ok, the list price of this bosch model is about $1.4k+ upon closer look, the teka models have "Crystal Clean" feature i believe is equivalent of catalytic cleaning... i am considering the HA840, which is < $1k after discount

what is the price range for ovens with self-cleaning features? saw a bosch one that cost almost $3k i looked at tekka catalog but seems like none of them has self cleaning feature... i am more inclined to get one with fewer features (< $1.5k) to try out, so that i don't end up with an expensive white elephant

anyone knows what kind of bulb is this and how to change it? no screws for the bulb, but quite a number of small parts when i dismantle the light... looks complicated to change...

so the basic 5 function oven you mention above would be good enough for baking cake, cookies, pizza, roast chicken/turkey etc? (these are all i think i want to do) btw what is double heat? we have checked out tekka and bosch - there are so many options available we don't know which to choose what about cleaning and timer features? are they important? our budget is about $1.5k do you have any recommendations? what about other brands such as delonghi and baby-something (forgot the name) which are supposed to specialise in oven TIA

hi, can i know what is the estimated rate for concealing aircon pipings eg if the aircon model cost $2.9k @ gaincity (include installation without concealing) if the contractor quote additional $1.5k for exactly the same model, but with all pipings consealed is it reasonable?

a contractor recommended 1x12000 BTU + 2x12000 BTU (split unit) panasonic aircon so there will be 2 compressors... for the split unit ones - does it mean that if i switch on both at the same time, the rooms will need longer time to cool down? or will it take forever?

what should be the power for my home aircon? inter terrace, 3 bedrooms, 3x6m, 3x8m and 4x6m not heavy user, only switch on at night if weather is too hot, cannot sleep don't want to over-size the aircon requirement thanks

think i understand you now.... eg if i get my house in July and then renovate to Oct (not fit for living in), then i inform IRAS to let me pay 4% from July to Oct then on 1st Nov i quickly change address so that i get 4% on my private property and 10% on my flat -

i am now staying in hdb and recently my purchase of private property is completed going to renovat private property and expected to be completed in a few months' time before we can move in... Q1) is my private property tax pro-rated since the sale is completed in the middle of the year? Q2) am i able to apply for 4% tax for my private property for the duration of renovation? -

even if you haven't satisfy the MOP, and you want to buy a private property, you can write/email to HDB and appeal (find some good reasons such as the new place is near your children's school) you may be given an exemption... -
here is my simplistic view of a condo's life cycle stage 1) brand new from developer developers with big marketing budget and holding power, will do a good job to convince you that it is worth it to pay a high price for their project ==> so you typically pay a high price for it stage 2) resale from open market you may pay more or you may pay less than stage 1, depending on market conditions at that time stage 3a) old condo got en-bloc if this happens, you get a windfall (very good scenario, but rather low chance, almost like striking lottery) from developer's point of view, it will become stage 1 all over again stage 3b) old condo with no potential to en-bloc very likely the fate for most cases - value will likely to stagnant or drop as time passes ======================================== for freehold landed property, you are paying for the land - if you look long term (20 years) you should get a pretty steady increase in value on average but most important is that for the time that you stay in the house (could be for the rest of your life), you must have your own reasons to enjoy it, be it the facilities for the case of condo, or little piece of land for the case of landed, or proximity to your workplace, school, etc

i'm in a similar situation...have also decided to rent out my hdb... another consideration is the cpf minimum sum rule since you are holding on to 2 properties ie if you want to use cpf for instalment payment, your OA + SA must have at least 50% of prevailing minimum sum of ~$130+ simple way to calculate whether to rent or sell your hdb is to consider: A) how much your hdb can fetch if you sell today B) what is the rental yield per year (after deducting related expenses) C) how much is your private home loan interest rate if B / A > C then you can consider renting out of course, all 3 figures change over time, so you can re-evalute every year
