  1. Actually i had a silly thought of slowly buying off my neighbors' units one by one then rent it out and wait for developer buy all from me...but i guess life is not as simple as monopoly
  2. isit...i had a fun time doing up my last year. After i moved in early this year, got a little bored. Thought some areas i could do better. So checking out some old terrace, SemiD and even conservation ones this weekend, embarking on a new project.
  3. Envy...so fun doing renovating...i think i'm going house hunting this weekend see if i could find something cheap, trade in my newly renovated unit for something old and redo again.
  4. Ya so i'm installing those insect blinds with little holes that you install inside and then outside would be the door. Don't know what you call them here but those we use in USA and you could leave the windows up while there's still some breeze.
  5. i think i'm going to wire my whole house for security soon liao quite scary. Maid clean the rooms upstairs, auto gate lock but front folding doors and backyard door are open for ventilation. MIL put my 3 sheepdogs upstairs in aircon. I ever came home and no one knew. So ya, starting to get fresh quotes coz those quotes i have were from beginning of the year. Intending to install camera at the front porch, camera in the living room hidden in the ceiling lights (monitor the maid see if she hit my dogs), sensor in the front folding doors and every window and and doors on the ground floor and second floor where humans can literally climb in. technically no one in the right mind would but since the aircon man is able to stand on the glass roof to service the condenser on the 2nd floor, thieves or maid's secret bf could also stand there. Attic floor only for balcony sliding door. Anyone wants a copy can just PM me, happy to share. So far, i got from Certis Cisco (most ex!!), Aetos (coz sometimes i use their security services), Q-serve (builder recommended)
  6. Oh then i think i'm able to visualize your plan liao but i'm not sure if 100k is ex or not coz quite minimal. If i were you, i would just want to make sure there's no surprises like during submission, BCA & URA say cannot, need PE to draw then another PE cost not included then LL u were not told of the agar PE cost then they make u pay much more than original. Maybe just ask if got include PE? But why no electrical, aircon, plumbing (if got toilet)? Then u sleep in the attic, in the middle of the night need to pee then must cheong downstairs and fall? Maybe i guai lan, i'd test the A&A company and ask what if soil testing required and authorities say must pile, then see their response. Just my way to ensure that the contractor is familiar with such works and done such projects recently and not like donkey years ago coz regulations change then from a owner point of view, contractor never follow regulations and submit means authorities take ages to revert then the project could be delay from 3months to up to 6months or even a year.
  7. Cheap Cheap very cheap but....i think it's way too low so better sign black and white coz it's too cheap. Make sure your quote is from a COMPANY not a one-man name company coz some of my friends kana cheap quotes then cannot get submission end up must top up more than double. Ask him about submission if it includes BCA, URA fees, soil testing and topo survery coz these will totally add up to about 30k. And, no electrical supply? Your attic room no toilet no electrical required? And it's not call beam to support the attic, its called Footings and pillars. Ask about termite control also, once u remove your roof, don't know about original condition might have some termite so since already doing massive stuff might as well. Should be about 1.5-2k plus
  8. Bridge over longkang probably won't be able to get permit. Previously a certain estate in east coast (old semi D estate) has problems with parking and residents vetoed to MP URA LTA PUB about paying to cover up the drain so that cars can be park on the pavement but the petition was put down by PUB citing difficulty in clearing the longkang. So there are some residents who got their own contractors to install wooden planks to build a "bridge" from pavement to their boundary line and then place planters on it. But But But...they receive summons whenever the ah neh cleaners come and need to clear dead leaves in the longkang coz cannot access mah. So ya...duno how u are going to do it though.
  9. 1-2week to clear the debri in the house like old furniture, set up toilet (now must build cannot use mobile toilet liao), canvas your house to protect neighbors 2-3weeks to hack down all the walls that you don't wnat and the old tiles so that's almost 1month liao during this 1month they apply for submissions etc sometimes might delay and by the time u get approval maybe 2months w/o approval after submissions, they cannot do anything otherwise illegal then the next month onwards the real work start. 3-4months is about right. but if u sign contract now confirm stamp chop guarantee cannot complete before CNY
  10. If you are doing A&A or reconstruction etc etc. Always get the phone number of the plumber (usually sub-con) if they install it, they should be able to fix it later. But most established builder will be around even if you need after sales service. For myself, when my auto gate broke down (fuse blew), i called my builder and he arranged for the gate repair dude to come down fix it and pay direct to the gate repair dude. So there shouldn't be any problem fixing PPR piping.
  11. I was told by my architect in june that soil report cannot be bought from your neighbors even if they are 5houses away, say 1 terrace house frontage is 8m max, 5houses = 50m. You could however use the soil test report from next door. The next question is "How long was the "RECENTLY DONE major A&A and rebuilding?" if it's 2years then its about right, at that time you could share soil test report but now cannot liao. I don't think A&A need soil test but rebuilding need. What i know is...your architect got do homework, knows his stuff well.

  13. Had the same confusion when i was building my place. Always thought should be Copper but my builder used PPR and i tot it was a more inferior grade coz my uncle used stainless steel!!! In the end, consulted my aunt a hotel developer and she said PPR is the more common material used in the market coz it's a kind of plastic its inert so you won't get brownish waster. Well, before reconstruction, our house was on copper and the water was yellowish when we first turned on the tap, 60yr old piping, what to expect. Apparently also quite easy to repair, say my TV console for my bedroom is behind the wall of my ensuite toilet, if the carpentry guy drill through the wall and hit the water piping, the contractor said there's no need to use solder or weld, just used some kind of silicone welding to fix it. Touch wood, i never seen it in action though. But i was told by developers that PPR is used in Sentosa island and most current projects also. FYI. if you are reconstructing your house, don't forget the latest for skirting (marble or parquet) would be skirting fused into the wall. Means the the skirting don't stick out.
  14. i did the above with them last year. Managed to rush everything to be in time for my wedding. My parents did this for intermediate unit BU 3200sqft in 2006 which also includes rehauling 2bathrooms (we got 4 bathrooms), create a roof over the small garden in the front. Price in 2006 was about 120k though. Didn't use PE BUT BUT BUT....if neighbors complain about the extension of the yard to wet kitchen then u have to pay later for URA and BCA for inspection and fees. If you could, go upstairs and check out if anyone of your neighbors have done the same, if they did then you can try skipping PE probably save 10-20k. If you can't see coz of neighbor's roof then get a ladder climb above the boundary wall and check. Most of the time, backside-backside facing units will do this and skip BCA and URA but corner abit tricky coz u are exposed (if your fence is those wire fencing) Currently adding bathroom to another bedroom, extension of 3rd floor bedrooms and therefore need new roofing costs 46k and need URA and BCA approval (coz kinda exposed from the mainroad)

  16. 100% agree! I keep BCA, MOM, TP, NPPC, NEA numbers on my speed dial so ya, complain complain complain!!! All contractors cmi take their own sweet time.
  17. my bet = EC or resale hdb coz she's in HDB resale/new/EC folder! frankly, no good or bad time to buy coz life is an adventure. Rent a place, no lumpsum commitment, don't like location change every 1-2yr (when contract over) then people say you stupid, help landlord pay mortage. Buy a place, burn all your savings into down and reno then people say you waste money on reno blah blah, see others go holiday to EU/USA but you suck thumb only can go TH/TPE ok at most JPN/ICN, cannot change car (but then most of us also cannot lah so this one no story). 3-5yr down the road if heng heng pty goes up the yeah! if LL market crash then so be it, there are thousands out there who will suffer together so all go Lala Land together. Think so much for what, scarly tmw die liao also cannot bring savings to grave. End of the day, decide how much u can spare for down then browse around for something around your budget. Like shopping for a man, have a checklist and check check check until something close comes by and you'll realise not all men will still be there when you shop from #1 to #10..., if not there means not meant to be..move on.

There are a few open houses around my area today. but i doubt they'll be sold if you miss this..100% stamp chop guarantee you next week and next next and next next next still open house sat and sunday. 24 Karikal Lane (the agents for this place should have 5-6units of terraces on hand to bring you go look see) Sennett lane (this one is semi D but worth to take a look) Bedok Grove (these are leftover by Far East saw them donkey years back but still not sold but the furnishings not bad maybe now abit dated lah) I think the above units already got their kitchen, flooring, wardrobes, bathrooms all done up. Maybe Bedok Grove got showroom unit lah.. Don't you have a gf/bf phone that you use for hobbies? Those that are not affiliated to your work and personal life?
  19. If your memory is good or your PI skills is good. Visit showrooms then snap snap snap, print and show it to builder. FREE Nowadays got a lot of builders redo old terrace houses and try to sell it off for 4M etc so just visit their openhouse and copy. Pay attention to fine details ie material of doors, material of window frames, staircase structure and material, flooring, lighting and ceiling (alot of people miss this point out), DB box, exterior Probably will take you 2-3weeks. Organize your visits into East Coast, Serangoon, Bedok probably enough already. Visit those unit for sale also. actually easiest is to go through propertyguru on wed/thur then make appt for sat and sunday.

  21. if the cockroaches are flying kind, how to guarantee? I got problem with flying cockroaches, flying dragonflies, flying greyish blue bugs (50cents size) and my dear MIL say "CANNOT KILL" so everytime i shut her in the kitchen or room with the bugs and she just sweep it out of the room. And of coz they'll fly back in few days later...
  22. Sigh i think i'm **** suay. My unit was completed in Dec 2011. Next door unit was sold, they canvas the carporch and backyard between my side and theirs. Now the contractor runaway hence their unit became like deserted. The canvas fell onto my side onto my car bonnet and i cannot do anything but to use broom to push all their canvas onto their site. Their irresponsible contractor hack their unit halfway, causing a crack in my wall (dining room), kitchen and carporch roof which resulted in my entire kitchen leaking. Called BCA but they themselves cannot contact the contractor. Call NEA to complain about mosquito breeding but they couldn't even enter the site coz it was locked. So any new would be owners reading this. If you pay cheap cheap like SGD 300k (what my neighbor paid) for reconstruction of your 2storey to 2.5storey, inclusive of carpentry. This is an impossible price!!! If you want to know the name of my neighbor's contractor located in Tiong Bahru, feel free to PM me. I will be more than happy to provide you with my address and you could witness the process of the surrounding new constructions to compare.
  23. Oh coz my 3rd floor front has no walls, i had my 3rd floor frontage full glass to bring in light into my airwell. Based on my layout, 3rd floor should be 7 x 4m Then my 2nd floor master bedroom also had ceiling to floor sliding door (again for light) and probably 3.5m x 4m I think typical houses don't glass up their facade so much. But my SP bill since Dec has been fairly constant. Approx $220 a month total and electricity component alone never crosses $140. 1bedroom aircon all day, 2bedrooms aircon all night, weekend living room aircon in all day (at night off). So i guess worth it. Again i'm not sure if its because of solar film or inverter aircon & inverter fridge. My MIL rationale is "Solar film blocks UV then she'll slow down her aging rate!" and she die die must use 3M DIY then how u stick? Impossible for my case (unless yours is purely windows)
  24. I got from 3M. quite a few companies selling 3M films. Agreed it's expensive so i used 3M for those unreachable areas (skylight) & staircase glass. Cheaper 3rd party ones for regular windows (meaning if lousy can easily change without scaffolding) Cost me about 10k for half my house (ie sky lights and the front where sunlight shoot at an angle).
