved in the city gas heater: - installation - switching on gas pipe - run new pipes - cost of mixers (cannot simply use taps without mixer function) Cons: - Piping all over (heater usually installed in service yard or kitchen) But can be minimised by painting - heater cannot be concealed as it needs ventiliation, pipes can be concealed. - no one knows how lasting it is, my friend's unit is 4 years old and still working... Pro: - said to be cost saving - no need to install 2 instant heaters for 2 bathrooms - no need for huge storage heater

no worries about wardrobes, there are so many choices... for me, i changed from stolemen --> to pax --> finally to broder (what people use for storeroom) the only thing that did not change was all from ikea....haha... anyway saw that u would do laminate floor right, have to account for skirt in your measurement as well... pole system also have to make sure the legs height is adjustable, so that we can adjust for the "slanting ceiling, floor, wall" for the house. If not, you may end up with slanted hanging rods/shelves.

reno = depreciating assets.. buyers look for location, amenities more than anything else. a good location with good amenities will always have demand. if ur concern is about asset preservation, look for one with the above attributes. get a place with good reno = headache. Why? becos you may dislike certain things but have no choice but to live with it as its in good condition.

ermm...pax with sliding doors are not cheap. Throw in delivery and installation, hmmm.... Plus, old flats have uneven walls, so the pax may have gaps when u push it all the way to the side. (not to mention uneven flooring as well ) Built in may not be much more expensive, plus you can choose the laminates that you like... perhaps try a carpenter first..?

agreed with Manutd! there is also mild steel gate...have seen some nice ones here as well. Every industry has its own way of making profits and cutting corners, CNS is a pretty ok deal. Have to self paint the unpainted portions, oh well the small tiny can of paint costs $1.80. Also used a spray paint costing $3.50. good enough for me...i just hated the "surprise" when i saw unpainted parts of the gate.

Materials That U Regret Using/ Installing
gimz63251073 replied to st002's topic in Home Maintenance & Repairs
im pretty satisfied with Mit Aircon (non-inverter, system 2) done up by Gain City. Installation was fast and furious, me is satisfied. my MBR size is 5.2m by 2.9m. My MBR toilet has no door as well. But the air con cools the room pretty fast. But one thing is that i sleep quite near the aircon, so maybe that helps... -

Spray Paint Wall Tiles
gimz63251073 replied to lambie's topic in RENOVATION IDEAS: Interior Design Themes, Space Planning
definitely he is not the only one... haha... contractors will have lobang for this. i did mine with faith coat, flooring is good, wall is so-so, acceptable la but will not actively recommend. faith coat charged $3,100 for 2 HDB toilets (floor and wall) and kitchen floor for a 3 room flat. they charge by room sizes...example 3 room, 4 room, etc... contractor's quote was slightly higher by around $300 or so... advantages of spraying is that you do not get grout lines, easier to maintain. I sprayed it black...even easier to maintain, just scrub "white residues" off. also if ur pipes are exposed, they will be well camo, not very obvious. of course, the downside is no one knows how long it will last... -

i suppose in the unfortunate event of fire breaking out due to electrical wiring, insurance claims might be an issue? by using non-licenced electricians... yeap manu is right, no one will know. just that some would want to pay more for peace of mind..

features of old flats: - walls not straight - floor not level For me, even the kitchen cabinet base also not level...combine all this factors, my carpenter look super long to fix up the stuff...must have cursed me loudly behind my back! the fan is so nice... i thought it would be too low for 3room flats...? from picture looks ok...

maybe...perhaps...no one really knows.. tokong dining stuff cannot change la...too painful on pocket and psychologically to change. but have not gotten to that stage of changing for the sake of changing. Maybe will change if i accidentally end up with more kids than i should...or when things start to fall apart. Always remind myself not to do something just becos everyone is doing it...if there is no good reason to do it, then why do it? probably thats why during friends gathering, everyone whips out an iphone, but i take out my lousy phone. -

having just gotten a small nest not long ago, thought of being able to "sell at at a profit" was never a consideration. Considering factors: - price - amenities - floor level, got lift? - west sun - neighbours (got pets?) - transportation network around - COV found one within budget and expectations, so bought it. Intention is to stay for long, not to re-sell and upgrade. No rat race for me, i believe in running a different race all together. As long as the place and price is reasonable, it would not be hard to sell, unless u suay suay want to sell during a crisis la... -
