  1. ya precisely. i even tip off personal friends (singaporeans) who bought their flat purely for renting purposes and then still stay in parents' bungalows semiD etc. there's so many of them around me and it's not fair to those who really need a place to call home. it's just morally wrong and selfish even though it gives the best investment yield. if they have no intention to stay then don't join in the competition
  2. Flat sold 2009. Today 2011. I call hdb and ask if they close 1 room can rent like that meh. The tenants themselves said the owners have never lived that from the beginning. Anyway i'm only ranting, free to rant. I'm not even qualified to buy hdb so i unhappy cannot meh. HDB post tip off hotline big big then i call loh. come and catch me lah
  3. just to share my angst and disgust for PRs raking up COV prices. around march 2009 (coz i rem after CNY), my grandma's next door neighbor in bukit merah (the new flats behind ikea) owner out of job so LL need to sell his 5room and downgrade to 3 or 4room. Agreed to sell to my aunt for 30k cov and my aunt paid him 5k down. 1week later, neighbor said malaysian PR offered 80k cov but since neighbor neighbor, if we can offer 60k then still sell to us. transaction was cancelled and although contract said must return 2x deposit = 10k, only return 5k original deposit. intention to buy next door was to engage maid and take care of my grandma after surgery since old folks don't like strangers to stay in their house. few weeks ago, i visited my grandma and she said malaysians are very clever, buy flat at high cov but never stay, rent out to fellow malaysians. since inside got 4rooms, they close 1room (study) and rent out 2normal rooms $700 and masterroom $950. coz that's what the tenants told her! PRs are from ipohs, they share another condo with their relatives. but strangely, my grandma never felt that the malaysians PR buying and renting are wrong...old folks never go school cannot think so cannot blame her. i got pissed off and call hdb to tip off...see this is how PRs make money at the expense of singaporeans. the amount of rental they make can easily cover the high COV but us singaporeans are buying hdb to stay not to rent, how to afford high COV
  4. hmm...then does it mean my builder not that good coz he said in 2010, he built (i think he means erection, A&A, reconstruct) slight more than 100houses! Before i sign up with my architect, i was in his office and i saw his 2010 projects (on his computer) also look like more than 50 coz they were in folders on his computer I think i'm going to hijack your thread and post my builder and architect's contact coz i'm sick of replying to countless pm on contacts. Every time i'm out of town i receive PM then don't reply feel bad. Reply like waste my sleeping time. I can work peacefully without having to worry about them communicating with each other and i don't have to keep going down to check on the site.   5. At the Hedges Park showroom 2weeks ago, an agent told me price for Hedges Park "IS NOT FIXED". The price gap i remember was 200psf difference. Then i ask why your pricing is in a chart, he said company didn't know what to price yet...funny sia but i remember it was price of Ballota Park resale then Mommy said might as well get Ballota Park coz the size is what you see what you get. Hedges park size includes what balcony and aircon ledges feel abit cheated like that...plus...99yr and cannot rent immediately
  6. u can tint your windows until opaque also can...there's no restriction at all anyway as a resident in this area, we have the right to complain or feedback to ensure a harmonious environment. The relevant departments ought to know what is going on else we pay tax for what. I suppose one who thinks it's public road so we shouldn't complain since we don't pay parking fees must be like one of those random passengers on public trains, spot a young person sleeping on a train with facemask and a heavily pregnant woman standing but won't do anything. nothing surprising to me. this is singapore ultimately
  7. Depends on what time you visit the estate. Each house normally has 2-4cars each. A particular unit has 5! One pathetic house only has 1 lot

Comments : Reliable, honest, down to earth, listens to what i need, suggest, discuss pros and cons, compromise, agree, proceed, submit all the necessary. In short, gets the job done. He's not those top notch architects, must have "flow" and design concept. If u need your house to be shown in magazine standards or must win some award then he's not your type. i ever talk to such architects, must force me to listen to accept his designs rather than what i need (vomit blood for me talk simi flow of design, swimming pool or wading pool inside the house, tropical design blah blah blah). If you are those looking to build standard/modern/contemporary designs, quickly do then sell/move into your house then yes go to him.   9. drive through landed estates and check out those that are currently doing renovation. copy down the architect and builder on the whiteboard (unless it's illegal they got no board) they use provided preferably those that are almost completed so u can see the works. u can even go inside and see the work coz most of the time it's bangaldesh or prc workers there they don't know who u are unless u suay suay see the owner then u praise him for his good choice of design etc etc this will be easier than flipping thru yellow pages no point coz u can't see the actual works

I empathise with your sentiments about the less-than-helpful attitudes that exist among some residents in the condominiums, and of the lack of thoughtlessness of some public officers when they go about carrying out their duties. Doubtlessly, the search for a comprehensive solution to the parking issues in the Mariam area would have to involve several parties. The issues are complicated and would need the attention of the residents, the condominium management and the government agencies involved in managing the parking issues in the area.   12. To Sir, I am a resident of Mariam Walk and have been living here for 6years. When I first moved in, the parking situation was worse in our sleepy Changi neighborhood. Temple celebrations and events were more frequent and parking was uncontrollable even with fewer residential developments. After several complaints, the temple cut down their celebrations and informed residents of its events a week prior so that residents could come home earlier or later than usual and be able to park their cars and reach home. This was a good move. The temple and residents coexisted harmoniously. With completed residential developments such as Edelweiss Park, a new road Mariam way – Flora Road connector was opened this week. There was inevitably, higher traffic in the neighborhood this week. Events in March 2011 We were notified by the Yan Kit Temple weeks ago that a deity, Tua Pekong is celebrating his birthday from 6th March to 9th March 2011. Unfortunately, one of our neighbors from No.2 Mariam Walk had a stroke and passed away on the 8th March. His wake was held along Mariam Walk and ended on 12th March. A birthday celebration and a funeral turned into a parking nightmare. Despite this, cars were parked neatly along the 2-way, single white line street. Neighbors at the wake watched out for each other’s cars and we made it a point to park bumper to bumper so that everyone could park and walk a shorter distance home. Name cards, telephone numbers and addresses were also left on our windscreen so that we could be notified if our cars need to be shifted. Traffic was slower than usual since parking extended along Mariam Way instead of being confined to Mariam Walk. Perhaps the tents of the wake and temple celebration stage made visibility a tad poorer. But we just had to drive slower and be patient to keep the parking orderly. Role of Certis Cisco However, 2 Certis Cisco wardens arrived at 7pm on 9th March 2011, this was the beginning of peak hour traffic when residents came home, visitors came for the wake and devotees celebrated the deity’s birthday. Residents, devotees and visitors who parked along Mariam Way were told to move their cars or we could be fined. But the residents were not told where to park at. There is no public parking around here, with the nearest in the Pasir Ris estate that is about 2km away. We were later informed that the complaint came from a resident from a nearby condominium (Ballota Park CDO or Edelweiss Park CDO). To be fair, whenever there is a death of a resident from Ballota Park CDO or Edelweiss Park CDO, their wake is also held along the same Mariam Way and never in their own gated communities. We were told condominiums do not allow wakes or funerals in their own estates despite having a large compound and ample parking but they are allowed to hold birthday celebrations or parties in their clubhouse. Perhaps the condominium residents do not understand death. Funerals and wakes did not come across their minds when they moved in. There was talk that the National Park (NPark) would like to convert the Mariam Walk Park into a public carpark, a basketball court or public area but this was turned down by residents. I absolutely support the idea that the park should be kept as a park. There are elderly residents using the park for exercising and mingling, kids running around the playground, pet lovers walking their dogs in the park and even private instructors giving fitness programs in the park. We should not be denied a park that has been fully utilized and achieved its purposed as a public space for recreational use for all residents. Suggestions I am not condoning at the selfish nature of certain condominium residents nor am I advocating illegal and random parking all along the streets of Singapore. I am merely suggesting the relevant authorities help residents manage parking in our residential estate and that the relevant condo management remind their residents to be more accommodating during funeral or temple events. LTA has outsourced the managing of parking to Certis Cisco but obviously slapping a parking ticket to residents who were just trying to return home after a work did not help the problem at all. Certis Cisco should try to contain the root of the problem rather than walking around and slapping fines. It should only allow authorized residents to park along the street (even if there is a single white line) by checking their addresses on their NRIC, direct moving traffic around the area during evening peak hours from 6pm to 11pm, but only when there is a funeral wake or a temple event. This cost could be passed on to the family of the deceased or the temple for using the public road. The wardens sent were also Muslim, and did not seem to understand the sensitiveness involved, which seemed to be inconsiderate and insensitive move on the part of the authorities. Residents at Mariam should not be penalized for religious events or the loss of loved ones. I look forward to your responses.
  13. Seriously i don't think there'll be much effect with all these road widening. It's only solving the problems of jams in the morning and evening to and from the industrial estate. 1) already started and not much effect. I ended up having to complain to LTA/URA/Abdullah Tarmugi/TP/NPCC Changi, bedok, simei, pasir ris/ Ballota Park/ Edelweiss Cdo/ Cisco for fining landed residents for parking along mariam way coz stupid condo residents complain us for blocking the road. 2) & 3) only help those industrial estate if you are going home in the evening or entering expressway in the morning for work they are not widening that direction also 4) 99yr hedges park already up for sale so many ABNN, PRC, Pinoys moving into this estate..even got afros!
