Finally collected the keys today. Here's the condition of the house, it was very dirty... especially the toilets, it's in an undesirable condition. Reno starts tomorrow... will post more photos are that. Living Room - Will build a simple wall-hanged TV console here. Will change ceiling fan. Master Room - Build King Size bed frame with cushion headboard. TV hanging on wall opposite bed. Common Room #1 - Daughter's room, paint pink with Princess wall decal Common Room #2 - 2 year old son's playroom. Paint blue with Thomas & Friends wall decal. Thanks to SGK, I got a very cheap quote for wrought iron grille.

I am comfortable with this ID. He did my current house 6 years back and I am very happy with the workmanship of his carpenters. My wife wanted wrought iron grille because she wants it to look good. I will probably go with this ID and sign-off the quotation this coming week.

Finally got a quotation. Do you think this is reasonable? There are quite a few items missing such as windows grille and windows for the balcony. I will have to talk to the ID again. I have not decide what to do for the room yet. Maybe parquet or maybe laminates. Here's my floor plan for my design.

Hi Seng, I have just bought a resales EA unit. I need a quote to hack and lay tiles for i. 2 bathrooms floor and wall, remove shower screens and vanity top. ii. kitchen floor and wall, including kitchen cabinet. iii. yard floor. iv. Doors and frames for 3 bedrooms and 2 bathrooms. v. Sliding doors and frame for balcony. For bathrooms, I want to conceal the pipings. I might consider hacking and laying the living and dinning if your price is good. I have not have any ID yet and I might want to coordinate the project myself. Can you give me your email address so that I can email you my floor plan and tell you what I intend to do. Thanks in advance.

The valuation is $405k, which was done 3 months back. I bought the house with only 2 days to the expiration of the valuation. The owner wanted to revalue their unit as they probably knew that the valuation is definitely more than that. They asked for $50k COV, but we negotiated to $20k. In any case, I think that $20k is still reasonable. I believe that if we negotiate hard enough, we can actually come out with no cash. Well, we like the house so we decided to pay $20k and sign-off immediately without having to revaluate the unit.

That's make the place unique. And because there is hardly any right angles, many people don't like it and we are able to buy an EA at $425k at this high time.

Hi, anyone know if there is any kind of trade-in program for TV? I have a 40" Sony Bravia LCD TV that I bought 4 years back ($4.5k) in time for the world cup. It comes with 5 years extended warrany. However HDMI is new at that time so this set does not have HDMI connectors. So now I intended to get the Samsung 40" Series 6 LED TV, and I am wondering if there are such a trade-in option. Thanks.

I am still looking for a contractor for my house. Have been busy on business trip in the past few weeks... :-( Here's the items that I would be doing and I am budgeting 15k, do you think that is enough? Is there any contractors around who would like to take up this cheap jobs? 1. Re-do (hack and re-lay, or overlay) both MBR and Common bathroom floors and walls. 2. Box up pipes. 3. Re-do (hack and re-lay, overlay) kitchen/service balcony and kitchen cabinets. 4. Glass partitions for study corner. 5. Remove balcony sliding doors. Raise timber (laminates) platform flooring. 6. This is the existing study corner. My maid and son in the background. I don't like the open concept for study room. I am thinking of building a glass wall and door, if within budget. Any better idea to make it more privacy?

Here's the floor plan (Not according to scale/measurement, will update one later). There are a number of items that we will be doing. 1. Re-do (hack and re-lay) both MBR and Common bathroom. 2. Re-do (hack and re-lay) kitchen/service balcony and cabinets. 3. Still deciding what to do with the study corner and balcony. 4. What to do with existing flooring (it's the old HDB ceramic tiles). I don't like it but I wanted to keep the existing feature wall and built-in furnitures of the existing owner because it looks modern and good. I will start off with the kitchen. The shape of the kitchen is odd with a narrow entrance. The floor plan indicates the existing kitchen layout. My wife feels stuffy when entering the kitchen because of the narrow entrance. Furthermore the fridge location added the stuffiness. She wanted to tear down the service balcony glass door and window so that she could put the fridge somewhere there. I don't really like to tear that down. Any suggestion? We wanted a bright and open-concept kitchen. Floor Plan. Existing Kitchen, very messy and stuffy!

It's time to start off my T-Blog. Bought this odd looking design EA at Sembawang. First appoint on 12th March 2009. I bought the level 15 unit and it's totally unblock. Here are some photos. I will need all the expertise here on the reno... This is the building, quite unique with it's all round blue tinted full-height windows and window frames. Unique high ceiling lift lobby. When I moved to my current condo, my ID is also a freelancer. In order to get the reno loan, he uses his friend's company to give me the quotation which I used it to get a reno loan.

Hi simpleguy80, I just got a resales of the same unit that you have (137sqm). Mine is one of the round block with unblock facing towards the sembawang river. I went around looking for apartments in Sembawang and finally settle at this place as I found it unique. Below the apartment is the river park which makes the place very pleasant. Furthermore, I see that this is a quiet and clean place. Anything that you want to share on this place? My first appointment is 12th March 2010, so it will be quite some times away. I do not normally drive to work because my the other half uses the car. I would walk to MRT station, do you think it's far? Thanks and hope to join your neighbourhood soon.

Actually the seller have many agents selling for them. I saw this house about a month back, but was put off by their COV asking even though like the house very much. It's high at 15th storey (highest 16) and totally unblock from balcony and all rooms facing south. Was surprised when this agent bought me to this place again. So haggle a bit till 20k sign on day 1 and exercise on day 3. :-D -

Hi I am new here. I have just bought a 8-year old EA with 20k COV in Sembawang on Monday. The seller was asking for 50k COV but his valuation expiring in a few days so he die die also wanted to sell off, no choice compromise on 20k. Reno and condition excellent cos only seller are a young couple who work overseas and hardly in SGP.
