Ah.. thanks for the referral .. but we just got a friend's referral to do it. 2k for the whole house. Blackout blinds for the balcony, 3 Bedrooms and the study area. For the living room its a day and nite curtains. Plus frost window stickers for 2 small rooms windows and part of the kitchen glass wall. will get pics up when they are done. Hopefully they will turn out good.

Hey hey! amrasenelya... Place big also means reno bill big lol.. and yea... i am going to be a full time juggler soon.. Oh.. u and rasp plays an instrumental role in helping us decide on the contractor .. and yes.. we are going with henry of impress 21... after reading both of your blogs .. seeing that all is been done nicely and without dramas, we decide to get henry to quote us. What really impress us.. (lol pun intended) was his attention to details, his time management and the ability to click with us. His quote might not be the cheapest.. but i would say, its fairly priced. Truth be told , we had a very laid back contractor hunting period ( Thanks to this information gold mine - renotalk) , sent out 4 quotation request ( 3 to contractors and 1 to ID). Once all the quotations are in. Price wise ID>contractor1>Henry>contrator2 .. Meet up with henry , cost judging from the quotation from him, its the most comprehensive (Everything we wanted is in plus optional works costing) . Meeting him was an pretty good experience.. he is what me and wifey agree "quietly confident" type.. he doesnt oversold his works.. and that he is pretty decent in helping us work out our ideas of the home. Long story short, we felt comfortable with him handling our reno. And decided on using him there and then. Reno wise.. its started with just flooring, kitchen, toilets and some carpentry.. Somehow we ended up doing a "No stone unturned" reno . LOL.. oh how our wallet cried. Theme wise.. we are going for simple and timeless. it will be a Black, White and a bit of Dark wood. Praying hard it will turn out ok. I will try to post as much pics as possible..

lol.. the funny thing is that after the morale crushing viewing from simei.. pasir ris area seems more sane cov to us.. i have 1 case in simei.. the agent told me b4 i even go view the flat... i quote " sorry to say this.. if you are offering anything less than 50k.. i think the owner would not want to let you view" lololol.. me and wifey had a good laugh at that.. And to put it out there...we settle this place for 25k COV. What attached us to put in a bid is the fact its all squarish . corner unit , high floor and lastly its have a big living/dinner area (after you knock off the original study room) . we tot why not put in a bid , if its ours it will be ours.. of cos the owners are asking for a much higher COV then.. we were surpised they meet our bid to be honest.. Frankly i wouldnt be surprise... as i believe that this owner had started marketing this unit since july 09 ... and till sept he have not sold it.. And ye! the funny thing is the "seaview" advert .. in my mind i was kinda expecting though proper seaview kinda thing.. but... u gotta really stand in the CENTER of the living room to see the sea.. lol.. Well.. things we learn during house hunting i guess..

Hi all...after being a lurker soaking up all the useful information here... its time to " pay it forward " ... with our second appointment just done today... the reno will commence right off tomolo... This forum have been a godsend to us ... as both me and wifey is working fulls days.. and with our little one screaming to come into the world soonish.. we have hardly any time to run around checking out id and contractors... the amount of knowledge that we gather and not to mention the time safe is priceless... With that said.. i would like to thank some of the very helpful folks here.. with answering my pm and being so patient with me... a big thank you to Supersimon, amrasenelya, rasp, coffee o, pinklady and finally adrain john.. thanks peeps! Its being a pretty long wait , we OTP back in sept 09, 1st appointment on 31st Dec 09 and finally 2nd appointment today. Initally we wanted simei, but due the fact that the COV asked in that area is really high... we decided to check out pasir ris (tampines is out as we need to be as close to the MRT as possible.. and the amount of human traffic there is really high..thus.. passed) We stumble upon this unit on the 3nd viewing and like it right off.. and the rest is history.. Being one that really like T-Blog with lots of pics.. i will try my best to be as PIC heavy as possible.. Without further ado.... OUR LAYOUT I belive that its the same as butterfingers ... (yes.. i stalk ur blog too )

Hey eby.. fret not... with a 30 amps supply... u u might still be able to have 2 compressor... just have to apply a permit to Hdb branch office... http://www.hdb.gov.sg/fi10/fi10324p.nsf/w/...on?OpenDocument Personally, just give HDB branch service a call.. tell them ur intention .. they will get back to you .. if its ok or not for 2 compressor setup.. hi there.. Maybe i can help .. cos i just went thur the "aircon planning phase" Firstly, check if ur block have the upgraded electrical grid. goto http://www.hdb.gov.sg/bn25/isos119p.nsf/Search?OpenForm .. if yes.. then congrats u are allowed to have 2 air con compressor. Do note tat if u might have to get ur air con installer to submit 1 installation report to ur hdb branch office. Why 1? its becos generally all houses will come with 1 air ledge/opening already done. Thus the fact tat u are going to install 2 compressor, u would need to install the 2nd compressor to a new wall on the next room. which means tat this new aircon bracket will need a installation report. Its a pretty simple report that most air con company will be able to do it for u . Yes.. there is no system 5 . And in order for the living room to be cool effectively will have to split up to 2 system 3. Why 2 system 3 ? that's becos the biggest BTU compressor is the Mitsu Electric MXY-4A38VA 38,000 BTU. Depending on ur living room size u might need say a 22,000 BTU or more to cool . Thus u will be left around 16,000. And will a common room size blower at 9000 BTU at most u will be able to just on the living and 1 room. With that in mind. U have to plan which rooms / living /study that you will most likely turn on at the same time. For best results just bring ur floor plan and approach any reputable air con company, they will be able to help in planning ur cooling in the most effective way. Btw we am facing the same problem like u .. need to get 3 room 1 study and living/dinning area covered. Resulting in 2 system 3 Mitsubishi Heavy industries setup (living/dinning with 2 blowers). hey bro.. i believe ur yale ydm3107 = gateman v100 .. desmond is selling for 650ish... they look the same to me. RF tag and/or keypad enter. google it. Besides from what i understand Yale brought over gateman which is a korean company. cheers
