  1. Can image yr situations. I almost landed "homeless" with 5 ppl (inc myself), luckily pulled the brake( delay selling) in time avoiding to rent 2 pl ( one for ppl, one for bulky stuff). But ... major reno to resale flat in a big mass, wrong timing (~ started 2 mnth b4 cny), I'm still holding back 10% retention sum now... No pt sighing over the valuation & cov issure, let's go and be decisive, quickly either talke to buyer to extend yr stay (like pay him rental, I think this is best in yr case avoid to move twice), or find a place to stay. Since you have HLE, not sure if you need to pay COV in cash or cpf. Anyone can advise?

  3. - 1 thing sure the bus interchange will be face lifted to be air-con, in another 2 yrs or so. - "Land for sale" notice board put up on empty land, mentioning " mixed commercial & residential".
  4. Heard there will be a private condo cum shopping mall to be built, on plot of land next to Bedok bus interchange and BI to be face lift to be air con? Anyone hear the same or can confirm?

  8. Cos the table is blocking the bottom half, losses its functionality. If no blockage, I would've put a full height mirror, may be with a horizontal rail, can practise some dance step haha.... Management theory realised me: use right tool for right thing, do right thing first instead of do thing right later, maximise the usage of thing (24hr on use if possible)...... To be blunt, blocking the mirror might as well don't have it in the first place, it is LPPL. I would rather to tackle the cause than to modify the effect, if within my reach, 30% & 70% theory applies.

Experience has taught me to be extra careful as to material put up in tiolet cos of the moisture: - No wood stuff - Mirror, watch out for mercury paste along edges corruprion with water moisture. Best use stainless steel mirror. - I insisted use all stainless steel (A402) screws & bolts. - As less drillings as possible. - Top-hung sliding glass door, no upvc one-piece or folding door.

  11. This is my 12ft mirror next to dinning table which I mentioned in earlier post. Left side is under repair(surface uneven).   14. Quoo, you must admit the facts that: 1. Seller agent is always at upper hand who can "block" buyer (whether with or without agent) who offer lower price, especially true for "hot" property. What u can boycott is to walk away & find next. 2. Even if law change that allow only agent deals with agent, same thing will happen. Seller agent calls the shot. 3. If law allows agent talks to agent only, who suffers? Only the buyers! 4. Now, at least buyer still can walkin by himself and choose not to pay the comm to seller's agent, isn't this better? 5. Co-broke case: seller agent wants to deal with buyer's agent only. Guess the seller agent has unpleasant encounts with buyers directly. Or, this is a "hot" unit. 6. Contra is far more complicated in nature, need to fullfill certain prerequisites among the buyer & seller. The "worst" case involve 4 parties. Last yr, I kena the seller to me who contra his unit( he buy another hdb unit) with an other unit (who sells & rent somewhere), so 3 parties involved. 7. Licensing individual agents is a must, at least, I think, for monitoring & contorolling. The question is "who" wants to be the central body to authorize license. Sure this body will be very busy to "entertain" "feedback", to conduct investigation, etc....
  15. Contra facility =buyer(have own hdb unit & found a seller #1) buy from seller#2, the proceeds of sale of buyer's unit "offset" the buying price from seller#2, "behind the scene". Co-broke = Agent talks to agent. Terms like "can co-broke" = agent welcome agent, comm negotiable, etc. If u are buying, find the house on your own (newspaper, internet postsings, very common), don't pay seller's agent any comm, it is alright, if u insist.
  16. I second what Yoongy suggested. Forgotten got strong valid pt- failed transaction = no link between offer & acceptance, thus invalid contract, therefore no comm.
  17. Cooldown all, didn't expect to receive so many "comments". I do not know asoon. I happened to "run into" this forum last Sep when search for "good" ceiling fan. I did not & have not, up to now, engaged any fsm fyi. I do not believe in those "fsm items" like pixiu, piyao, toad, etc. Initially, I found myself difficult to believe/understand fs & later become interested and keep reading books(chinese) on this and found out there are "branches" of fs theories, believes & practices, some already gone into "extreme", there are mix-up of taoism, mao-san belief & practice, etc. The ancient chinese description of "Qi" is a imaginary "object" circulating within body, is quite different from now fsm's "qi" which later developed into "kua", and so on. I have poor expression of toughts in english, unlike asoon. I would have written what he'd written, earlier on to make thing clearer. I don't buy toto or 4D - too difficult to "predict" the outcome. But I "invest" in stock, which is much more "predictable".
  18. Energies(qi, sha, etc) cannot be distroyed, but can be stored, converted(one form to another), or diverted. Intention is to prevent light/heat entering yr house but, driver suddens blind by reflective light & got traffic accident is an example. Reflected light migh enter neighbour's house & he's not happy and like Joo Chiat's case....... A skilled & responsible fsm always study the "inside" & "outside" situations before making changes.

  20. I'm talking abt the basic principle of the chain of cause and effect, not offer, acceptance & consideration. Someone sets a FS trap targetted at something/someone, but u , an innocent guy get trapped, understand?.
  21. I really doubt if the inspector'd viewed all video, just to "catch" a car owner who had hit yr parked car & run. I think police has more "significant" tasks to be done. If you feel unjustice yet to be justified, whether to car owner or to the inspector, may be can do these(need energy, time & $, worth?) 1. To find the truth if Police "borrowed" video ofr the accident day, write a letter to Downtown Easy Management attached with the police investigation report, enquired if "evidence" being borrow by police? Ask for permission to view the video. 2. Ask MP for letter to view video if rejected in 1. If ta jalan, let it rests as if ......... 3. Next time, in case, you hit ppl's parked car, make sure leave yr contact number onto the car u hit, so the owner save time, energy & $ to find the cultpit. And hope will becoming a way of life/culture and everybody happy. Note: I had same experience as u, very angry at first, "chiong" here & there to get evidence...
  22. Do not feel offended: simple rule: Eat less and do more. When output> input, will slim down automatically. But nowadays, ppls like to switch on air-con to maximum while covering thick-thick blanket. Eat & eat, diet here & there, & most contraditing is: pay $$$ to exercise !.
  23. To "handyman" like me, it is easy. To those never hold a screwdriver, not to mention allen key, sure difficult. To build confidence, start from small & easy stuff. Few wk ago, just "trained" son to assemble a unfinished-surface, pine wood-chair. Only through hand on, you gain experience then comes confidence. Sit and forever talk will end you to nowhere.
  24. 1. 13 or 18 w is no good enought. PLC has "disfussor" so light emits to cover a limit round-area. I used all "white light". 2. Use those 2 x 13 watt = 26watt PLC. My 5-rm pt blk's hall fitted with 4+2+3 = 9 such with 3 switches. Folyer=1 such + 1 switch. 3. Dinning area with 6 such, 3 switches. 4. Study area with 6 such, 2 switches. 5. Son's rm, 4 such, 2 switches. 6. Daughter's rm, 4 such, 2 switches. 7. Master's rm, 6 such, 3 switches.
  25. While altering FS settings to suit one to acquire more especially wealth and power, will directly or indirectly, create "unintended victims or targetted victims". By doing so is "good" or "no good", is rather subjective.
