  1. After I started using electric mosquito repellent, the lizards vanished from my house. Maybe becos no more food for them.
  2. DIY painting is manageable if the flat is relatively new and walls are smooth. But if the walls need plastering and sanding, then it's better to get the professional painters to do it. My hubby and I took a week (Mon to Sun nights) to finish painting our entire 4 room flat. Till now, no visitor can tell that our house isn't painted by professionals Must give the credit to our brushes and paint. We threw away 2 brushes that gave uneven texture finish.
  3. HDB staff doesn't help us to get the seller out of their house leh. They will only remind the seller to vacate house by 2nd appt when all turn up at the HDB office during the 1st appt. Anyway the seller must be agreeable to the 2nd appt date that is fixed. It's better that you discuss about it with your seller directly. Hehe 2nd appt delay, also means seller delay getting their sale proceedings $$$
  4. Even if the seller decides to sell off the house now, he also won't sell it to TS at 305K. Why? The house can fetch a much higher price by selling it to another buyer, as the property price has gone up a lot over these 2 years.
  5. I notice north south reservoir zones of Bedok are commanding different prices. Also, bedok units' age range from 10 years old to 30 years old. I think these affect the price significantly.
  6. We painted the whole house 2 weeks ago. We re-painted 1 wall section with Nippon Vinilex green colour paint yesterday. We don't see any difference in colour tone. Walls will collect dust and dirt over time. The paint color on our walls will become duller as the years go by. After a few years, I doubt we can re-paint small patch on the wall without any difference in tone. Most likely we will have to re-paint the whole room.
  7. This is a good tool, which I should have used when doing house hunting.
  8. Yours is a good deal since it's near to MRT. Which floor is your unit? My one is 2nd floor, so I paid less. I paid 15K COV. Heard of 5th and 8th floors units sold at 42K and 40K COV recently.
  9. Haha some ads anyhow smoke one, put 5 mins walk to mrt although the map shows them to be 1km away It's better to check out the distance using online map site ourselves.
  10. We may bump onto each other one day soon hehe. I also bought a unit opposite Sembawang mrt. How much cov are u paying?
  11. Personally, I would consider 515metres near. I thought Sembawang COVs will drop cos its non-msia PR quota is exceeded. It means less buyers, less competition?
  12. I don't have so much patience. I would have given up on the unit after 6 months of waiting. Somemore, property prices are rising as the months go by.
  13. Anything that got to do with collection of money, PAP will be very ON one keke! For Starhub, I always email them instead of call them. They will response to my emails and settle my requests on the 3rd day. They are the first to update my address.
  14. Yeah lor, especially those high-floor units near to MRT stations. I saw some ads demanding 100K COVs, scary sia
  15. Thanks for the replies. I got to learn a lot of new things from everyone in this forum.
  16. http://www.iras.gov.sg/irasHome/page.aspx?id=160 IRAS site states that (whole house) property rental income is taxable. How about room rental income? If yes, any idea how much will it be? Thanks.
  17. I feel sorry for you and your family for going through all these. You definitely can claim back your 5K deposit, as the seller doesn't allow the transaction to go through. For your lawyer fees, it will be difficult to claim them back.
  18. To me, "Low end" means unbelievably cheap and using wood fibre boards. I'm also a noob. Beds.sg agrees to send people to glue back the faux leather on my bedframe headboard next sat. BTW you may come across some "overwhelmingly positive" feedbacks on Beds.sg. Beds.sg actually gives out $20 vouchers to customers who write positive feedbacks of them online.
  19. I recently ordered my 2nd bedframe from beds.sg; it isn't the cheapest bedframe model on beds.sg. I'm disappointed about the drop of quality in their products. They use cheaper, shorter rubber legs now instead of chrome legs, so the height of my 2nd bedframe is unpleasantly too low. If I want chrome legs, I still need to top up ~$30 and arrange for 2nd appointment. Furthermore, the cushion of headboard is now thinner and I saw some Faux Leather wrapping + pins of my headboard came off on the 2nd day. In terms of service, I find beds.sg's service satisfactory although there was few hours of delivery delay which I can still accept. I think I rather pay more and get better quality furniture next time. Luckily I didn't order my sofa, chest of drawers and dinning table etc from beds.sg. The quality of my remaining delivered furniture from other vendors turned out well. Don't get the low-end bedroom sets that Beds.sg and IFC are selling if you are looking at long term usage. If you are looking at temporary usage, then maybe you can consider them.
  20. You are right. If he buys unit directly from HDB, MOP is 5 years. If he buys unit from resale market after announcement date, MOP is 3 years regardless of bank loan or HDB loan.
  21. It's in the news. No matter you take HDB loan or bank loan for the next house, the MOP of your next house will be 3 years. The MOP of your current house stays the same.
  22. The base is to prevent us from weting the machines when we flood the kitchen with water hehe. Now machines come with stands, so the bases aren't needed anymore.
