It seems like you are comparing the price of a drawer system and a drawer track. A drawer system comes in the form of an entire drawer minus the front panel. A track is just a track. Just call them and clarify.

Dear Sam You have correctly pointed out the most recent changes in URA's definition for penthouse units' private roof terraces. Only for the latest condominiums (most likely still under construction and not completed yet), the GFA of roof top terraces are being computed very much the same like the balconies' GFA, and they can be 'covered' on the top like how a balcony can be covered on the top. In most cases, developers would have covered the roof terraces for potential buyers for these very new condos that are designed according to the latest codes. Note that URA has a very strict guidelines on how balconies (and the new penthouse roof terraces) can be covered from the sides. To put it simply, they only allow temporary covering that can be opened. One easy way to tell these new condos from the old ones apart is that these new condos have significantly less private roof terraces, and significantly more large area of 'public' roof gardens. This trend is exactly resulted from this change in URA's definition of private roof terraces' GFA. As they are no longer 'free and unlimited' GFAs for the developer, they can no longer afford to max out large private roof terraces for penthouse buyers in the past. Instead of leaving the rooftop spaces wasted and unused, they turn them into public gardens instead. One such example is the recently-launched 'Highline Residences' in Tiong Bahru. It is also worrying that how some existing penthouse owners are being confused by these new regulations, thinking that they too can cover their private roof terraces. Unfortunately that is not the case for existing condominiums. Also do note that some condominiums' management operates differently from URA's guidelines. Buy off the shelf makes sense especially when you have a custom theme in mind. The workmanship of your contractor to do up a tv console with an unusual look is unpredictable and therefore risky. -
If you are only laying granite tiles, you may want to approach granite tile suppliers (so many of them, just flip a random Home&Decor magazine and you will see a few) directly. If granite flooring is part of many works that you are going to do, then it is best to park this under the ID contractor's scope.

LED lights with dimmer are more expensive, but the advantage is obvious - you can fine tune the lighting level to your liking. Be wary of cheap LED light fittings. As LED lights are a relatively new technology (compared to say fluorescent lights), many substandard factories in China produce rubbish LED lights that will not last long. Obviously, the better LED lights differentiate themselves from the rubbish ones by price. They are more expensive. Please also double check in detail how each component is to be replaced when they need to be replaced.

Tile Baseboard Thickness

20mm thick (including 10mm-thick tile) is quite normal. If it is a new building, the mortar behind the tile is part of the wall, therefore you only see a thin tile skirting. For skirting tile added on an existing wall, it is inevitable that the overall thickness will be thicker, unless you hack into the wall which will be very expensive and sometimes not allowed (depends on which wall). -

Sorry for being a little straighforward, the (1) half wall partition in the living room, (2) the sudden change of floor material and (3) pushing the tv console and sofa etc to the door are only doing one thing - making your living room appear smaller and illogical. Listen to your ID. -
i agree with bepgof. it is not meaningful to make such comparison. a higher quotation doesn't necessarily mean you are getting ripped off. it could also mean better designer, more scope of works, more extensive renovation, better finishes, etc. etc. similarly, a lower quotation doesn't necessarily mean it is better. it could also mean less scope of works, less superior finishes, simpler design, etc.

Old Flat Top/highest Floor

If you buy a unit on the top floor and there isn't a separate metal roof above the unit, the Reinforced Concrete slab above your unit is directly exposed to the elements (rain and sun). Other than the additional heat, water leakage to the top-floor units is also very common. -
Felicia It is reasonable that a single fan is $80 while three fans are $150. Regardless of how many fans you want to install, the effort required to travel to your home is the same and the difference in amount of work is not significantly different. Certainly not 2/3 easier. My two cents.

SCDF has the final say to whether or not a household shelter is required for a reconstruction project. It is part and parcel of the submission process for the QP/Architects to consult the SCDF to confirm whether or not a household shelter is required for that particular project.
