  2. Update...... All furniture in except for my bedframe which is schedule to be tomorrow. Tomorrow is also speaker installation, the last of the "major" works. After that, paint touch-up and all system go for moving !!!!!................

  4. Nice reuben........ Consider hiding the waste disposal from the view,....everything nice view then this silver thing there..... Lol..it may be better to put the waste disposal into the cabinet than the washing machine. Ya, I tend to agree. Washing machine will have moisture.....if not air nicely=mould.....so must wipe dry everytime.... Living room 3D comin?
  5. Hi All they need to show is that an offer has been made within the initial period of 3 months (within 13 Jun in your case) that has met or exceed the amount stated in the contract. Thus as what ivanotas has mention, they had fulfilled their obligation. Whether u accept that offer or not is irrelevant. Thus as long as they can proof that, they have grounds for compensation. What constitute that proof is the big question. They do not have a buyer-sign OTP, or buyer-issue cheque as hard-proof. Whether a verbal offer from buyer or an SMS offer from agent to you is good enuff, guess best u discuss with ur lawyer. But they cannot reject the termination of contract as u have already written them to activate that. But pls note this is a different concern than the compensation that is being seek. Hope it help
  6. So far for me, Lorenzo and Cellini works.... Was thinking of buying from other stores this time round, but still end up with those 2...... My sofa and dining seats were delivered yesterday, 3 days early. All good. Dining table confirm to be deliver on Sat as per scheduled. Lets see how it goes. Bed frame (Cellini) confirmed to be deliver on Mon as per schedule. Also see how it goes....
  7. So finally close up TV purchase chapter. Made complicated as stock for the TV that I wanted is no available. A bit headache as I need it to be installed this week........so decided to purchase the 3D TV instead...................... Have not found the laundy system yet....>>>>,,,,?????? I have just completed mine and has no regrets at all again, again and again....lol
  10. Finally, my renovation is completed. Or I would say 99% completed. Final touch-up to be done after all the electronics stuff are installed........ So, overall again I must say it is another worry-free reno. Very well handled by Angeline and Kelvin, all concerns addressed even if it required changes in design or additional things to be made. That is not to say one do not need to do the quality checks. It is still best one did it oneself but Angeline always has no qualms to make the necessary correction. There were some designs we do not feel comfortable with, but we go along with her. And I must say it comes out very good.....lol.....I never learn.....) So now, wait for TV and furniture and move in date,,,,,,,,,,,
  11. mmm......I too bought all my stuff there. The service I experience was pretty good. Allow changes before installation, and price adjustment promises being adhered too. My toilet bowl actually has some problem and the fix was pretty quick.

Hi, When an exclusivity agreement is signed, there typically would be a clause that allow an agent to claim compensation or expenses if an owner has rejected an offer that meet or exceed the expected sales amount in the event that the exclusivity is terminated. e.g. 1. The agreement was signed with an expected sale of $140,000. 2. During the period, an offer was made for $160,000 and the owner rejected. 3. Owner then terminate the agreement after the 3 months, agent may then have the right to claim compensation/expenses because he has met the required target. What kind of compensation/expense will be stated in the agreement. (thus it could be % of offer that was rejected) I believe the agent is using this rational to claim. FYI, i was explain very clearly on this clause and thus was one of the reason I did not sign the exclusivity.
  13. Hi I have seen a couple of exclusive agreements IMHO, read the agreement carefully. There would.might be a clause where it state the expected sales amount and also possible claim of expenses(and whatever stated) if the owner reject an offer that either meet or exceeded the that amount. If that clause is there, I believe they have the "contractual right" to claim expenses but still, they cannot reject the termination of the contract when it expired.
  14. Hi, everyday got action means progress and moving date on target........looks like moving well.......... Oh, just in case, when the lights are installed, consider asking them no to cover it with the cover. The place will get dusty during the reno and it will be difficult to clean........ lol...in my case, I reminded the electrician/id so many times that one the day the lights are being installed, they gave me a call to say they did not cover it...........
  15. My BDR ceiling light is not fully clothed.....finally can put the cover.....I must say I like it even though I am always quite on the fence when my ID suggested to use this.

  17. Sliding door in my mum room up. Luckily my mum pass it. Initially was concern as before the reno, she gave the thumb's up that her bed can face the toilet door as long as the door is closed. But after finishing it, she still feel very uncomfortable. Thus this sliding door. We remove the original door and it is much better now as her toilet is more spacious without the door.   18. There will be "drains" and "outlets" for those cable. What I did is to tell them to have a strong string pulled thru and leave it there. I normally even leave it there after I have lay all those cables, just in case I need to change later...........

  20. Hi Your gaming consoles (Xbox360 and PS3) do not need unblock front. Its the AV receivers, setup box etc that need it. Dats y when u have those consoles in closed-up cabinets, be careful do not press the controllers buttons or else it will be power on and u will never realized it.................. The hole is where the IR receiver is (u can normally tell by a little black rectangle on the front panel of the device. So sometimes, they will open up a little hole (for laminated doors) or unsprayed hole (for those coloured glass doors) to allow the remote to control. Maybe that is what they meant. can u hack the kitchen wall away and have a open concept, then bfast top can be there. Better eating bfast facing living/dining area then washing machine... lol...I remember my first reno on my HDB many many years ago. The in-thing then was to have a concealed bfast top in the kitchen............
  21. IMHO.....................lol... 1. TV console side looks nice. The off-balance console is good, cause it actually balance the whole wall. If u have it fully extended or move TV to the centre of the console, thus it will look small and cramp............. 2. BUT if u take into account the KEF speakers, then it might spoil the look of what ur ID intended to do. If u are ceiling mount the front speakers, it might be right smack in the middle of the "black mirror" on the right. And ur centre speaker will be in the centre of the TV..........remember to let ur ID know about the speakers placement. . Its also because u are using those ceiling PLC lights. Give the ID the pics and he will include it in the 3D... 3. The TV console seems to have sliding doors. Take note most remote control required unblock access, so u must take care of this as u cannot open up everything with a sliding door......unless u get IR transceivers... 4. A bit confuse on ur toilet design. U can move the toilet bowl position meh?.....the first pic has it on the right of the window and the second pic has it on the left? 5. IMHO....consider sacrificing ur breakfast table....more space is better........but then u cannot buy lith's lights liao.........then maybe u can have the fridge positioned with its doors facing the hob/hood, easier to move things "from the freezer to the oven to the counter top" (ppl old enuff to know the Corning catch phrase will remember this...like ME)
  22. young?....erm.......moving from uncle to ah-pek liao..........lol........ i twist and bend and siam, also cannot avoid myself in mirror....give up............ the end is near...........finally can call up furniture shop to ask about delivery.... but the next part would be the worst.....unpacking, packing, arguing whether to throw or not, moving and unpacking............ Kitchen, large top as we do our cooking mostly from individual induction cookers....use electricity less gas...= less fried= less oily...lol 6. Kitchen, to accommodate one fridge and one freezer (my mum loved to stock up food....)...lol 7. Lasting.........and.....hopefully it get feature in the ID website/magazine as my last reno...lol Unquote...
