Wish to thank you guys for all your suggestions. Lastly a friend who's an agent approach me n told me will market for me for free since i know so much. She just earn the buyers comms if she finds a buyer that match our sell price. Latest update 27 Jan 2010 : Valuator came over to our place at 915am, took some pics and took some notes....i did ask whats the estimated valuation but she said she need to go back and work it out.... Takes around 1-2 weeks before the so called report comes back

Hi there, pen your journey to the sale date and sent a letter to the agency, to case, to prime minister office,your mp's office etc to everyone email all and ask if this is fair.. im sure the agent will get a call from somewhere....heh -

Actually before buying the flat, you should have raised any objection. I bought my pte apartment 3bed room (1195sqft for around 484psf heh during crisis period in early 09) and just took 1.5hr, after some bargaining and decided to buy (lots of people came in to view with me and that was a mistake that worked in my favour)I kept saying loan in this area v tough lar (heh i know which bank can give us 80% ), outside got lots of zharbor (i noe this is not true as my reservist was in a certain unit, etc etc, than i said i think nite time must come here take a look etc and all off a sudden i agree to the buyers lowest price! Seller agent was shocked and had no time or forgotten to ask me for comms but i said eh pte lei..buyers dont pay comm hiakz.....i think my mum who was with me was shocked with the way the trasaction was done. Agent later said cos my unit was below 600k and i was saying cut the bullsh!t and lets move on. i settle 500 pay them direct. lastly at times u got to potray yourself as someone who cannot get "eaten" any doubts must say v loudly.....words like Zhun bo ? u do ppty how many years ? the way u sound like wanna con me lehhh, ....,and if the price is not in ur favour u said WAT, did i hear wrongly? than laugh a bit.... LAstly (i learnt this in pasar malam in bkk and even at other places) when u wanna buy a vase or anything DO not look at it...the shop man tactic is to sell u a slightly higher price as u are really keen on it hence its quite hard to get a lower price. -

Cheque is the best...dont use cash.....lastly, any px above cov...must be legitimate and let hdb know...there is some oath that both parties must sign too. -

I have only got one experience when i helped a friend sell a flat thru an agent. Read here and found that i better go and get a temporary sim card soon. Here we go. 25th Jan 2010 Apply valuation request at hdb website http://services2.hdb.gov.sg/webapp/BB31ERE...B31SEresaleMain Need owners i/c and singpass password to proceed. Paid $170.50 thru mastercard/Visa "The private valuer appointed by the HDB will contact the flat owner within 3 working days for the flat inspection. The valuation report will be mailed to you at your correspondence address once it is ready" Check which race can or can't buy http://services2.hdb.gov.sg/webapp/BB29ETHN/BB29STREET Stay tuned for more updates.

Yo u did be surprised...i saw ang mor renting my parents neighbour flats in bedok south. its a 1976 unit dude...cos everytime the ang mor guy will sit at the kopi shop wif his laptop and wifi and drink a bottle of beer...haha and another ang mor on another level, they cycle to mrt everyday. anything is possible. -

HPS is to protect the surviving member to help in the prepaying of the installments. Say buy a 450k flat...suddenly Breadwinner pass on...loan o/s 350k borne by one person wif 2 kids. Than have to sell lar..lots of issues, with a HPS it sort of help the family out so that they have other choices. Once there is a choice, some that didnt buy who faced this above mentioned scenario will turn around and said the authority never tell me got this option to buy HPS lei.....than the blaming game starts...... authority force me to pay more monthy installment etc etc So i guess opt in is best to be compulsory...thats my thought....... -

Give the loanshark the new address and the contact no of the person (bro/sis etc) Work with both parties to settle your issue. Police cannot jaga ur place for 24hrs..... Call the loanshark up and talk to them...Cos police also had hard time locating the real loansharks..most of the time its some drop out student or foreigner doing the job....sim card no all mostly prepaid cards...can't trace and some use foreigners to buy for them.....just pay a bangla 40 bucks they register for u already using their name esp those going back home soon. Steps u need to take 1. Remove your DOOR number 2. Loanshark need to take picture at times of the unit no they splash paint. U remove the door number, they blurr 3. Put in a fake number. Do not worry abt the mails etc. 4. Plastic wrap your door v well....after one splash jsut remove it. 5. Night time open your door. The loansharks are not crazy people.....u open the door and u talk to them....and show them your sales agreement and your ex owner address/tel no..... 6. Ask the loanshark for some referral fee for helping them out.... Do hope this helps you cos my admin staff facing the same problem as you and i have advised her on this and said its better now.... -
Yo don't panic. you can view the house one day before the last appointment date. Your agent is trying to get contacts so he knows these people that see your flat wanna stay at your current area, hence will ask buyers how much they willing to pay for the COV and get contacts.... What he does is try to get another unit around the area (by telling the sellers, he got ready buyers) and tell the potential buyers, hey i got one unit around that area, cov match what u want.....better hurry dont waste time if not like the last one that is sold...... At times agents market their house for sale to get the initial buyers contact's.....
