  1. moi found a architect who's fees include PE around 12-22k depending on your requirements. Probably one of the cheapest i found. PM me if you need his contact.
  2. BCA has the floorplan. they just have to charge you $50 for them to search. Then you pay about $50 to have it brought out for printing then $20-30 for printing fees. Floorplan will show you the footings and etc just that the drawings are almost impossible to read but it's the contractor's job to make the best out of your drawings. You have to be the legal owner in order to go BCA and request for it. If you are still in the midst of processing your house purchase, i doubt the existing owners will do this for you coz you have to go down personally. My floorplan was from 1957.
  3. Got brave today and check with my parents. Total monthly utilities = approx $1100-1200 for 4adults 3dogs includes the following : Part time maid = $200 monthly Starhub cable tv and broadband = approx $300 monthly actually it's $297 after GST Water and Electricity bill = range from $350-$450 (3aircons on from 8pm to 8am) Garbage disposal = my dad forgot 3cars My neighbor 2doors away also intermediate has 6adults, 3toddlers, 1dog, according to my mom, <$200 for water and electricity no aircon, no cable TV, no part time maid or maid 3cars, 1 van plant their own kangkong, bittergourd and shares with the neighbors, collect rainwater whenever it rains with commercial size containers those 1M blue type ** shouldn't have ask my parents = kana lecture!
  4. As a parasite, i can't help but wonder, how much would #5 cost? Kind of doing my finances backwards, bought the place then start to wonder and get worried if we can even afford it.
  5. Think also must factor in increase in loan interest rates over the next 2yr, doubt going to be low so monthly instalment will increase, correct?
  6. What kind of lifestyle? 0,1,2 cars? No of dependents on this combined income? DINK? Definition of suburb? Jurong, Pasir Ris, Woodlands? East Coast, Clementi considered suburbs? What kind of 2BR condo? new unit or old? coz price varies too
  7. 1) isit necessary to get change of address with the bank or telco first before i go to the police station to change my address? (sorry never change before in my life) 2) can i tell the bank or telco not to send future mail to my un-resided address ? (point is i do not want people to know who is the owner of the place or no point coz there are ways to check online?) reason being my dad (previous owner) gets couple of calls monthly from strangers asking if he's interested to sell etc

Just wondering if anyone out there met so many contractors (at least 9contractors + 2architect) and still can't find one that is close to his/her budget and decided to give up, rent the property out and then decide to renovate your house few years later. Meanwhile, just do basic things like painting etc and rent the place out..makes more sense? Suddenly felt so tired and forgot the reason why i even got my place which is IMO unfit to live within my own standards and renovation cost is so high. If i were to rent my unit out for 3yr @ 3k/month (4bedroom 2bathroom interterrace) would i have enough to build 3storey? ie very young couple with not much budget to to reno and skin too thin to ask for extra funds..seems so much easier to be a parasite living with parents
  9. Received my first IRAS letter on transfer of property..not good..means i must pay tax If my unit is vacant and will be vacant at least for the next 12-18months? Do you think IRAS will allow me to do a property refund? the clause in the letter is alittle confusing "if a property is vacant for at least 30days or a calender month, you may apply for refund for a vacant period if the property is intended for letting and no tenant could be found despite reasonable efforts to do so or the property is undergoing repairs to make it fit for occupation" ie in my case, no time to find contractors for repair works and it's obviously non-livable in it's current state..think they'll let me refund?
  10. these days every agent loves the phrase "collective sale" but i guess they are trying to imply "possible in 5-10yr time" very misleading... some of them like to say "no basement carpark means extra space for carpark now = more land for enbloc in future" but for true current stay status, no basement carpark means "1unit = 1 carpark" extra cars = park outside and wait for TP summon, where do your guests park, what if 1household has 3cars (very common these days) i also do not understand why some developers or agents like to place emphasis on good schools around the area when clearly they are more than 1km radius away. ie no hope solid surface worktop? granite vs corian? i think they meant corian otherwise would have stated big and proudly "i'm granite...come buy me"
  11. The house beside me is going up for sale. What are the odds that the new owner will want to renovate/A&A/reconstruct together? If it were you, would you wait for the house next door to complete their sale transaction? How long would such sale transaction take? Would the wait justify the savings?

Truth is i had gotten Meridien Homes for a quote but it seems they like to go with a certain design (flow) meaning the front door will see through the back wall concept that irks the **** out of my parents (in fengshui terms, this ain't good coz the chi close straight through and doesn't turn around in the house). I'm not sure if what i'm trying to do constitute rebuilding or A&A. But the gist of everything is i'm trying to reconfigure the entire interior of the house (for pangtang reasons, my ancestors (4of them) all died inside so ya, i'm trying to reconfigure so that future ppl who lived in the granny room won't feel errie). OLS, i've been through your FB and made myself a fan of it, hopefully you'll post more pictures So, one thing i've noticed is that my exterior is exactly the same as yours, are you in Katong too? Your staircase seem to be in the same (imo) horrible location as mine, would prefer it to be by the side of the house) so i'm assuming your upstairs also has 3bedrooms and only 1 bathroom (yes, apparently my granduncle in the 1950s didn't think of ensuite toilet when he built the entire stretch). So what i want to do is to create an ensuite bathroom for the MBR, and extend the 2nd floor to what the govt allows. Would really love an attic but my first quotes are already >300k excluding PE, BCA and carpentry so not really pleased with that.
  13. My family have been using swing out or swing in auto gates for the last 2 properties we had. Main reason was that it comes with it, developer had it installed so we had no choice. For my new property, i decide to use sliding gate for the space reasons. I need to park 2cars. My existing front porch can only park 1 car inside so the 2nd car has to be park on the pavement before the front porch. If i had swing out or swing in auto gate, then we have to have space allowance for the swinging gates, which unfortunately we do not have the luxury of space. Sliding gates tend to be slower than swinging gates coz imagine u have to slide 2panels in vs swinging gates which swing 2panels at the same time. Swinging gates in general look better than sliding gates also.

Hi I need to do A&A works for my new home Is 300k too expensive for what i need ? 1) Intermediate terrace 2storey 45yr property 2) remove existing mosaic tiles for ground floor and replace with homogeneous tiles 3) Tile up front porch 4) Install automatic sliding gate 5) Build low walls at front boundary 6) Tile up backyard 7) Reconfigure Granny room and groundfloor toilet 8) 2nd floor extension till URA approved limits 9) Reconfigure 2nd floor rooms 10) Additional MBR toilet 11) Remove and provide parquet of hardwood floors 12) 3x Wardrobe 3x toilet cabinets 1x kitchen 13) Create boundary wall for backyard My intially budget of 250k was actually rejected by couple of contractors who ask me to look for somebody else...sighz..
