wrong. u just have to pluck in the correct interest rate to account for inflation. do note that the exercise is very academic in nature, a small increase in the rate used can affect the end result greatly, esp over a long period of time. no one can say 100k is not enough or 1mil is enough. Many other unknown factors like health, living habits, etc come into the picture as well. So how much should one save? - as much as you can. There is no such thing as saving too much. Thats my view.

unless income increases substantially, if not "own pte, rent public" is largely out of reach for most people given that loan limit has been cut. Even a shoebox apartment needs substantial amount of downpayment. upgrade to condo by 35 still possible though if both are working and progress through your careers. but then your reno depreciation would be super high la.... haha... back to topic, renting out hdb is always preferred as hdb still mysteriously manages to retain its value regardless of the lease remaining. But most people would need the "profits" from the hDB as downpayment for the condo. Friend of mine bought a new flat from hdb at ulu place at cheap price, and lived there for 5 years (suffering la...damm ulu place). As the time goes by, amenities and transport improved and of cos valuations went up. Made paper profit of 100k (exclude hdb interest, and whatever expenses...etc) from the disposal. Then bought a freehold condo 800k+ using the profits as partial downpayment. of course, during the 5 years, his income increased sufficiently to pay instalments...

it should come as a set one mah... the shop also damm cute la... u never know what u can find from the water trap pipes... my plumber found a t shirt in there. Duh! Better to check and let them get their hands dirty instead.

huh u mean u bought the metal ones but they installed pvc ones for you? also remember to check: - toilet bowl for choking, workers throw everything down there - water traps - use torch light to shine in to ensure no chokage Happy living there!

ohh 92sqm is really small, but going forward, hdb is going to keep shrinking it. a common way i see is that people will hack the wall for the bedroom nearest to the living room to put up glass. This will cheat the eyes that the place is bigger than it really is. hey, at least u got decent tiles. Quite a few developments got quite hideous looking ones... whats ur reno plans?

yeap i think ceiling fan combi with standing fan (when necessary) is good enough. portable aircon is a sham really. aircon itself looks good, but the pipe to draw in air has to be connected to the outside - meaning u have to cut a hole in the window. Hence its not portable at all. wonder who gave it the portable name? just becos they got wheels...? better solution is to plan really well ahead by choosing a unit carefully with minimal afternoon sun. Went to a birthday party once, house owner have afternoon sun in living room. Ceiling fan is useless in this instance and u can see the crowd slowly shifting further and further away from the living room to avoid the sun...its quite funny when i think back...

hihi, both solid surface and stainless steel got pros and cons, have to live with it ba. every time i wash up after meals, have to ensure that the SS top is clear of water, if not will leave a water mark there. I think solid surface no such issue right? the joint lines not obvious at all, as for the pictures, will try to put up these few days. -

wiw to me is a seperate area from the bedroom (usually by partition) where a person can walk into the area where clothes are kept. The area must also have space for the person to change clothes and self admire in mirror. having a door or not to me is not the most important. Some people prefer to put doors for wardrobes to keep out dust and the messiness. at the end of the day, work within the restrictions of your home to achieve the best possible result.

i think marriages are more siong than reno. reno - 2 person's opinions marriage - 6 person's opinion. (2 parents on each side and the couple) For reno, 2 person talk it over, settle fast fast. For marriage, can discuss untill cows go home also no conclusion. Yes, chinese always like to "do it for the rest of the world". I was so envious of my aunt when she could get married - just go ROM, then go honeymoon. Few could do it, most have to struggle with the customs, dinner and stuff. Im the kind that "i just want to get it over and done with". The worst outcome of wedding preparation is that "after going through all the Sh*t, parents are still not satisfied" *faints*

haha... LED lights got this function....? LOL. my wifey chose based on colour and size. Mine is 506 litres i think, side by side - one side freezer. Can put lots of ice cream and frozen stuff. Wifey likes to cook but often is busy with work, so she likes to have everything in the fridge once she is free to cook. colour is important as well. Unless your fridge is designer kind, should try to get those that blend into your kitchen or rather those that do not "snatch" attention from your kitchen cabinets (which should rightfully be prettier) If you check out: els.nea.gov.sg/mels/aircon.asp (no www in front), electrical consumption for a 3 tick and a 4 tick fridge of similar capacity would not differ much over a 5 year lifespan. THere is also a Mega at Novena square as well. But i find Kong Tai more approachable and less pushy. I was at Kong Tai to do my homework as well.

well, all the solutions require "work" to be done, i.e. updating and chasing people who buy/sell houses. But no one gets paid any extra $. So it never gets done. As simple as that. This whole system is simply screwed up, with powerless man in blue. my neighbour has the habit of blasting music at night and when the police came, he F them loud and clear. The Man in blue can only say "Sir, please be considerate to your neighbours". No bite at all la. -
TQ! My wifey's idea.. BKK is great for home decor.... plates, kitchenware (they even have golden frying pan - not sure if u want to use it to cook?), retro fans, nice wooden stuff if u are into them..etc. Saw some shops at JJ market having brochures for wedding cards, etc also but did not check out the prices. I spotted a flip clock at a shop in Union mall, looks very nice at around 5400 baht. (before bargaining - shop owner not keen to entertain me) after looking at BKK prices for plates, im kicking myself for buying the ikea set of plates and bowls @$25. (though usual price is $42)

Just back in SG after a 8 day 7 night trip in BKK. Still cannot adjust to no shopping and no bangkok street food. A good lobang to share: JJ market - section which sells plates, cups, etc. They are DIRT CHEAP. really dirt cheap and quality is good, thick and solid feel for plates, bowls, cups... Too bad we already bought ours. Haii... but still grabbed 2 esepresso cups and container for sauce. espresso cup plus saucer at $2. duh! Also went to the super croweded Ratchada Market (Lat Pharo station) which sells vintage stuff. Highly recomended to visit! GOt a wall sticker which will enhance the look of the housse making it more spacious and tall. Also, we got our teapot for wedding ceremony from Ikea. Reason is that we do not want wedding teapots which cannot be used for normal days after our marriage ceremony. So we pasted the "double happiness" stickers on it, and will tie some red ribbon or stuff to make it more wedding like. So this way, we can re-use the teapots after the tea ceremony by simply tearing off the stickers!

wow...if walls are green with mould...better add in sealant when painting. mine place was equally run down with an army of cockroaches near the sewage pipes... oh yeah sewage pipes also change better if its rusty. i have had good experience with ikea tables (except that i accidentally run my pen knife across it.. ) Had a ikea bookshelve and it would have been in good condition if not for leaking air-con which caused laminate to crack. TV rack also hold up 29inch (fat and heavy tv) well for a 6 years. if you customise furniture, u probably get plywood which is certainly stronger than ikea's chipwood. i also intend to duplicate a billy bookshelf when i have the time. i thought ikea has tons n tons of designs....what theme are you looking at actually..?

actually most hdb walls and floors aren't straight/level. but 2cm is quite a lot... but HDB u know....always choose the cheapest quotation, what to do...? after a while of living in there, u might even forget that the wall is slanted...

mine is similar to yours...most blades do wobble a bit. At speed 3, its extremely noisy... so the noise issue is a bigger issue than the wobbling. if u want to see the pict, i have one at http://www.renotalk.com/Forum/tabid/84/af...18/Default.aspx (Page 15).

mine also have... should be ok if it doesnt wobble when u turn on speed 3.

yeap i agree...plastering is luxury item to me as well. Didnt do it as well... I chose not to plaster but instead to paint walls in white and choose some bright colours to "highlight" the furniture so that focus is on furnishings rather that house... i would also prefer ready made cabinets as its cheaper and can be shifted around as needs changes. For good deals, u can always keep dropping by the "as-is" section in IKEA. There are quite a few good buys there... saw a very solid wooden table top (around 100cm by 60cm) going for $30. Just a slight corner chip, which if u position it correctly, it cannot be seen easily... some bookshelves also have scractches on the shelves, which will not be easily visible after u put books on it...so these are just some things u can save even more at ikea.
