  1. Think on the bright side, at least you have the cash to afford buying a unit from resale market. Some people like my friends' sisters cannot afford to buy from resale market and have to stay with their inlaws for 3 years until their BTO units are ready. And we all know staying with inlaws aren't that easy. Then I'm also cheapo haha, I opted for a low-floor unit to save on the COV. So is it your house-buying headache or World Cup Craze keeping you awake at this wee hour? Maybe you can ask yourself what are the criteria that are important to you and your spouse? How well this unit scores against that list of criteria as compared to other units? How does the price of this unit compare to other units in the same area? Etc.
  2. Have you got your HLE or bank loan's principal-in-approval? If no, remember to buffer a few days for your bank loan's approval. I also had big headache in the first few days, thinking whether to take or drop the unit. Cos my low-floor unit's valuation is ~10K higher than other low-floor units in the same area. My agent and I thought that the seller was lucky to have the valuator in good mood when valuating their house hahaha. Hope everything go smooth smooth for you in your house-hunting
  3. 1 seller's agent blackmailed me to pay him commission when I was house-hunting as a direct buyer. In the end, I decided to get an agent to represent me as the buyer since I would be paying 1% commission anyway. My 1% was well-spent, at least I felt my agent was on my side, she helped me negotiate things with my seller and my paperwork was settled nicely.
  4. That agent is blackmailing you like a hooligan! Please post his handphone no. out to warn others about him. My friend (direct buyer) recently got an offer from a seller's agent. He promised to pester the owner to cut the asking COV by 15K and give special priority to my friend over other buyers if my friend agreed to pay him 1% commission. If this agent's plan succeeds, he earns 15K from both sides.

  7. Harrymonster, Well if the house is newly renovated and in a better condition, the valuation price that you'll be paying for it will also be higher hehe. Your seller is nice to let you enter the house earlier. My seller refused to let my mover shift 2 pieces of my 2ndhand furniture into the house 2 nights before our 2nd appointment, although the house was already vacant. I didn't pester him and just left my furniture along the corridoor, haha praying that noone would touch them. My seller didn't mention about the key loss, rusty taps, spoiled shower screen etc. during our viewings. After 2nd appointment, then we realised about the lack of 2 keys. When I approached him about these 2 keys, he kept insisting they were in the key pack that he passed to me. I just let the matter rest. Key loss is still better than pipe bursting, ah long knocking at my door etc.
  8. I have recommended a few friends, who have babies crawling on the floor, to use the laundry detergent and floor cleaner from Melaleuca. Their products contain all-natural ingredients and contain no dangerous chemical. Their products contain tea tree oil, which has antibacterial properties. I'm using Melaleuca products myself. When I hand-washed clothes with supermarket laundry detergents last time, my hands always go red, my skin is pretty sensitive. But Melaleuca one doesn't give me that problem.

  13. Thanks for the replies. I'm a female btw. Hubby and I don't know how to change the locks. Yes the locks are those "popping out like tongue" type once key is inserted into them. I shall update him about the info you all gave me, see what he says later.

  16. Hi all, Side track a bit ... Do you all have any locksmith to recommend? I need to force open my master bedroom's window grilles, my seller lost the keys to their locks. My aircon compressor is right outside that window. I'n planning to do a servicing of my aircons. Thanks. I paid $90 to one locksmith to replace 1 bedroom's spoiled door knot weeks ago. My friends said I got "chopped carrot". Luckily I was locked outside of the room instead of locked inside that day LOL.
  17. Your seller is already very nice to pass you the keys earlier and let you start renovation earlier. For resale units, some of the things are bound to be old and not in good condition.

  19. Hmm now, non-Malaysian PR sellers also have an added advantage over Singaporean/Malaysian sellers. In the event of SPR quota exceeded, non-Malaysian PR sellers can still sell their house to non-Malaysian PRs but Singaporean/Malaysian sellers cannot do that. Therefore some non-Malaysian PR sellers may try to demand for higher price in the area where SPR quota is exceeded. Some non-Malaysian PR buyers will agree to the higher price because they can only buy from them?
  20. I'm using Sf-80kj, there's kong kong noise. Whitefantasy is using SF-90KJS, she also reported that there's kong kong noise. My 8kg washer is too small for my comforter alone without other stuff. My bedsheet is those tuck-in at the mattress's corners type. I can dump 1 bedsheet, 4 pillow cases, 1 bolster case together at the same time into 1 wash. Regarding curtains, it depends on how big and thick are your curtains' materials, thus I can't answer u on the curtain part.
  21. Have your parents taken HDB loans 2 times in the past? If yes, you and parents can only apply for bank loan now. What are you trying to appeal with HDB? Is your HLE application rejected? We need more details from you. You can call up the HDB hotline today to clarify your issue with them.

  23. MegaDiscount store salesman told me that one needs 9kg or bigger washing machine if one wants to wash queen size linens. I wash my queen size bedsheets, pillow cases, bolster cases, curtains using my 8kg Hitachi machine at home. But I don't wash my queen size thick comforter at home. 8kg machine is too small for my comforter. I always bring it to my mum's place and wash it using her 10kg machine. My mum's place has dryer and kitchen has West sun, so my comforter will be fully dry after hanging it out for 1 afternoon. That's the advantage of West sun LOL. My place always rains everyday, and my kitchen faces South, so my comforter will surely have problem drying at my place. Personally, I think one should buy 10kg machine if one needs to wash thick queen or king size comforter. Hope my 2 cents help.
  24. I washed my bed linens using Delicate Program but they were still damaged leh. My office clothes were fine after the wash though. My machine doesn't have different RPM settings for me to choose. True. Newer technology by right should be better and quieter! I guess that Best Denki salesperson, who served you, has never use the Hitachi washer herself before, so she doesn't know about the noise issue. I can't hear the washer's noise in my bedrooms if I shut the bedroom door because my bedrooms are at one end of my rectangular living room and my kitchen is at the other end of my living room. It's good that you warned forummers about Hitachi washer's noise issue. None of the salesmen highlighted it to me.
