  2. It suddenly occurs to me that I need not go through BCA approval as my GFA only includes my roof terrace. Most probably I would need management approval as it may be a common agreement that nobody is to built a fix roof at the roof terrace! And since my neighbour already partitioned out the whole of his roof terrace into air-conditioned space...there shouldn't be a problem..
  3. thanks, my next door neighbour air-conditioned his whole roof terrace......besides summons from BCA, what other possible penalties from condo mgt? Nevertheless would also like to enquire if it is necessary to redo the existing wooden planks on the roof terrace (how long do this wood usually last?). Shall we be worried on the condition underneath the wooden planks? I do not wish to spend $$$ to re-lay these planks but is also worried about condition underneath the planks...
  4. Hi, I have actually just gotten a 800sqft roof terrace. May I ask where can I get good resources to educate myself on maintaining a "green roof" suitable for Singapore? Is also thinking of getting an interior designer for the rest of the house including the roof terrace. Do we have designers that are more familiar with roof terrace requirements? Offhand, thinking about temporary partitioning small part of the roof terrace to a small room (maybe something like using glass panels etc). Thanks

To be frank, the answer is no...when i was staying in Telok Blangah, getting to work is less than 40 mins..(considering all the transportation for my spouse and kids).now that I am in the north, I take almost 1 hour or more and got to pay for ERP charges cause I have to use CTE to avoid all the jams. Nevertheless husband always remind me that we are saving 1k extra every month, even if we were to pay for more fuel and ERP charges! Other than traffic, I think Yishun is a wonderful place...yet to go to upper pierce reservoir, but visited Yishun Park, nice cosy place! I like the fresh air too:) have you been living in Yishun too?
  8. I like the "divider" concept, make dining rather personal and away from :noises! do you want to consider not having the glass panel? Since your kitchen wall can't be hacked now, it will be rather stuffy if your dining area is further blocked...how about consider over the counter concept for the glass panel? you could also have more working kitchen table top with this concept..cheers
  9. like your kitchen design, simple and optimised! but was just wondering if you feel that you have enough working space in the kitchen? We have similar design but I have decided to have an L-shaped kitchen so that I can have more working space....after my renovation, i do find the space just enough...
  10. i also have the same principle as you..but you have also "cut" your living room into 2..won't the shoe cabinet space be too big, bearing in mind that we most probably don't spend much time at this area? Ever considered a full length mirror near your doorway (just to have a quick look at yourself before you go out, and also reflect the light/make the room seems bigger). In addition by having the tv this way, the light is also blocked?
  11. haha it is not too bad, you should see my storeroom, right to the BRIM! literally....I was staying in a 5 room flat with almost x2 storeroom space previously...that's the best I can do, study room is still looks the same!
  12. wonder if it's make a difference if you indicate hacking is not full height but just making an opening...you can have an opening e.g. over the counter concept..
  13. think should forget about any screens or divider in the common toilet..too small.yeah you are right we bought a flat below a corridor! as for our hacking, we did not have any rejection...hm....
  14. The last room I have yet to share is our study room...Once again, kindly ignore the kids toys and the ALREADY very small clutter..., hehe storage space always seem insufficient! View from the living room...notice the built in book shelves on the wall...it connects to the other side of the room View from the inside of the room, showing the other side of the wall shelves and connected table-top...notice the white outlining just below the blue table... I was thinking during the design phase, that I need space for 4 persons to be in the study room at the same time...the white lining is actually a "trolley" table.. A closer look...
  15. The toilet is so small, don't bother about the shower screen, waste of space and limits comfort when bathing! Just let it be wet and dry later...alternatively, go for shower curtains, they can be nice decor pieces too! But I still feel there is no need for all these as the bathrooms are too small! As for bathtub, go for no frills (i.e. no massage, no lights, minimum outline space...basically just a big hole....you could also go for a direct built-in bath tub using tiles...I used to have this for my previous flat.
  16. I have the exact same layout as you...initially thought the toilet is extremely small...but realised it is comfortable enough! No worries at all:) So nice for you guys to get the Oct balance of flats..mine was not even called up to view...sigh..paid my 4A at a hefty price!
  17. Here is my common toilet... Initially thought the basin would be a hindrance...now it seems all right and definitely necessary! Eh...this is just to 'show off' a 70s bathroom lamp..had one identical one that is blue in colour for the masterbed room toilet...donated by one of the contractor's customers...hehe The hanger space again...narrow but at least the water does not wet the clothings! notice the zig zag mirror I have...I thought it adds abit of retro feel.. The only thing that I am still scratching my head is to place the bathroom accessories...still uses the common toilet for daily usage..and then the pails and little basins that we use to wash stuff...how to place them!?
  18. as for masterbed room toilet, nothing much to complain about...i simply love that mirror effect cabinet from IKEA! Accessories view See the cabinet it reflects the mosiac wall! I simply love the way the toilet and sink fit under the cabinet...neat! Bathtub is small, but the kids can still have fun... Must admit the hanger wall is too narrow even to hang a proper hanger! but good enough for clothings without hangers!
  19. it is good to have some theme in mind so that it is easier to look out for specific furniture design, if not, ppl like me will spend alot of time as there are so many nice things out there! Bright is great! I love that too! North area is still pretty new to me...but i do enjoy the original bottle tree village (right inside sembawang park). Today visited Yishun neighbourhood park, it is also nice and cosy....
  20. Then how about converting your study room to an entertainment room instead? (you actually don't need much light for entertainment area...)..anyway the partition is also nice cause it does segregate the relaxing corner (balcony) and tv area...just felt it is a pity that the living room might seem smaller! But then again, your floor area is so big...most probably after partition, your living room is still as big as my current living room floor area!

We have re-designed the platform to include built-in floor cabinets..I know there's a shop that specialised in this..but I reckoned it will be **** expensive...here's another way to have it...eh..rather crude..hahahaha but marvelous storage space! I have a total of 9 cabinets...measuring L0.6 x B0.6 x H0.3 metres Finally let's take a closer look at our aircon ledge.. a thin plank of wood is used to make a false wall... The aircon switch is hidden behind a column of the false column Looking down along the false column...Hm....my mum keeps insisting this is ugly and unprofessional and wants us to extend the floor cornices (not too sure how to describe) to cover up the gap..what are your views?..I was thinking to forget it..very tired of all the cleaning

Let's revisit some of the past ID drawings Similarly This is looking into the masterbed room from the living room..Eh..my lights were too bright...5W x 15 = 75W..I have since taken out 5 bulbs.. my carpenter fabricated a VERY big hole...which I have no idea what to put... As can be seen earlier, we got it sorted out by having sliding doors instead...left a nice hole for the lamp.. Eh...a closeup of my wallpaper....i realised wallpaper works wonder to bring out themes!
