  1. I did raised this bankeruptcy checks to my agent but he dissed me off and say, i think it is possible but must pay. However I already know the procedures on how to go about it, so i want to test him. in fact a lot of qns i asked him, he simply have no ans and he say will ask his colleague. but i already know all the ans to my qns. Just happened that He was the one who showed me the flat. Therefore, i doubt is the housing agents' scope to do the checking. With that said, they can MIA if things goes wrong but still continues to chase u for his commisson.
  2. btw, when u say 1st-timers, am i still considered 1st-timers despite I bidded for Oct balance flat but I did not even get a good #.
  3. I have no idea since I am going for a resale. Anyway the loft units really look good. even 95% are for 1st timer, i got balloted out for the Oct balance flats. I just think that the prices for Dawson are really on the high side for normal ppl with normal pay. update: LOL, i want to donate my $10 but the system for payment is not working.
  4. woohh i see the loft units and i m very interested. but i know it is going to be difficult to get balloted. well, i wonder am i able to bid since it will be ready in 2016 and i will get my resale next year, which means by then i get dawson, i m able to shift out of my resale n fulfil the 5yrs minimum. but as i read, the loft unit are under the multi-generation. does anyone know whether can i buy as married couple instead?

We refer to your email of 28 Nov 2009 to our CEO, regarding your purchase of the above resale flat. 2 You are right that after resale completion, the flat would belong to the buyer. The buyer has every right to live in the flat after completion. In fact, it is an infringement of the Lease condition if the flat owner does not reside at the flat and let out the entire flat within the minimum occupation period without HDB's approval. 3 You mentioned that you have signed an "agreement" to allow the seller to continue to stay in the flat after completion. Besides the possibility of a lease infringement if the "agreement" is carried into effect, such supplemental agreement amounts to a variation of the Option to Purchase (OTP), which may render the OTP legally void.   6. my dad is a very stick-in-the-mud person, he doesnt believe in cov. because he still live in his time. he told me when he sell his 2nd flat, nobody even want to put a $50 to OTP. and ask for 1k COV, nobody even bother.
  7. with ur hle loan, the chances of getting a unit is pretty high. the hurdle is cov. must come up with cash. if u can tough it out for another few mths and with ur new pay, u can buy a bigger flat. all the best, u r going to be a papa soon
  8. oic, so u cannot tahan until u get ur BTO so buy a resale in the open market. Then u can sell off in 3yrs time. is it most cost-effective this way? i paid 18k the highest COV i got was 35k for 2nd floor in BBatok and my dad's next door neighbor is going off at 50k cov and the place already been vacant 3wks ago (located at Bt merah). yes, i agree with you. poor ppl like us got not much option. since u selling off in 3yrs, dont bother to do reno la. rent out the rooms to help pay ur mortgage n pub bill.
  9. when i applied for hle, they only consider 1 person contribution because must have at least 3mth of payslips from the company. so only consider 1 person income and was granted with 351k and when our purchased flat is less than this amount, at first i thought i can still take the remaining as a loan. I was too hopeful can your parents help u with ur flat?

  11. Totally agreed. IEA is just another weakling, that is the agents must sign up with them so they can take charge of any matters. Even then, they do not handles complaints, only matters eg. cheating of money.
  12. you may try Singapore Lettings, it is a database collected from both current newspaper and online ads. Some ads stated their asking COV and you can make comparisons. when i viewed flats at wdlands ring and wdlands circle, the minimum COV i encountered was 20k in the month of late Sep/early Oct. I hope by the time when you OTP, the price will be lowered. I wld say..if u OTP in end Feb/early Mar, the waiting time for 1st appt is at least 2 mths then another 6-8wks to 2nd appt. So most probably you be able to move in during July/Aug? Unless you appeal for early 1st appt and the seller already vacant his place then you move in right away. May i ask you is your current HLE enough to buy a flat in your area? If yes then you dont have to wait until your pay increment.
  13. If u take HLE, you should (i m not sure whether is it a must) apply HLE in Feb once your pay increased, in order to have a higher HLE loan. It is only when you submit for resale appt this month (Dec) then you will have 1st appt in next Mar. So by the time you OTP, I doubt you will get 1st appt in Mar. However, you can submit an appeal letter to HDB to ask for early execution of 1st appt, provided all parties agreed. (I did that and instead of 26 Jan, i got it on 17 Dec but was played out by seller again, she threaten not to sell anymore. when in the 1st place, she agreed) It is better to apply HLE so you know what is the highest amount of $ your loan can cover then you can choose your flat. Unless you buying those prime area then I think you may have to top up with cash. UPDATE: I just read thru my HLE application contract, #7 says... This HLE is valid for 3mths from the date of this letter till 27 Dec and must be valid BEFORE the date of exercising OTP for new/resale flat. For purchase of resale flat, the HLE must also be valid at the time of resale application So I am not sure whether do you need a valid HLE when u go for 1st appt, in any case, reapply again to be safe since it is free.
  14. oooo ok, maybe the selected ones will go take a look at the 19 flats and decided not to buy because they are choosy. then u still have a chance. try looking for resale in the meantime and wait for your selection date. hao bu hao?
  15. alamak! guess ur luck not on ur side. unless all the 255ppl in frnt of u reject their choice then u will stand a chance. did u go check out the balance flats? In my case, I did since there are only 5 of them. there was 1 which is the largest sqm but the corridor is full of stuffs, wardrobe,bedframes, plants n laundry. I even ranked them in my mind so I can choose right away if I get selected. who knws?

  17. a friend of mine called up hdb and was told at 4pm then they will released the results. just hope it is today and not tomorrow.
  18. that is because we are in different situations. both agents are dependent on each other to close this deal, they have caused me more than enough problems. case closed. i just wait for 1st appt n concentrate on renovations. besides, if the commission agreement have been signed, the agent may not do anything and still get paid.

  21. My situation also dealing with HSR. Whatever the seller agent says are lies. Even if u get the seller to sign any form of agreement, they always can give some reasons and delay the transaction. Simply, as buyers, we cannot do anything. I have called HDB, CASE and IEA on this matter. As the agents are not regiestered with IEA, there are no ways for us to complain or take actions. Plus, this unique situation doesn't not involve money cheating. Ur agent is not on ur side because the suggestion from him simply CMI unless u r willing to pay the rent. else move and stay somewhere rental-free eg. parents/friends? and ask ur agent to negotiate for u to move in your furniture early. Do u know the 1% commission which we have to pay? Can we pay less than 1% because the agent is simply CMI!
  22. high chance the results for oct balance flat will be announced after they closed the bidding for punggol ripples. now i just wonder will the application for dawson bto be delayed.

I'm renting my dad's condo. yes, i have to pay rent to my dad. anyway our lease with him ends this year, thought can move in by Feb but who knows...this seller keep pushing for the maximum. so i move in with my dad for the time being. actually wanted to buy his neighbor flat but they asking 50k cov, siao. i expected the seller to push for the max btw 1st and 2nd appt so when they called me 2 days ago and told me about it, i was not surprised. i just tell my agent that too bad for him, he will collect his commission later. but time flies..so i m not unhappy anymore. just concentrate on saving more $. just now over lunch, saw my old friend and he paid 30k cov for a tiong bahru 3 room. I say wow that's cheap for TB.
