  1. just realised that my question has some problem... what i mean is that if now i rent out my HDB flat with 12 months TA, and 3 months later, decide to sell the flat...will HDB allow? in the case of private property, the buyer will take over as the landlord for the remaining 9 months... but then this case it is HDB, and the buyer would not have satisfied the minimum occupation period to rent out the whole house... that's why i suspect HDB will not allow this, as therat pointed out...
  2. another question about renting out HDB... during loan tenure, is it possible to sell? (can we sell hdb with tenancy?)
  3. i didn't know that bank would restrict you from rebuilding after you secured the loan - can you not tell them that you are rebuilding? however, i think there are 2 other important points to consider: 1) whether 300k is sufficient for rebuilding 2) some old terrace houses are not compliant with current BCA requirement (front setback, rear setback) - if you rebuild, you will have to comply - and you may end up with a smaller build-in area. you can look around the vicinity and see if there are other houses that did rebuild/A&A - if all houses are in original condition, then you will have to be more weary before buying the house
  4. yes, that is the worst case scenario... i think there are 2 options: if you think seller cannot be trusted --> go by the book, tell them upfront that you have to take possession of the flat after 2nd appointment if you think seller can be trusted --> discuss the terms with them - what is the date they commit to vacate and how much you will charge them
  5. thanks for advise - so do i get approval only after confirming the tenant or should i get hdb approval first before starting to look for tenant... i am a bit concern that hdb may change policy and stop people from using HDB to earn rental income after they move to private property

  7. recently i did some of this analysis myself... can broadly categorise into 3 groups of people with different needs: 1) those who can afford to fully pay up 2) those who have to take max loan and max duration 3) those who are in between consideration: group 1) should i fully pay up and have peace of mind? should i use CPF and pay slowly every month since CPF is giving 2.5% and HDB loan interest is just a little higher at 2.6% group 2) monthly instalment is the lowest, but total interest incurred is the max did i over-commit for this home? if for investment purpose, is the rental income sufficient to cover instalment? group 3) should i tend towards group 1 or group 2? can i generate more income using spare cash on hand? logical thinking: now that bank interest rate is low, borrowing cost is relatively lower = good time to borrow now that bank interest is < CPF interest, it is better to keep $ in CPF and use it to pay instalment than using it to do lump sum payment - extra $ in CPF also acts as a buffer should there be a loss or reduction of income but things will change (interest rate, your income, your expenditure, value of your home) and you have to balance everything... in the end, by taking a loan means that i am spending $ that i have not yet earned - eventually will have to pay back (with interest)
  8. i used them in 2004 for my 5rm flat, very pleased with their design / service and project management now i just got my dreamhouse (that's why i searched and found this thread) - they are automatically shortlisted. manage to meet the same designer who did our flat, feel quite comfortable so far...see how it goes...
  9. thanks but not this one it was a graphical sketch of a typical landed house (you can select terraced/semi-d/bungalow) you mouse-over and see more information on the various parts of the house...
  10. remember someone posted a link (from bca website?) that gave a very good and graphical explanation on the definitions and restrictions for the various types of landed houses (eg what is the set back requirement, what is the max wall height etc) i can't find the link anymore - if you know what i am talking about, please point to me - thanks

  12. Hi, Just bought a (dream)house. Would like to do some planning ourselves before engaging a renovation contractor. However, the previous owner does not have the floor plan of the house. (they moved in almost 20 years ago) Will the information be available for purchase from BCA? Regards
  13. hi i have some problem with some of my kitchen drawers they were built about 5 years old - but i'm not sure what is the brand of the tracks recently some of them (suspect those that have heavier stuff) would open slowly (about 10+cm) after they are closed i have tried removing the drawer and put it back, but the problem is still there anybody has similar problem or know the solution?

  16. i am currently house-hunting (inter-terrace) and wanted to find out more about renovation costs - and found this informative site a typical house in the area we are interested in would be 30-40 years old, 2 stories, ~2000sqft land, with 3 bed rooms + a toilet upstairs, and living room + kitchen + maids room + toilet downstairs if i want to go for attached bathroom for each of the 3 bedrooms, does it constitute A&A? how much more would it cost? in view of the age of the house, would the structure + foundation be good enough for another 30-40 years? how much can i do with a 150k budget? appreciate all your comments - thanks
