  4. What is the maximum load stated for that fridge's glass shelf? I remember seeing some fridges having labels such as "Tempered glass. 100kg Load" sticked onto their glass shelves. I bought one with this label for my mum cos they load the fridge with a lot of drinks.
  5. My current aircon is non-inverter aircon. Last time even if I switched off all electric applicances except fridge, my electric meter still continues to tick quickly. Now by chance, I realise that my electric meter's ticking slows down very significantly after I have switched off the main switch of my aircon for days. So even non-inverter aircon uses standby power. My aircon compressor's noise is disrupting my sleep, so I will just use my fan for the remaining months.

  11. Your parents have to pay 10% downpayment for the BTO when they sign the lease of agreement. Lease of agreement is signed before HDB starts tendering the BTO out to contractors. If your parents have no CPF, they would have to pay for the 10% downpayment with cash. This will be around 18K. Yes, they just need to sell off the current hdb within 6 months after they get the keys for the BTO house years later. For the payment of the sale proceeds to the BTO house, I'm not that sure. I shall wait for the other forumers to answer this part
  12. I understand your view that if you are going to pay for rent, why not use that amount of rent to own a house instead? It's dangerous to stretch ourselves too much in our financial commitment. Like what the other forumers mentioned, what if we lose our jobs? Also, too much financial stress can strain a marriage. The top reason for divorces in Singapore is not affair, it is money. Have you ever thought of reducing your expense on renovation (25K)? How about finding a resale unit with move-in condition? You can do the fanciful renovation stuff to your unit few years later when you have more savings. This will remove your need to take up a renovation loan if you die die have to take a personal loan to pay the COV, 20% downpayment etc. My hubby and I only spent a total of 4K on our house painting, furniture and electric applicances, then we moved into it.

  16. I don't know if this is workable? Draft another tenancy agreement between you and the tenant, which will make the tenant pay the security bond to you. This will allow you to bypass the seller.

  20. For my area that's opposite a mrt station, cov drops from 50K to 40K for high floor units. Last week, a unit at 2nd floor was sold at 20K COV. COV down + Valuation up = MBT can please both sellers and buyers.

  24. My sister is in her final year of her Real Estate Degree course at NUS. Her syllabus touches on HDB valuation and private property valuation. She told me that valuation prices primarily depend on the past transacted prices of the units nearby our unit. I think you are right to say that if COVs come down to a very low level, rises in valuation will also be very slow. So I think valuation prices will drop if units nearby our unit start selling at below their valuation prices (no COV).
  25. The results of HDB August's Balance of Sale Flats was announced a few days back. Some of its 20,000 applicants, who fail to get a good ballot number, may decide to look at resale market if they can't afford to wait 4 years for the BTO flats. Let's see how the demand vs supply curve goes for next quarter.
