For info, I shifted MBR's door about 3 ft away - to make the designated 'study corner' for daughter, bigger. I asked ID to align this door, exactly facing with another room's door. I do things for known causes & reasons. 'Hears & says' is just for reference only.

Housing agents best armed with fs knowledge, skill and experience. This goes without saying. Of course not those 'hear and say' fs stuff. Definitely help push their career to next height. I've no said mirror installed in my HDB flat, from primary market. Lift and staircase near main entrance. Entrance faced a 3-ft wide pillar,about 1.5 meter away. Got 2 x '4' in block and unit numbers. Some people visited said fs no good. Dining table in L-shape walls. Children born there. Career moved north-east. After 13 years, unit sold (unit was sought after, not I seek to sell) at 3.61 times of original buying price. Then moved to 3-bed rm condo. Sold away after 3.5 years of stay with 1.34 times of original price. Installed a 12 ft half-height mirror (no joint) along side wall, about 4 meters after entrance. Dining table, again, in a L-shaped walls, diagonally facing the mirror. Entrance is facing the semi-circle balcony. Original intention was to 'borrow' natural light from balcony to the hall, as well as the 'walk way' to the rooms. Siblings, relatives, visitors...all said the mirror 'very good'. Some agents (co-broke), as I appointed exclusive agent for selling, almost each time compliment the mirror to their clients. BUT, they saw only one side of the story. We have experiences getting 'shock', during mid-night without light, walked out from rooms and saw 'another me' in the mirror when 'not prepared'. Moved to a resale HDB. Also installed mirror - 10x5 ft, same intention - 'borrow light', but 'smarter' this round. The dining table in semi-U walls, mirror directly on the wall, dining table next to it. This time no more 'shocking' experience.

Need no fsm to tell if need mirror at entrance. Your heart and soul tell. Put one and try - heart out from mouth and soul off the body when you are not 'ready' to see another you. I've 10x5ft (WxH) mirror along side rectangular solid-teak dining table - never see the food 'doubled' by itself - i need fork out $ to pay for 'double' food. But it makes the space 'brighter'

Some general sound opinions: - Table best be placed somewhere near window for 'borrowing' natural light. - The one who sits on chair NOT directly facing window - glaring at times. - Son's back NOT to face door,while sitting, side facing is ok.

Some clauses like these: The Tenant hereby agrees with the Landlord as follows: (a) To pay the said rent and hiring charges at the times and in the manner aforesaid without any deduction whatsoever. (e) To provide and replace electric bulbs and tubes at the Tenant's own expense. (f)To replace any other items at the Tenant's own expense up to S$ xxx per item. In the event the item is more than S$xxx per item, the initial S$ xxx is to be borne by the Tenant and the excess to be borne by the Landlord. (g) To permit persons with authority from the Landlord at all reasonable times by prior appointment to enter and view the Premises for the purpose of taking a new tenant during two (2) calendar months immediately preceding the termination of the tenancy. ...... (n) Tenant to take up a service contract with a competent air-conditioner maintenance contractor once every 4 months. The Landlord shall pay for all necessary repairs and/or replacement of the air-conditioning units or parts. However, the Landlord shall not be responsible for repairs and/or replacement of the air-conditioning units or parts if the Tenants failed to show proof of regular maintenance contract as stipulated. Under such circumstances, the Tenant shall be fully responsible for the repair and/or replacement of the air-conditioning unit or parts. (0) Tenant to be responsible for all minor repairs and routine maintenance of the premises not exceeding S$150 per job/repair, per item throughout the term of the said lease. In the event any repair and/or maintenance exceeds S$150 per job/repair, per item, then the initial S$150 shall be borne by the Tenant and any excess to be borne by the Landlord. ..... 5 C. In the event of the rent, hire charge, management fee and or service charge remaining unpaid for SEVEN (7) calendar days after becoming payable (whether formally demanded or not) it shall be lawful for the Landlord to claim an interest at ten percent (10%) per annum. Amount unpaid calculated as from the date payable.

I'm implying you 'expect', as a tenant, that yr agent to 'walk the extra mile' in this regard. Not what become plumber.... And, I deemed your wish to 'complain' against his failing to your 'irresponsible' demand - to walk extra mile, would land nowhere. You move forward 2 inch, he steps backward 2 feets, i'm sure. His 'goal' already reached - tenant/landlord closed the deal! I ask u to read TA clauses for reasons - tenant is responsible for minor repairs! Otherwise, hold payment - very very effective strategy!

How can you expect an housing agent to be a plumber! He sure turns to become 'irresponsible'. To what extent of effect of complaint you expect - cause him to 'break one arm', 'break 2 legs', or 'scratch his back'? No need complaint, simply just ACT. To make him responsive - hold the monthly payments- he sure 'responses' to you for landlord will press him...U.then press him to press landlord for rectification by HOLDING the PAYMENT! Draft him a black & white and sign to be binding - you get contractor to rectify the 'music' that 'everyday you face' then back charge to landlord by deducting from rental payments.....Tell you one thing: landlord scares tenant who doesn't pay on time. Make sure you comprehend TA clauses first. Know your rights meanwhile responsibilities.

These days, everybody on anything and almost everything demand for 'certification' - and seem ONLY with these certifications, the anything and almost everything can be 'done', true??? Sibei jialat ! Little bit of trouble needs 'certified' contractor.... Uncles/aunties look after public toilets need to be 'certified', in order to be effective and efficient. Helpers at hawker centers need attend classes. Next time, how to '****' properly also need to be 'certified'..... Swelled? Hammer it down, cannot? Sand away, cannot? Replace the whole deck lah - I also know what & how to give advise and 'hope this helps' Anyway, wood putty costs about $5/can - it is for filling up 'gap' not 'hole' - for wood only and it has 2 types - water soluble and tinner soluble. Need no 'certification' for purchasing and application.

The only 'problematic' areas - locations of toilets. They are best to be located at 'extreme corners' of house, in term of privacy or hygiene.

Emotion impels men to action. He showed concern thus 'scold' hoping you get 'better' performance in his eye. Better than superiors who don't scold, isn't ? Be positive, at least he 'intervenes' in your work routines, am sure it is much better than he who isolates and stay away from you. By isolating meaning one doesn't wish to establish any relationship - this is real bad. Learn to turn the 'bad feeling' into positive driving force - school can't teach.

Human has many different kinds of 'needs' - Maslow has broke that into 5 categories. (in facts, to my experience, there are more than these 5) Before one reaches 40 yo, I think he/she hardly understands those 'intangible needs' - psychological needs is one of those. Generally, human needs to possess something 'tangible' - can touch, hear, smell...in short is called 'hardware', or FS items, .in order to generate/fulfill the psychological needs. Especially true to those who have low internal locus of control. They believed more on 'external' than 'internal'. They believe 'magic' more than hardworking. They believe something 'blessed' - in term of hardware can help them in gaining the confidence in facing of future uncertainties. However, the reality remains as it is whether you possess or not that 'hardware'(am talking about fs items)(Guns, cash, revenue production tools....otherwise) - the tree/problem or reality remains as it is = hitting the leaves or branches, the tree remains. Making thing worse, ignoring the daily reality but believing 'the blessed magical hardware' can help bring good changes = ignoring the 'root cause' of the problem, and letting the root grows bigger.....= more leaves and branches! Got it?

Effective rate of interest (annualise) for credit card is near 24%pa. It is DAILY compounded! for outstanding sum. Credit card companies tell you xxx% but never tell you how they compound the interest. Too bad primary/secondary schools here don't teach the most practical yet fundamental financial mathematics.....many engage into games where they don't understand rules of the game. When you make purchase, the bill ($$$) sent electronically to credit card centres, the centres post you the invoice to make payment by xxx date. They will ask you to pay 'MINIMUM' $50 but ----don't be conned, they never tell you the remaining sum will be charged at xx%! My 1st credit card with UOB since 1991, the purchase date to mandatory invoice payment date NEVER exceeded 30days!(Real interest free for ~ 30 days!) Bottom line: make sure you have the money to pay for what you purchase, otherwise will be charged with interest, or 'see you in court'.

Found water-based VC the most 'effective' - need no worry no bag or accessories obsoletion. Dust wouldn't anyhow 'flies' when change/clean bag/filter. Really trap 'nano dust'. Air purifier as well - suck in air, go through water, out the purified air - hall, room....Can add different 'smell'. Vacuum pack bags, clean bed sheet, sofa.... Analogue speed adjustment, life time warranty, one time 'investment' for life. http://www.delphin.sg/advantages-of-l-lamella/ Expensive....~SGD3,700. Anyway, value for money.
