  7. for a 3I corner unit, the size usually is ard 70sm w/o the utility rm, w is 76sm) you can extend your mbr if you don't mind the beam is above the bed! (there is a beam running across the house, do note). as for the living/dinning, you can have a long dinning table, place it parallel to the wall with bench sitting on 1 side, and chairs on the other side. sofa can be plcae again the window (formerly room no 2) the length of from the window to your tv wall will be at least 3.5m if you have only 1 room (mbr will be extended also, but bed might be under beam) if you wanna a small guest room/study room, living length (window/sofa dist to tv wall)will be ard 3m, but can't extend mbr cos your guest/study room will be ard 2-2.5m. storage can be constructed on the wall after the dinning table. can catch the ball?
  8. also, for improved type of flat, it is not so popular unless is meant for a pair of couple only cos only 1 bath and 1 separate wc, no attached bath is a killer! this is the experience i gained during house hunting. most buyers prefer to have a attached bath in the mbr. so, if you wanna sell your house fast, you have to be realistic regarding the cov, cos as i mentioned, these day buyer going for 1, Good View (meaning high unblocked view, preferly with sea or city view) 2, Good Size (buyer are going for bigger units these day, min 115sm and above will command better cov)(if 4 room, must be a 4A type(105sm))
  9. i believe since you signed exclusive with your agent, the deal should go thru your agent within the agreed timeline say 3mths at a certain agreed baseline price? actually, if you wanna get good price, try not to rush the sale, take your time if possible. otherwise how to maximise the cov? (i still don't think you will get >50k for cov unless got special buyer)(sorry, just a frank remark, just trying to be realistic) maybe the expert in the forum can provide better advice.
  10. if i'm not wrong, your flat is a 4I(improved type)(size 76-84sm)(No attached bath for master bedroom?)? you have your right to ask for any cov, but i don't think is easy to fetch 60k cov especially for a low floor. usually buyer pay high cov for 1,Good View, 2, Good Size unit. (location and height of unit is a must for cov > 50k) don't you agree? if possible, do keep us update if you can get such cov. meaning market is not cooling at all.
  11. Hi Autumn, Regarding the flooring, i'll say it depend on what's your budget for the reno. The marble floor looks great, and in good condition from the pic. Is definitely worth to keep it as there won't be any ugly and hard to maintain grout lines compare to doing homo flooring. I'll suggest you to focus on doing up other essential items, eg. re-wiring & re-piping (both air-con & water pipe). Spend your $$ wisely. As for the marble flooring, you can alway do up with laminate flooring later if you still feel that the broken marble is eye-sore. You can consider Vinyl Flooring By Formica Group (http://www.formica.com.sg/vinyl-flooring) Vinyl flooring is getting more popular these days, do take a look if interested.

  13. actually, generally, if you can afford the mortgage, and happy/satisfy with the unit/house, anytime is a good timing to buy a house. maybe just don't pay record price!
