  9. `so screwed` what u can do is to make something big out of this thing if not u will end up as the losing end. i was in somewhat similar situation n have had consulted professional help (lawyers n etc), in conclusion it wasnt worth my time n money to sue them. even until the last day of the extension they asked for (they asked for 6 wks but i say 8 wks is ok and they even push the 2nd appt to 8 wks later), they left their stupid appliances n furniture in the house! so i became a bigger hooligan here and said i have reminded them to remove everything and they claimed that we wanted their stuffs. funny thing is that there wasn't any b&w. funnier thing is that, we have to rely on a 3 way communication (i call my agent, my agent call their agent, their agent call them) and last 50% of commission was paid so my agent say, u call their agent urself. lol in any case, i wasn't involved in any of these because at some point in the process, i became a bigger hooligan n press their agent n my agent to death. so my goody husband step in and he dont mind paying those misc fees for town councils n stuffs like that. to minimize problems and now he kena makan. lol so a word of advice, it is really up to you on how u want to escalate this case involving cheaters n liars. all the best!
  10. more haste, less speed. take it slow n stick accordingly to schedule.
  11. and so choosing tiles was quite a breeze but not for the lights and sanitary stuffs because they can easily burst the budget so more or less i have what in mind and am glad to find some similar designs online
  12. i'm having the same kind of agent as u and NO, i will not quit my job or even consider to be a housing agent.
  13. PM? no need PM, he dont speak nowadays, is MM who is speaking.
  14. after i signed my 1st appt, i became a *****. the seller's agent is a bigger ***** and she "eat" me because she is older but i still argue with her. being loud doesn't mean she is right, it just make her a bigger *****. 1 phrase i want to quote from her is "how can you write to HDB CEO? (looking at my agent and his manager) "do u know about this?" She mean that i must seek her permission before writing to HDB CEO when his email is accessible thru hdb website. Throughout all the commotion, I shoot my agent "I cannot believe you can actually keep quiet AGAIN" he looked at me, wanting to cry. then my agent came and say to me "I know u r very unhappy with me" I say "it is ur duty to inform us that all sort of private agreement is not recognized by hdb and if anything were to happen, r u going to take responsibilities?" my agent say "my other clients........." I say "right now it involves me and only me, i don't care about your clients." my agent became a mute afterwards. So in a way, i have to know everything when i engage his professional services in my house purchasing? talking about that irks me, i know more things than my fave agent. he even brought his manager on 1st appt, acting as his shield. the seller's agent is the biggest *****.
  15. let them stay foc. not interested to view the house until 1 day before they move out.
  16. pls provide more information on your agent so everyone can take note. what u can do is to write off your $5000 and tell them u r not buying. complaining about ur agent to his/her company is useless (IMHO) the seller will have nothing to lose if u back out.
  17. So i finally get to speak with the resale officer. I checked hdb recruitment website, in order to be a resale officer, u must be a degree holder. n my resale officer is indeed young and i might have seen him before in his campus anyway i ask him on how much do i have to pay if i take on various length of mortgage repayments. for me, the best bet will be 25% of total monthly income to be spend on paying mortgage. but as the job security is at risk and i could be the one who get retrench tomorrow and nobody can predict it. at the moment, i intend to take 15yrs mortgage period. I want to know how long do you and ppl whom u know take to repay their hdb mortgage? is it wise to pay asap?
  18. i paid 5000 in cash, gave to owner personally then she signed an acknowledgment letter. today i went 1st appt and paid the remaining cov in chq (maximum 10 days to pay up the remaining cov), payable to HDB. hope it helps.
  19. just thought of sharing HDB CEO email reply again. From: "Kin Wai FONG" <fkw1@hdb.gov.sg> Add sender to Contacts To: abcdefg@yahoo.com Dear abcdefg PURCHASE OF RESALE FLAT AT abcdefg We refer to your email of 28 Nov 2009 to our CEO, regarding your purchase of the above resale flat. 2 You are right that after resale completion, the flat would belong to the buyer. The buyer has every right to live in the flat after completion. In fact, it is an infringement of the Lease condition if the flat owner does not reside at the flat and let out the entire flat within the minimum occupation period without HDB's approval. 3 You mentioned that you have signed an "agreement" to allow the seller to continue to stay in the flat after completion. Besides the possibility of a lease infringement if the "agreement" is carried into effect, such supplemental agreement amounts to a variation of the Option to Purchase (OTP), which may render the OTP legally void. This is because under the terms of the OTP, the seller must give vacant possession and the buyer must accept possession on completion date and any variation of this term may render the OTP void under the existing law. 4 As such, we would strongly advise you to engage a private solicitor to advise you on your legal position and rights without further delay so that you may complete your intended purchase smoothly without any impediment. 5 If you need any clarification, you may contact our officer, Ms Ng Bee Lin, at 64903642. Yours sincerely (Signed) FONG KIN WAI HEAD (RESALE OPERATIONS) ESTATE ADMIN & PROPERTY DEPARTMENT and HDB re-emphasis this on their website. (http://www.hdb.gov.sg/fi10/fi10321p.nsf/w/BuyResaleFlatAppt?OpenDocument) Important Notes: * Buyers and Sellers are reminded not to enter into any supplementary agreements/arrangements to allow for the sellers to prolong their stay in the flat. * After the signing of the transfer documents, the flat is legally under the buyers names and thus the buyers will be held responsible should anything unpleasant arise. * If sellers require a longer time to vacate the flat, they should discuss with the buyers and inform HDB resale officers to schedule the completion appointment at a later date.
  20. ok so i will sign 1st appt this Tuesday. after I sign then I show all of them what HDB CEO replied to me + the new warning on HDB website. As they requested 8wks extension after 2nd appt date, there is no way I can push the 2nd appt date to a later date. I foresee that they will ask for the maximum date for 2nd appt, which is 8 weeks later after 1st appt. 1st appt: 26 Jan 2nd appt: 26 Mar and they want their 8wks extension to start after 2nd appt. Like that how? Against the rule. if in 1st place never give extension, they wont sell house. and we as buyers dont know whether is it legal or not, whereby the one who knows everything is the AGENT. this seller's agent earn from selling her flat and buying of a new resale at BP at 33k cov.
  21. re-read ur reno contract, see is there any warranty against defaults to house during renovation and post-reno care. i believe in such scenarios, i will approach the ID and his/her company for rectifications again and again. then if they do not give in and continue to make it worse, u can report to the media. Lianhe Wanbao Tel: (65) 6319 6206 Hotline: 1800 741 6988 / 6388 Fax: (65) 6319 8133 Email: wanbao@sph.com.sg The New Paper Tel: (65) 6319 6319 Hotline: 1800 733 4455 Fax: (65) 6319 8266 Email: tnp@sph.com.sg MediaCorp TV programme - Frontline Hotline: 63551525 even if u go casetrust/radac/small claims, it wont be 100% beneficial. This is because nowadays reno company dont really give a hoot to complaints to authorities (just my point of view). some may say consult legal means but this is really time-consuming unless u have the time to spare.
