  1. i've visited over 30 IDs before deciding on my current 1. the more ids u visit. u sorta gain more experience into things you should look out for. also u also get a better view of the average pricing of items. it is unavoidable to have costs incurring during the course of the renovation but the things bepgof pointed out will help you minimise that. most importantly, earmark a few IDs you feel comfortable with and ask to view their current projects. go there and see their customer-ID relationship and also the workmanship and material quality.

  3. im currently using a reverse RO water system from this mlm company called elken, was sold to me by an ex colleague of mine. so far im quite happy with the water quality. the water actually feels smoother. think i'll be installing 1 in my new place after the reno is done.
  4. from what i understand. daikin is not using the r410a gas which is supposedly more suitable for inverter aircon units. might wanna take that into consideration

  6. no compensation. its the terms they lay out when selling their flat. i bought the flat agreeing to let them stay.
  7. according to onemap.sg, my place is 150m frm mrt.. but i paid 39k cov for it
  8. i believe HDB will allow you to rent out the flat under certain circumstances. just have to appeal to them, but they will postpone your MOP date eg. instead of starting on 2nd appt date, your MOP might start from the date the seller move out, since u are collecting rental from the flat during the period.
  9. for contra cases, the date might be longer as they need to accomodate 3 parties instead of the usual 2. extending stay beyond 2nd appt is solely base on trust since any responsibility should have been borne by them but technically the flat is already under your name. for my place, i allowed them to stay for another 6 wks beyond the 2nd appt since i have the intention of redoing the whole place, i dun really worry about them damaging anything in the house. also, the seller family was quite friendly and seems very sincere in their thanks for us allowing them to extend their stay. i would have opted for an extended 2nd appt but they needed the cash proceeds from their flat sales to do up their new flat.
  10. fountain oak is how many layers? the salesperson only told me 1/2/3/4 layers without the name. we are looking at 2/3 layers for ourselves
  11. u can try buying those tobacco leaves (those that old pple use to roll their own ciggies) and pack into small packs and throw into the cabinets.. the smell wards of roaches.

  13. all the ID/contractors i spoke to says i'll have to top up for aluminium. only "Sky Creation" offers aluminium as standard but it costs 20% more than others

  15. my in laws recently installed an ariston storage heater and they used back the switch for their instant heater that was located outside their bathroom.
  16. doubt its true. coz my storage heater has an interconnect switch system. 1 outside bathroom, the other outside MBR. so i can on and off the heater from either side
  17. i will be using cove lighting around my ceiling fan with a clearance of 1" at each side. dunno if that will cause shadows.. but will be having down lights around the false ceiling also.. so hope the overall effect won't be too irritating
  18. Went to Extreme Lightings in Balestier with my ID today to choose lights for my place. Following that, we went to IMM and bought a new dining table from FC Homes
  19. just getting my place next sunday and should start reno 1/2 weeks later. been to their showflat and feel that their workmanship and quality are quite good. pricing wise also very competitive. sorry i cannot give u any personal experience since i haven start work. will let u know once it starts
  20. i got them to quote me for my reno too. was served by arvin, actually was quite happy with him but wifey feels their quote abit ambiguous in some parts. so we nvr use them

  22. im only getting my keys next sunday. but i started sourcing for ID the day after i signed the option. took me 2 mths just to decide on the ID and start on the design process. till now, design still ongoing. unless u are very sure of what u really want, the design process will be long and tedious. its better to start early
  23. i went to master long for my year luck and will be using him for my house's fs audit. during the year luck assessment, he did not sell me any items, instead he just suggest what i need and ask me to get it outside. eg. he told me i need to place a prancing horse in my house, so i went to some pasar malam, look for a horse that suits the requirements.. and paid $20 for it. as for my wife, he suggested her to buy color pencils and a pen stand container to place in here office. total cost spent buying those stuff in bookstore $10. he also suggest NOT to go to FS shops to buy those items as they will cost a bomb.. will update again after he audited my place next sunday
  24. this is how i justify my water heater. storage heater - 3KW (joven) heats for 10 mins. (sufficient for 2 persons) instant heater ~ 3.5KW (alpha) (depending on model) heats for as long as u bath. in theory, the storage heater uses less electricity
