  1. he gets his commission right...? i would say its not the norm to give red packet. actually agent's commission is quite good and they should be the one buying u a gift for house warming instead.
  2. its easier to tape up your lights with plastic bags than to put protection on your floor.
  3. hmmm its strange u were quoted so high. most of us got cns due to the cheap price, $250 per gate, typical 3 feet by 7 feet pricing. The hollow version is even cheaper at $188. well i guess at this point in time u can just touch up using the rust converter from homely, alternatively, there is a kind of direct to rust paint (3 in 1 paint) which is available at homefix. http://www.dooyoo.co.uk/car-care/hammerite...st-metal-paint/
  4. yeap its above my bed...why not good? its fabulous... switch it on at speed 1, cool air all night... sleeping area is around 1.8 by 2.9m (can feel the effect of fan) its also my first experience with ceiling fan... that fan recommended by sfk7 as i understand from retailers is more for asthetic purposes, not much wind generated... January into fengshui..?
  5. ceiling fan works best in small enclosed areas and the area coverage is not wide, only areas below the fan. i used the AY11YS in my MBR, works like a charm.... but there are no L box or false ceiling etc. Read a review saying AY11YS cannot make it... it really depends on your layout....if u are putting it in between tv and sofa, and the area is not too big, should not pose a problem. have not heard of any return policy for kdk on the website
  6. yeap, that homely. oh u mean u paid $600 for cns gate?? how big is your gate??
  7. Hi! glad to see u are doing well... u sure u still going for CNS? haha.... i think grilles all have a jail like feel.... no choice one... if its me, i would choose the horizontal grilles though...
  8. Thanks guys, for your encouragement! Well, unlike lousy contractors, i always use newspapers in my spraying and projects to keep the area clean. Spent another 4hrs+ on the grille again to scrape to remove paint, scrub clean and apply rust converter. Luckily wifey helped me me, if not my back would be long broken. Though the paint was not 100% removed, its quite clean with tons of rust! Today is the day rust converter met its match. The rust converter was no match for tons of rust, a few layers of rust converter was still not able to convert all the rust. Quite satisfied with the outcome, next week to paint using 3 in 1 paint (with rust converter function)!
  9. Why people do not remove old paint I finally understood why. Because it is really really tiring and back breaking! Even with a paint remover. Got this from Homely @ Toh Guan. Thought my job of removing rust would be a breeze with this. Well im only half correct. Here is the before picture: After brushing a layer of paint remover, it becomes like this: After scrapping off gently, need not use too much force: Looks easy enough right? But the fact is that the paint remover is not able to remove mulitple layers of paint at one go. So its a tedious process of applying paint remover, scrap, re-apply, scrap...etc... I managed to just scrap off paint for half the grille in around 3.5 hours. After that, almost felt like dying with an aching back... But somehow, its very satisfying. I think its about the only time in my life when i am so happy to be able to see rust! Comments: - paint remover is really smelly! - the removed paint is damm disgusting and impossible to clean (stained my slippers!) - very strong and i think its acidic, my hands itched when it comes into contact. After my back breaking exercise, i realised that i had only done half a door grille! I still have a much much bigger window grille! I am determined to just wash and paint over the window grille. If i have to remove the paint from that grille, i would probably be able to complete the project by next december...
  10. woohoo this is so pro... how much did it cost..? oh heads up for the stolmen modification! shall keep it in mind!
  11. yeap we were considering stolmen as well. But in the end, our hearts went to the industrial shelves.. hey, thought u getting ID to customise wardrobe..? Bad thing about stolmen is just the shakiness of drawers. Bad thing about broder is that there are no drawers.
  12. saw lots of them in chatuchak market. Head straight for the clock tower to get a copy of the map first, if not u will end up searching like crazy!
  13. oh..actually ikea alexandra has a set up for this broder pole system. They make it into a retail outlet feel, with a cashier counter and changing room. uh yea i brought the stuff back ourselves. Can fit into a mazda 3. The poles are not that long, it requires an extension pole to be fitted on in order to reach the ceiling. Longest thing i tried is 8ft conduit pipe for electrical wiring. think u can swap cars with friends or family? delivery charges are hefty...installation definitely need 2 people... yes, it helps in having a good wife! we carried so many things and the only time she complained was becos of the glass...but actually i was also cursing....
  14. oh yes, please do share if u are able to "modify" it.
  15. Hi Neubie, i tried the ikea display for stolmen, i slammed the drawers and the whole pole vibrated... not sure if its becos ikea's is installed poorly. Does it happen to you? the soft close mechanism is additional cost one right? the default set comes with soft close?
  16. so u decided that u would lay laminates over your new tiles in bedroom? If i m not wrong, the laminate guys would need to hack off the skirting as skirting cannot "overlay"...
  17. i think still long way to go before we can start painting.. need more hours to remove the paint...
  18. if the laminates are already a few years old, even if u get similar looking ones, it may appear weird as the colour would be different...also, if u replace a few pieces this time, what if next month another few pops up? a better choice is to remove the old laminates and put new ones. maybe can take the chance to do some minor works to liven up your place? laying of laminates can be done in a day for most cases, many laminate companies self advertise on this forum, so u have really no lack of options.
  19. hmm...u mean people still ask u for contact even when u put it at your signature? haha... frankly, i would selflessly share contacts with anyone. ID are all salesman who know how to smooth talk, if they can offer u at $X, they can offer anyone at $X, its just whether they want to or not. One example, a friend of mine works at those mega electronics store (think Best, Harvey norman, etc). Their salesman are all given a base price to sell the product, which is a significant discount from the listed price, meaning they can give anyone a low price but giving everyone a low price would eat into their sales revenue. having a spouse who comes from a sales background also gave me great insights on how sales are done... besides, i have benefitted from contacts given to me, if not who would know where to get good deals? So why hesitate in sharing?
  20. borrowing up to 90% is largely for HDB, which is a result of their policy of selling at market rate. No issue for them as its just left pocket to right pocket. but in buying a home, i always believe that we should not take too much risks. Home is for staying, a shelter that you can stay in no matter what happens. Many Singaporeans actually do have a buffer in their CPF to cover periods if they unfortunately get unemployed. Even HDB reposssess flats, im sure banks will not hesitate to do whatever it takes to protect their own interests. Everybody's risk tolerance is different, i would not even consider a 500k flat even if i rake in 10k per mth. While many DBSS are sold at well above 500k. Primarily because i view housing as a liability rather than value enhancing asset, i.e. not something i can encash to enjoy. At the end of the day, u will have to decide what you slogging for and whether it is worth slogging for.
  21. Door grille project: Took out the door grille and Baby and i armed ourselves with screw driver and scrapper to remove the old paint. Think we spent 3 hours and only managed to scrap like one-third of the paint. The paint was stuck firmly onto the rusted metal: After getting weird looks from our neighbours. and being exhausted, we decided to call it a day. Shall go and get the paint remover before the police come and catch us for being a nusicience to our neighbours! Meanwhile, we bought the 3 in 1 Direct to rust paint. (yes, lazy us). Can't wait for weekend to come again!! Hope its true to its promise!
  22. Also, we wanted to add lighting to our WIW area. So we used the Lack LED lights we bought more than a year ago at a super discounted price of $4.90 per pair! A temporary look (have to saw the wood to size to hold the light) A better view (from far)
  23. Ok, time for WIW area. We used the broder system from IKEA. Its a metal pole system with T foot and can be customised to your preferences. Most importantly, loved the industrial look! We have 3 areas, one for shelving in the centre and 2 for hanging clothes. Got the metal shelvings from IKEA. But we faced a problem with the top shelving for the place where we hanged our clothes, IKEA's are too small! Solution: Wood Cut to size. $21 per piece. Cheaper than IKEA and its solid ply. Baby painted it metallic silver: Here is how it looks when we mount it:
  24. heard on radio before that some say the number 4, looks like a guy sitting down with cross legs. It can be interpretated as having good fortune as one would not need to slog but can sit down and rest. on the other hand, prepaid sim cards in China with "4" in the telephone numbers are cheaper as they believe its bad luck. So end of the day is whether u mind or not and whether u believe in it or not.
