Well, let me put it this way. I'm considered a newbie here in this forum. Very very new to renovation stuff and all. How would you expect me to go about verifying claims that so-and-so IDs/Contractors aren't good. Well, photos of workmanship for one would definitely help. Although neither do this forum actually encourages direct bad-mouthing of ID/contractor names or companies, it would certainly help the people reading your posts to agree with you if only you would just provide more information on how bad the renovation process went, how they scr*w*d up etc. IMHO, that's how you would help others to help you in return. If you have actually gone through enough topics and posts here, you would have picked up by now that it would only make sense to question someone with no prior genuine topics/posts of their own whenever they start bad-mouthing here. I, for one, would start looking at their past posts/topics to gain a clue as to their legitimacy. Now then...I wonder if "anyone with a brain" could only guess where I come from. LOL. Cheers! -

Really makes you wonder, doesn't it...as to why only n00bs would write their very FIRST post bad-mouthing somebody. Honestly, if you were a regular here and you'd honestly encountered a bad experience with some ID or contractor, then it would definitely be more convincing. -
As far as I understand about fixtures, it's usually termed out and defined in the valuation report. You'll probably have to get your agent or someone to explain whether the valuation report encompasses those bathroom accessories. From what I've gone through, my agent has confirmed that those fixtures i.e. carpentry, shelves etc aren't supposed to be removed. Cheers!

lilithfiend, sorry if I'm hijacking this thread a little. I'm planning our renovation and would get a loan as well. It seems that most of the quotes that I see in this forum usually doesn't include electrical works (re-wiring, electrical points, switches etc), which on average seem to come up to between $2-2.5K. For those who are familiar with how reno loan works, would I be able to include this portion in the quote before submitting to the bank for loan application? Thanks for your time.

If your contractors are registered with HDB, they could file it online...and it's FOC btw.

Hi chrysalis, I'm so glad I finally found someone new here with an exact floor plan that I have and planning for! I'm at 101B. Attending 1st appointment in March '10 and hopefully get the keys around early May '10. So we're currently doing lots of homework first...reno n00b and all. Haven't bought anything yet. Planning to start shopping sometime after Feb CNY period. Wondering what kind of sales events would there be next year between late Feb and June '10. I heard there's the IT fair sometime in March. Just got further updates today. The current owner is definitely firm on NOT wanting to rectify the renovation works. My agent has advised that in this case, it's possible that moving forward as we reach closer to the 1st appointment date, HDB would decide to cancel the sale instead. Consequently, what would happen is that HDB would instruct the seller to furnish me back the deposit in full amount, get the seller to submit alteration permit. At this point, we're back to square one where, we think, the seller would definitely sell to someone else at a higher price (based on the current market conditions). Kinda feels like as a buyer...I haven't got much rights or protection, eh?

Hi all, Just wanna ask for some general opinion and info here. [The Story] We've exercised OTP and waiting for our 1st appointment now. We've expressively confirmed with the seller's agent and sellers themselves prior to exercising OTP that all renovation works have been submitted and approved by HDB. However, it seems that during the pre-1st appointment HDB inspection, there were no alteration permits submitted by the seller a.k.a unauthorized works. [Assuming here onwards that I believe the seller's story] The sellers, it seems, was caught unaware as well that their contractor didn't submit for them previously. Furthermore, the contractor has now gone bust. As per HDB regulations, HDB would therefore require the sellers to rectify. [The following are my questions] 1. If my current understanding is correct, HDB would make sure the sellers rectify anything unauthorized prior to the 1st appointment date? 2. What would happen if the seller doesn't rectify by then? Would the 1st appointment be delayed? Would HDB find fault with the seller in this case? 3. Should the buyer (me) be involved in all this and perhaps, "chase" the sellers in a way? Thanks in advance for anyone who would be able to advise or comment.

May I ask what brand is your rainshower? I'm thinking of hooking up my instant water heater with a Hansgrohe Raindance AIR set. Not sure if water pressure's gonna be a problem for the shower set to work well. How do I go about measuring my unit's water pressure I wonder...
