  6. Your case reminds me of my previous rental place. 2 sons + daughter + son-in-law sleep in the living room. I feel sorry for them whenever I walk past them last time. But I guess the owners are 'forced' by financial situation to rent out so many rooms. Who'll enjoy sleeping in the living room for all to see? Have you tried talking nicely to the owner to lower his TV's volume? Aiyoh his kids also need to sleep one. If I'm you, I'll move out and find another room. I rather spend a few hundred dollars than lose my sanity and sleep. There are still some owners out there who are renting out their rooms without agents on property sites. Maybe you can try to find a place whose owner has no small kid next time? At least you won't hear kids' screaming.
  7. Every agent told me their houses were move-in condition when I called up to ask. When I went for viewing, a few had their walls chipping off, built-in cabinets damaged, pipes leaking etc - these were also said to be move-in condition LOL. Another popular caption is "5 mins walk from MRT" although some houses on the map were more than 1km away from the MRT station. Haha we can't blame the agents. No business means no income for them. These are part of marketing techniques. Buyers must do homework on their own one.
  8. Yeah, for people who are going to do an overhaul renov, the condition of the house internal doesn't matter. In the end, everything inside will get 'wiped' out haha after key handout. It must be real fun designing the whole house on your own! I hope I get the chance and fund to try it out in future.
  9. After the hdb announced the rules and Greek crisis appeared, the volume of resales transactions has dropped a lot. Last time must wait 3 months for 1st appt, now only need to wait 1.5 month for 1st appt. GIC and Temsek Holdings lost billions of taxpayers' $$$ in their investments, therefore govt wants to force us to keep our $$$ as much as possible in their pocket "CPF"? Less profit to make, less 'temptation' for hdb owners to sell house, so less transactions? More and more young couples around me are applying for BTO, stay with inlaws or stay separately for 4 years. A few are skipping customary wedding to buy resales.

  11. One will need up-to-date receipts for the furniture claims. IRAS randomly calls people up to check on their claims one.
  12. That was a good insight. Yah I noticed that the BTO releases with 3rm to 5rm units for these few years are not built anywhere near MRT stations. Govt makes more $ by selling those plots of land near MRT stations to private developers instead.
  13. I read somewhere on IRAS site that you can claim rebate for the furnitures that are used for the rental. But it doesn't state that renovation cost can be claimed as rebate.

  15. Paiseh my agent only does sales of properties. These rooms belong to her customers, who bought the house through her. That's why she's helping them to rent their rooms. Whether it's difficult will depends on the location, rental price and how open you are to the tenant's bargaining of conditions. My agent managed to rent out 1 master bedroom at Woodlands after the owner agreed to lower the rent to $600 for 2 ppl. Hope you find your tenant soon
  16. Thanks, I will pass the info to my friend. I paid $60 +$50 delivery for my 2ndhand, 2-door wardrobe. My friend and my agent's client still haven't found tenants for their rooms after 2 months.

  18. I think it's great that the stat board will have a common database that's made available to the public to do checks on the agent's past records including past complaints on him/her.

  20. There's no hard and fast rule. As long as one likes the purchased unit that one pays for, it's good enough le!
  21. I agree with the rest. Do not pay the agent the commission at 1st appt. Pay him only after the successful ompletion at 2nd appt.
  22. I'm using that rack in my bomb shelter. It's shaky as I didnt nail it to my wall. If you want to put heavy things on your rack, it's better you buy other type of racks with a proper base below.

  24. Just call up any mover to arrange. I don't recommend the mover whom I used due to poor service. Oops I forgot to reply to your PM. I rented my room for 2 pax (comes with aircon, internet, PUB bill included) for $650. People are renting room for 2 pax with aircon for $600-650 at my area. I'm just offering information out of good will. Please don't blame me hor if you are not happy with my replies or the outcomes You make the final call.
