  2. agree~! Can't wait for the new Katong Mall to be opened. I remembered having tuition there as a kid then grabbing Chin Mei Chin cream puffs or the traditional cakes on the other side (Red House cake shop) on the way home. Wonderful roast duck and pork at Mei Yuen. Playing in the now defunct Grand Hotel garden compound. Cross the underpass to ECP with my maid. Steal those little balls at the old Ikea (ball pool? is that what they call it? the place where parents dump their kids while they shop at Ikea). Parkway and Toys R' Us was the meeting point for kids and their maids. Oh i remember taking trishaw with my grandma to buy handmade popiah skin at joo chiat...Marine Terrace market is still the place for old money to pre-order their marketing and gossip.
  3. horizontal = best to use tiled roof for shelter for the following reasons +) more sound proof than plastic (PC material) +) no maintenance (no algae growth) but u shd choose glazed tiles instead of i think they call it matt surface which can turn black over time (more than 10yr) +) can install lights and fans underneath the false ceiling +) nicer, clean finishing. Even if the bird **** on it, you cannot see unlike glass or PC or whatever cheaper plastic ppl use these days -) expensive, need contractor to install -) pls do waterproofing properly else might leak horizontal = awning -) slow just that when it rains, if u are late in lowering the awning, it'll take some time and it uses some kind of motor which needs to be maintained. -) motor can be damaged by lightning. Our old place got kind of short circuited during lightning so $$ to repair blah blah blah. -) noisy when it rains heavily. So noisy u cannot hear the next person talk coz the rain goes pah pah pah on your awning. -) harder to clean, there'll be algae over time and can be awful when you view from above (say your bedroom?). +) FULL SUNLIGHT when u want as opposed to tiled, once sheltered is shelter cannot be removed. **But if i'm not wrong, awning does last for more than 5yr. Basically we converted from awning to roof tiles. vertical solution = we did leave a gap probably about 30cm from the tiled roof to the boundary wall for a) ventilation so u still get a breeze else can be stuffy if u enclose everything b) light (we grow plants at the boundary so they need light) c) we use this gap for drying clothes (again u need light) Some use shower curtains as cheapskate solution for vertical shelter to prevent rain from reaching the kitchen when the wind blows. It works but they need to be replaced and u need to get the heavy duty kind not those from ikea. These provide shade too from afternoon sun and of coz super cheap to install but they are FUGLY. Unless yours is a rented property, this solves the problem.
  4. Ah...so i was right. The cars outside belonged to the landed houses. I also remembered 2 of my colleagues apt at Mangis Road (it's also opposite landed and another smaller apt) that one is worse.
  5. Have a unit at Pulasan road too, forgot the development name since its tenanted. Our estate is old, therefore no problems with parking at the moment. The estate in front does have parking problem, i think it's call One Pulasan. Generally Pulasan has less problem than Mangis one block away.

Deleted my post which was initially a corner terrace in D15 near to laksa place, not that old, not that new but quite ok price as very very reasonable still neg (the budget of the original starter of this thread)...wonder if the owner lost money in stocks...still got koi pond and well maintain garden, granite flooring.. Was thinking last night if the market has soften then read papers that yes it has..so yes definitely no brainer to buy landed at this point

Got agent to put my house on the market. 1day of advert (on a thursday) got about 12calls (according to the agent) and there are 3 interested buyers (apparently they are based in China but never say if they are singaporean or not then 1 is from indonesia ok so that makes 4). then sat, open house, there were 6ppl who came to view, out of the 6, 4were neighbors who offered, 2 were really strangers who happen to saw the advert and were interested. then everyday the agent reported got about 6-10calls, not surprising if the house is located in prime district <200m from top primary school etc etc. In the end, took the house off the market, resold it within the family since the neighbors all wanted discount might as well take the discount ourselves. Moral of the story, might as well don't get agent. Totally waste of time, ding dong bell here and there. Only good thing is just leave them all the paper work. We still paid the agent the 1% (now we feel stupid) but anyway moral of the story, if u know a lawyer, that probably will solve u 80% of the problem. Need a banker? Just pick up the phone and call and 101 bankers will gladly do your biz. Don't have a lawyer, they'll gladly recommend one to u. And best of all, VALUATION from the bank is FREE (if u get the loan from them) and how to know how much ur house is worth, check the bloody internet. Even my 60-70yr old parents know how to check URA recent transaction prices and everyday they sent phamplets telling how much recent units area the area are selling. Seriously if you are a seller and u want to save money, u'll know how to do it without an agent if not don't sell. To me, agents are for desperados (and yes, we were desperate at that time beating the recession timeline) well, that is provided that you have a good credit record and then again, majority of us typical singaporeans will have good credit ratings, mid20s, earn close to 12-20k, recently ROM, 2cars how much debt can there be?

  9. u mean there are no childcare centers in the east? sounds like you are looking for a short term solution for ur problem that's all, in that case just rent... otherwise simply put, you just didn't view enough properties in the east and do not know the east side of singapore well enough. there are in fact many developments, old and new, FH aplenty from meyer road all the way until upper east coast road (The Summit condo) and there's a super big (i heard expensive) childcare center opposite, walking distance to the beach, <1km to Temasek Primary school (one of the top primary school in east coast) if you find entering places like TaoNan tough. Actually, all u need is one good agent to zero down your requirements and bring you around that's all. in fact, 1.5M will probably even get you a decent terrace FH in upper east coast and upper changi road Not sure about the north, but i think it's worse off as an investment unless it's near any international schools, where is yishun and sembanwang exactly? never heard of kovan before too in fact, thinking about it, 1.5M can buy a decent cdo in bt timah too (maybe only UBT in this case coz the market is crazy) then plenty of schools to choose from but then again, you still need to prepare 50-100k to enter a popular primary school
  10. Estimated cost of erecting new SD = 750k ~ 1M. Perhaps erecting 2 units together will be cheaper say 500-600k, excluding furnishing Not sure where he bought it but depending on location, maybe can rent 4-5k at least unless super duper awful like jalan kayu (near roti prata place) But still doesn't make sense left right center...perhaps he remodel the bungalow and rent it out whole unit since tenants usually don't bother about 99yr or FH but still will be less than 10k since most prime areas won't be 99
  11. my 5cents worth...almost done with my floorplan then decided to consult an aunt who's a VP of a developer company. Was then told that 2.5 vs 3storey not much difference if i'm doing reconstruction. Then consulted my architect who told me that architect cost is $2500 difference and total paperwork difference is about 10k. Construction difference is also about 10k difference. So grand total difference btw 2.5 and 3storey imo is about 20-30k. Although till now i still do not understand what is gpa or gfa but it kind of solve my poor ventilation(no proper windows at the backside of the attic) and fengshui (sloping roof) issues when having a masterbedroom on the attic floor. The solution for good ventilation in attic for me was about 6k But then again, developer's mentality is always to build to achieve maximum build-in area to sell higher price but her analysis does make sense. For me, the bad side to 3storey would be that my unit would stand out like a sore thumb. A way to reduce architect cost is also to dig through 20yr archive of floorplans, pick out the one u want and tell architect to copy = zero headache on ventilation/walking area issues Redevelopment = new erection. Technically can go up to 6storey if u want. CONFIRM must do bomb shelter (waste $ and space), requires micropiling (expensive) coz terrace houses are smaller and cheaper piling system can't enter so LL pay more for micropiling. Advantage can rebuild such that you can make sure there are no silly pillars running through your house since they can be planned in advance and be hidden Reconstruction = as long as u maintain certain structure of the existing house, take a gamble with SCDF maybe no need to do bomb shelter, most of the time using extra footings as foundation.

  13. $7500 for 2storey, $10k for 3storey both inter-terrace using ICI paint...don't know why but my parents and relatives all claim ICI is the best for outdoors, ask for the odorless kind for indoors. looking at my quote..inclusive of those bamboo poles for the workers to climb whatever u call that.

  17. hmmm...my friend charging me 10k for local carpentry, not those made in malaysia. this includes kitchen, 5wardrobes for 5rooms, toilet cabinets. i didn't do ID, i think it's unnecessary for me so if the rates are similar does it mean ur ID is 5k coz 15-10 = 5k? 5k for consultancy should sound reasonable.
  18. I'm just pissed off coz I get harrased whenever I go collect mail then ppl approach us to sell the place frankly these ppl just trying to make easy money jacking up home prices. Worse is I ever visited such places they say oh I spend 500-700k to redo, to a layman seems like massive construction but like heatwave says, it's actually just A&A. Come to think of it 300-500k earned in 10months= 30k a month or what a regular person earn a year. No wonder contractors like PCK can stay big houses drive 5 or 7 series. Hmm when I grow up I also want to be a contractor. Easier job that buying or selling properties or working in office. Deal with bangala workers better than office politics. point is, I wonder how many desperados out there actually bought such units. Then I think to myself and those in the forum, we are actually quite smart to do homework and share info. Power of technology!!

He's trying to say if these greedy contractor turn developers are less greedy then he doesn't have to go through so much for reconstruction can just buy the unit and move in instead of spending 2months looking for a cheaper unit 10months for paperwork and rebuilding these greedy contractors I met posed as fathers looking for house near good schools. After I did a check I realise they are contractors coz their useless prc assistants picked up the phone and spilled the beans
  20. Yes need a team even if it's a&a.I suspect if you go to normal Id or contractor tell them u want a&a they probably cost in the architect and pe fees inside and tell u they wave it off. My experience after 14id or contractor or builders whatever they call themselves Reconstruction can use cpf meh? Tot full cash only? Anyway on a seperate note, these days when I logon to propertyguru I see alot of contractors or investors buying old houses tearing them down then resell at 500k higher after adding in reconstruction cost then I feel very tulan. Find these opportunist very disgusting ESP when I get calls or leaflets asking me to sell my unit to them then they build nicely and sell me back... Can't imagine I encounter not one but 3such greedy contractors. No money reconstruct so left the unit rotting for 3yr is wrong meh
  21. i got my quote today for something similar for your above @ 280k, i put in my comments liao i also got 2nd quote from the same builder, 310k but the difference is my attic become entire size of 2nd floor instead of the pathetic 20sqm which i can then use as my giantic masterbedroom with walk-in wardrobe, toilets, cabinets for bags and shoes with roof terrace. sorry to hijack, so do you think the extra 30k for using entire attic space is more worth it?
  22. aiya pls loh, there are no malays in my neigborhood, every house has at least 1dog and u think AVA has nothing better to do? owners like us only come out from 11pm to 4am at night. as if the lightings are so conducive for photos taking. maybe next time my neighborhood will take photos of owners picking everyone's poo and send this photo to AVA and the press. Only small minded beings have the time to do such things.
  23. end of the day, boils down to ur r/s btw u and ur neighbors. at my neighborhood, landed. the dogs are mostly unleashed in the evenings and nights. Irish settlers, goldies, shih tzus, huskies, chihuahua, maltese, shelties, jrts owners know one another, some of the dogs are from the nearby condos who ironically complain they prefer our park their their own fenced up estates. sometimes the dogs just walk out of the gates to poo/pee and walk back into the house, the maid come back later to pick up the poo (u can tell it's ur dog's coz it's warm)
