If you have time, drive by Loyang Villas, Eastwood, Kew, Westwood, Sembawang. These are all 99yr terraces and cheap hence turnover rate very high. You would be able to find a lot of contractors doing reno work for terrace houses. Alot of them are actually building another storey above their high ceiling living rooms. If you go on Sat mornings, you can even walk into alot of these units that are undergoing renovations. Trust me, the workers won't care if you walk inside, they won't even know who u are. U see what you like, can even see workmanship and if you like it then take their contractor numbers, better than you randomly asking for contacts online. Above activity is free but make sure you wear covered shoes in case got nails or sharp objects you step on. I do this since i was young...parents teach. So heehee i got about 10yr experience since JC. I believe viewing with my own eyes is better than hearsay. -

Depends on how rich your estate management is and if yours is the only top floor unit that is affected. I had the same problem and it's more than a year but my cdo management haven't fixed the problem. As usual they play taiji. And don't u ever pay yourself to get an external contractor, they'll blame you if there are more problems then u LL. Apparently it is more expensive hire contractor to build scaffolding than to repair the ceiling so my external contractor didn't want to fix for me even if i pay him money. My tenant simply diapered the false ceiling right underneath his bed. -

Yes Yoongf is correct, call waste pipe. You know the circle or some are square with little holes that hold the hair when you shower so the hair doesn't enter the sewage? Technically there should only be 1 in every bathroom. So even if you have a bathtub and shower, it all flows towards the single waste pipe which probably means yours might be underneath the bathtub. The pipe just needs to be tighten, doesn't need to be coated. It's not waterproofing lah. Get a plumber and a ladder, ask plumber to open false ceiling, there's a little tap which you need to tighten or ask him use those white tap to make it tight. The floor trap from your level goes down towards his level and it's probably ends at the bathtub area. Coz can't be so many piping and trap all over the toilet. I had the exact same problem and my tenant so frustrated with the neighbor downstairs complain complain then he cannot shower, we got a plumber to check interfloor leak problem and he didn't charge me a single cent...but don't ask me for contact coz i think he won't want to pick up my call also. If you got to pay probably for labour and transport. But that's just my 5cent worth..get a plumber -

1) My attic apparently is the coolest room. Maybe i have windows on both end and i'm just opposite the sea i get a natural breeze all day. Maybe my body is weak and not that i'm niao but i don't even need to turn on the aircon at night. It's already quite cold for me. 2) I use aluminum roof whereas you are mentioning open terrace so i'm assuming the roof would be cemented roof which would get hot. 3) No i don't get leakage from the rain but my house is only 3months old so...choy...but i don't see leakage from the rain yet 4) If you want to ask about insulation when it rains coz AL roof then i hardly can hear it if there's a thunderstorm 5) My roof contractor was contracted by my builder so i don't have his contact. But i can PM you my builder's contact. -

Truth is alot of people do not submit to BCA coz it's an additional 22k. I guess if your area is at the back and not visible by public then u could skip but if your neighbor jealous and complain to BCA then u LL might kana fine etc.if it's at the front then LL u have to submit BCA Also, once u submit to BCA and pay 22k, after you extend, the size is taken into account and when you sell your place in future, your buildup area would be larger than neighbor's -

sorry but need to kpkb here although it's not about my place. My neighbor's place was sold in June and new owners appointed a design firm to do their place in Aug, apparently would be completed in April (coz we called and ask their contractors mah). So it's already coming to mid-March and nothing has been done. Obviously we know because hacking could only be heard for at most 1hour daily in the morning then the sound is gone. How much work can one do?? Over these 8months, my neighbor's place has been turned into an illegal dormitory. Sometimes over more than 10 workers! OK, so the workers aren't noisy or rowdy. Sometimes we take pity on them and on the carporch light entire evening till midnight so they'll get some light. Last Sat,i think it's the ultimate for the new owners. She (female voice) drove over, called and yelled at the designer (over the phone nia...but still **** loud!) and yesterday evening (6-7pm), all the workers were packed in the contractors lorry and left. They carried their belongings and it was quite sad to see what they had. Each had a luggage (must be their clothes), a few fans, plastic drawers (those 4tier pull out ones), rice cooker and pots. While i understand that they must had been cooking in the house (obviously coz their curry smelled nicer than my awful homemade pasta), but it's really a fire hazard! Late last night, a PRC woman turn up, yelled for the locked gate to be opened but to no avail. Then as usual, with their extremely loud voice, she called someone and questioned why the house was empty, where is she going to stay the night. OMG, i can't imagine a woman staying with all those construction workers but i think she was looking for her bf. Coz this morning, she turned up at 9-10am again. Haiz if i'm the owner, i must be **** pissed. Appointed contractor in Aug, now March and nothing much is done besides tearing down their boundary wall, front wall and back wall, leaving the house inhabitable. Want to sell also cannot sell state and imagine if i had to rent a place to stay, how much extra would i have to pay in rental? OK if i got another fully paid place to stay then no issue lah. Decided to kpo today and call up the architect since i know him and found out that BCA didn't approve their submission unless they do piling although original their contractor say not necessary. OK i guess if i'm the new owner, i must really be shocked! Suddenly must pay tens of thousands more and worse...project delay! So, moral of the story, check before you appoint any contractors. Make sure they got experience instead of overpromising you then underdeliver. Also, is it even legal for contractors to allow their workers to sleep in your house even if its still under construction? I was of the impression that it was illegal since my builder didn't have their contractors sleeping in my premises at night (i always come over with a torch light after work around 9-10pm to check). But once i see how pitiful they are i decided to close one eye. -

You mean those skylight which you could cover during day time then comes with remote control that could retract at night to see stars? http://skylights.veluxusa.com/consumer/galleries/residential_cases/200yr_old_renovation My builder suggested those kind but i didn't want to spend extra 5k (each panel) since i'm not really interested in stars and i wear a eye mask to sleep so also cannot see stars when i sleep. I opted for a fixed skylight in my walk in wardrobe (1 square in the middle of the walk in walk in wardrobe) and airwell (2 squares). The airwell is the size of private lift. Each panel costs $800 or was it $800 for 3 panels (sorry can't remember) but its done by the roof contractor (uncle said very very common these days). Because it's just 1 piece of glass permanently fixed i cannot imagine paying more than 1k for it. Those that can retract you'll need to purchase the parts from the agent and of coz get your own contractor to fix. Oh but i also applied 3M tint to it all the skylight (scared spoil my parquet flooring) If you want breeze and easy opening, opt for dorma windows at least idiot proof to open and it's legal. One thing i like about skylight. the ambience of the house change according to weather and it's very pretty. I also found out that by turning on different lights at night (ground floor, 2nd floor, attic floor) the lighting effect of the entire house changes. Ok maybe i'm being niow but at night i just on 2 energy saving lights on my attic floor and the entire airwell gets illuminated (attic all the way to ground floor) so it's "safe" and there's also no need to on the staircase lights (waste my expensive staircase lighting costs -

Sorry not that i don't want to reply but its quite basic i only know my builder contact and i don't think he'll be interested to do coz project too small. In fact for my friend's place, his dad did it himself. ie create 2 rooms over the high ceiling living room. the best is to look for those hdb type contractors for for kitchen/cracks/cover airwell. Ask them to outsource roof to roof specialist. I'd do this to feel more secure in the long run and not some kacang buteh contractor. -

Very general works any contractor can do. If you've already waterproofing, maybe it's not waterproofing. Just need a roof specialist to climb into the false ceiling and check. Prob flashing? -
Auction these days are not because of estate sale etc. Mostly, owners think that by going through auction, they'll be able to have a quick sale and get the highest price. There's also a min amount to start from, which imo, quite high sometimes. I receive emails monthly on pty auction. Sometimes u see the same unit every month for 3months but price also never drop. Guess sellers still looking at high prices. There's commercial and residential auction properties but its interesting to look at what is for sale. Don't expect USA style foreclosure...wait long long!

Coz when u itemize tenders, vendors will go to the lowest prices and if u didn't specify anything correct and wnat to add later, the costs starts mounting up since they won't have enough margins to absorb. And with tender, most clients tend to go with the lowest quote without understanding much on the vendors' workmanship, showmanship, after sales service etc etc. Now i know showmanship **** important esp if u have super fussy neighbors like mine! Oh by the way Ken, your project seems similar to mine price also sama sama. I'm so happy with my airwell. it actually creates lighting patterns at night depending on which lights i switch on. -

FYI. if anyone wants to buy those professional lawn mowers or grasscutter to maintain your garden. You can actually pay off govt contractors "illegally" when they come trim those at the pavement near your house. $40-50 do the job. Trick is you have to locate them while they are resting under a tree during lunch time. Funny thing is they always appear in the neighborhoods i stay in during sat...super good time! Plus they are always in a team of 2. One cut one got this blower than blows it to the side! More efficient than spending hundreds/thousand for a machine then having to sweat and do it yourself. What takes them 30min, takes us 2hour. -

The green ones although environmentally friendly costs almost double and not every aircon service teams can service green ones. But everyone can service the non-green ones. * the difference between Mitsubishi and Daikin only marginally difference so makes more sense to get Daikin (i always thought Mit should be like 20-30% cheaper but i was wrong). Anyway been using Daikin all our lives.

I don't know the individual cost. Mine just say 13k for main roof material, 8k for structure, capping, flashing using BNP Lysaght/SP Caplock -
BTW HTL at their own HTL factory in tuas has a wider range and this 10% discount coupon on sat and sun newspaper every week. Only thing is that you'll need to drive to Tuas. Models are tuas are normally export leftover models so it's cheaper

Try the alternative. Limit your housewarming to not more than 10guests each time. Break them up into relatives, friends, colleagues and then even smaller groups. Skip the catering and do home cooking instead with a solid main dish (roost beef with your new oven, roost chicken abit difficult) or curry, fresh salads, bruschetta, buy 2-3 big watermelon and blend with ice into shakes (this one super cheap). Or play cheat by ordering 1pepper crab 1crab beehoon from sin huat and the rest DIY. You'd better for bonding, more quality time with your guests, sit down and eat slowly over few bottles of wine. Think of it this way, do you enjoy housewarming where there's 30-50 or even more guests and there's no where to sit and eat? -

well...we paid full coz they were long time neighbors of 30yrs, personal reasons like looking after our property when it was vacant, buying daily groceries for my grandparents for 20yr. But i start to wonder if they are taking advantage of us. Asking us to pay for overhaul of their kitchen like tiling for their kitchen floor. Formerly laminated flooring so the laminate pop up..now want to do proper tiles for kitchen floor (my fault for using laminate in the first place meh? And the laminate pop up even before the renovation...) Then recently start to say my contractors didn't do good job to touchup their place, forever repeating the same grandmother story "retirees like us got no income now blah blah blah" Boils down to give and take, always remember they will be the closest u have during emergency.. -
Then do basic furnish 1)TV in LV and MBR obviously with TV console (go for basic LCD good enough and min 32") 2)Washing Machine (top load good enough) 3)3 seater sofa and coffee table (leather better so end of the tenancy will not break, better if dark brown or black won't see dirt after tenancy still can reuse) 4)4 seater dining table and chairs (ikea good enough) 5) Queen size bed and mattress in MBR (mattress must be new with plastic cover) 6) Fridge (300+ L good enough) 7) Microwave optional All assuming wardrobes and kitchen are already custom made If you want to make it better, throw in some carpets. Actually very easy lah, buy used furniture from expats to furnish your rental apartment anyway tenants won't know if brand new or not esp for TV, Sofa, dining table, coffee table. Sometimes u can get like $50 or $100 entire 5piece dining set, sofa $200-500, TV $200-300
