Hi Mountainsmith, Yah. A complete victorian look is exp for sure. Not easy to find such carpenters in sg. Can imagine the cost of plaster moulding. Victorian theme, are u not doing cornices? I know cornices are not a 'in' thing but I think it is a main feature of victorian theme. Looking at the 3D drawings for the dining area, I would not go for big sheet(s) of acrylic mirror. Rather, I would replicate what u have post earlier, 2 big mirrors with white borders/frames. U don't have to get such mirrors from expensive stores. I believe acrylic mirrors can be mount to those frames/borders that painting shops sell. Just my thoughts.

My opinion is yes. U don't need a false wall to mount tv to the wall. Basically, the function of the false wall is to hide the wiring behind the wall. For asethetic purpose.

Umaisarah, looking at your house, I believe the reno is not cheap also, with all the carpentry works. Personally, yes, I do not like the fact that same designs are reuse again and again. IDs are suppose to do a better job than that. Own personal touchs are going to make it your own truly Umaisarah & Family home. . Some of the stuffs we did are not very practical to some but is what we prefer. Lastly, you haven't seen me crossed swords with my ID. Ha. Really. I didn't say much negative stuffs doesn't mean there are no issues but I see them as hurdles which we have to try to cross them. Very lucky! Congrats! . I also want a PS3!!!!!

Hi Rasfene, U are going for a modern comteporary theme? Yes. Ready-made furnitures like tv console is better in terms of finishing because they are usually powder-coated or finishes with high gloss lacquered paints (better ones). Laminates give poorer finishing at the joint especially.

Must be patient. Yes, that why I said must be pushy a bit if u want to get ur house ready by end Apr. At least 80 or 90% done will be done by then. $15 psf but no stock at that moment. A complete overhaul is exp. I didn't do a 100% complete overhaul. Can't imagine the cost. Mind sharing your current quote? Ha.. me too. Always asking how much first. And the process will be he go back to draw, get quote and come back. Hmm, the whole process probably takes 2 to 3 wks each time. Ha.... that how time passes by.

Epoxy finishing is slippery when in contact with water though. There are tiles that have the same effect as the epoxy finishing. The really gd one I saw is abt $15 psf. Yah, the price I was quote to do this is not cheap. There are other colors. Check with Loyd. . how is ur reno getting along?

Loyd takes longer than others to prepare the quotation base on my experience. Appreciate if your sis can bear with it. Usually ID firms revert within a wk or so with floorplan layout and quotation. But Loyd needs more time. Designing takes time for sure.

$70k is possible. The more 'branded' ID firms quoted me $60 to $80k for their designs. Overall, I think maybe my ID Loyd lose money doing my house, that why the cost is not so high. I am planning to keep the cost at $60k. Furnishing is another sum of money.. Anyway, the exp things are really the carpentry works. My dining table top is not done but to clad with solid surface cost me $2k plus alone. Curvy things are exp. Or should I say unconventional shapes. Maybe ur sis can meet up with Loyd. He is really creative. I strongly recommend him so long u bear in mind he needs more time to response with designs.

Nicely done, especially the kitchen. . The only thing I don't like is the study table. The laminate don't match the parquet flooring. My 2 cents la. Hope you enjoyed your reno process.
