  1. I bought my 2nd hand wardrobe for $60 and paid $50 for its delivery. I spent $110 for this wardrobe alone. I bought new spring mattresses. I'm worried of bed bugs on 2nd hand mattresses, I rather pay more than let tenants sleep every night with bugs lol. 2nd hand furniture sellers expect buyers to arrange their own deliveries. I don't see any with free delivery.

  3. I have replied you in the other rental thread. We bought our tenant a big $60 fan and told her nicely about our concern of her aircon consumption yesterday. She got listen, she didn't on the aircon for more than 12 hours today.
  4. I just downloaded and printed out the agreement contract that was posted by forumer zirhk3355 at the top of this thread. To find tenants, I posted ad on property sites. One agent was also kind to help me to post ad on one property site. If you don't want to be 'bombarded' by phone calls during office hours or if you are not patient to answer lots of questions, it's better that you engage an agent to find your tenants hehe. I had to answer phone calls and smses during office hours for a few weeks. You must also be prepared to face bargaining of prices and conditions by some people. After my rooms were taken, I referred the people who called me, to my previous property agent who wanted tenants for her client's room.
  5. Tenants will expect at least a bedframe with mattress, and a wardrobe in the rooms.
  6. My hubby bought the storeroom rack materials from IKEA and assembled them on his own. Homefix sells the storeroom rack materials but they add up to be far more expensive than IKEA. IKEA has metal and wooden racks, see which type u like more.
  7. Your friend's tenant on the aircon only at night or 24 hours? It's definitely unacceptable if they on the aircon for 24 hours. I'm alright for my tenants to on their aircons at night until next day's morning everyday. The weather is very hot these days. My hubby and I paid $600 to rent a master bedroom without aircon last time.
  8. I personally don't bother about the tenants' whereabouts, they are free to stay out late as they please. I only mind about the PUB bills. Jialat 1 of my tenants switch on the aircon from 5pm to the next day 1pm, that's 20 hours! She doesn't buy a fan like the other tenant. I think I'll buy her a fan later, I'm worried about my PUB bill hitting $500.

Both sides. 1 year lease - owner pays half month rent as commission to agent & tenant pays half month rent as commission to agent 2 year lease - owner pays 1 month rent as commission to agent & tenant pays 1 month rent as commission to agent I bet you get good business since your house is in a good location. You need to decide what's the max no of people that you feel comfortable staying with.

  11. IMHO, I don't see any difference in the rents for a room in 3-rm, 4-rm, 5-rm or EM of the same area unless the whole unit instead of a room is rented out. There's only a difference in the rents for a room in a private condo versa a room in a HDB. You can check property sites to see what other rooms nearby your block are quoting for their rents. Afterall, they are your "competitors". Tenants will compare their rooms to your rooms. Lot of people are renting out rooms now.

  13. Yes, this is the normal practice. Buyer will need to pay the fee for their own resale application to HDB. I also had to pay my agent the $80 on top of her commission.
  14. Personally, I would just postpone the 2nd appt. Cos I wouldn't want to let the owner get their sale proceeds for the house & start paying my monthly loan instalments when I haven't got my keys yet.
  15. I rented rooms before. The penalty is 1 month rent on my leases. Wah how come it's 12months on your lease?

  17. I would think that it was the agent's fault. He should have informed you earlier about the offer, and arranged a date for both parties to sign the OTP form. If the buyer heard no news about the OTP form for more than 1 week, of course he would think that you (the seller) was not interested to accept his offer and proceed to cancel his cheque. Without a properly signed OTP form, you wouldn't be able to claim the 1K from the buyer.
  18. HDB officer will leave it up the buyer and seller to decide on a date that both agree on. HDB only allows maximum of 8 weeks from 1st appointment.

  20. If you have your own lawyer, you may also consider asking him to issue a lawyer letter to the owner to vacate the tenants out by certain date. My agent and I actually contemplated issuing a lawyer letter to my seller if he stays beyond the 2-weeks extension given to them (as discussed and agreed during our OTP).

  22. You may come across "overwhelmingly positive" feedbacks on Beds.sg. Beds.sg actually gives out $20 vouchers to customers who write positive feedbacks of them online. I'm not quite pleased with the bedframe's quality that I ordered from Beds.sg.
