ah! i just check again.. by any chance is yours a DAIKIN .. its showing 20k BTU for non inverter and 29k BTU for inverter..... For our case, our MBR is a 12k blower and our study room is a 9k blower ... Height wise its abt 2.4 meters...Maybe u have use my floor plan to guessitmate if ur current set up is enff?
-
hmmm... http://www.coolserve.com.sg/ not knowing what is the brand of ur air con.. i selected a mitsubishi electric system 4 non inverter .. they do have a compressor that is generating 36000BTU .... maybe check with the lady to see if there is a higher output model? Well.. that worker might have a point. Cos floor plan can only show length and width not height... thus if u u have a high ceiling it does affect your space in which a more powerful blower is needed ... A case of too much space for a under powered blower or compressor will lead to the room not getting cold enough or cool fast enough... Thus if u already have a under power compressor.. when u turn on all 4 blowers at once...there is a high chance that none of them will be cold... Anyway.. i am sure non inverter have high out put than 20BTU .. more so for a system 4.....use that webby, it help heaps...

Thank you for your kind words... Was pretty apprehensive in the beginning... cos we don't have any 3d drawings and such... just relying on various photo from web and magazine... glad is turn out ok.. I will try to take more photos as things progress..
-
ah..... lol.. i dont think it will be so different from a normal hob, i would think it will be faster for sure .. unless its those induction ones.. the way they heat up is really different from flame hobs..
-
In the beginning , we wanted a system 4 too... but with the plan change to include the living and dinning .. we tot ok .. maybe add a system 2 ... But after chatting with the folks from Hong Tar... they were saying.. that since the living and dining area is big.. its more effective if we use 2 system 3. From what we understand .. inverter or non inverter is just the energy usage (inverter will save u energy cost, as the compressor will only use the amount of electricity needed at the time. As compared to a non inverter which will use the full power regardless of how many of the blowers u turn on.) Both would have compressor with the same power output.. So the question u have to ask yourself.. How many blowers does your family usually turn on at once? If its all 4 most of the time.. personally i would think its better u go for 2 system 2 instead... cos a single system 4 will not be able to cool down all ur rooms effectively .. For our experience.. we brought our floor plan to the lady and inform her to our usage patten, she will calculate the amount of "cooling power" needed to match our usage and space.. hope this helps..

wow.. ur toilets are so spacious... very nice.. keep the pics coming.. Yea.. its our 1st try with the inner flame hob too.. hopefully my mom and wife like it..
-
wow.. nice kitchen tiles.. heyhey.. i believe we have the same hob.. rainni glass top /inner flame one? u got the 2 burner or 3 burner? we brought the 3 burner one... read good review abt it...

hi gezash! i would think they have already demo everything already huh? which phase are they doing now? tiling? where is the pics!

yea... realize that too.. IKEA have different grade of wood.. and of cos the price is different too... hehe.. we decide to go ahead with the air con (of the living/dining area) becos.. if later then decide it will cos lots of disruptions .. at least another good pt was that we wont be sweating away whenever we visit our unit to check out the progress.. now.. pretty standard.. step in .. turn on air con lol..
-
Suppp.. thank you for your compliments! yea.. its pretty smooth sailing so far... expected hand over should be around 8 of may.. about 9 weeks ... for our reno.
-
Hi there.. thanks for ur kind words... yea.. i am loving the greenery ... i believe our bill is nearing 48k... maybe 50k now... its excludes the furnishing of cos..
-
hihi... yea! the plan was to buy the wardrobe from IKEA... but after comparing henry's pricing and IKEA's .. it did not differentiate by much... thus we decide to save our time and all use him instead... Ai ya.. the fans.. lol.. it was suppose the be just the fans in the living and dining .. thus we decide to spend a bit more to get a more stylish one. ( of cos we our limit was to get 1 of each below 1.3k , which we did)... but after ordering it... our sofa/air con experience comes along... so end up with air cons and the fans in the area... if we planned for air conditioning in the 1st place.. we would have go with a cheaper fans.. oh well.. at least it looks nice lol.. How's ur reno coming along... good i hope!

A pretty standard layout inside the wardrobe... Hong Tar came by to install the rest of the blowers and compressor... once again.. very nicely done! Our experience with them have been top notch. And so thats it for week 7.. we are expecting everything to be done by week 9... might even be earlier as there is not much of outstanding stuffs left.. So far so good!

a look of our L shape wardrobe... sadly due to the L shape there is some 'dead' space.. which the carpenter use it to hang our clothes.. i guess we will hang those "less" used ones... The dead space that we mention above.. You have to stretch ur way in abit.. lol.. here a view from the other side of the L..the left side of the wardrobe can be use to hang clothes if we remove the shelves... Here a look of our MBR TV area cum my computer area.. TV in the middle with my computers on the right, i will be sitting on a bean bag.. thus the lowish height of the table... the bean bag is pretty cool too.. more of it as it arrives... the color combo turns out great.. its another wonderful suggestion from our carpenter.. Here is our baby's wardrobe.. keeping it colorful and different from the rest of the house... the flower prints looks great! ...

Our study area... with the glass partition up and also the book case... my wife was pretty happy with the out come.. since she is one that is going to use this area.. A closer shot of our book case.. Another shot. Moving into our MBR .. its a shot of our new bathroom door... most likely to be frosted up. Its overlooking our L shape wardrobe Now a view of our freebie! lol.. the small cabinet beneath the sink.

Our unfinished kitchen. Waiting for the granite solid surface and our glass up partition to arrive... Our smallish kitchen ..Which suit our needs.. cos none of us in the family is really a heavy cook. A shot of our cool area. just a simple L shape cabinet.. the WM and dryer will be place on the right side of it. A preview of the view from our kitchen overlooking our living/dinning area.. can't wait for the solid surface and glass partition to be up.. Due to the lack space we have to place our microwave under the service counter.... Henry did a pull out shelving too.. didn't expect that..lol.. nice!

Our shoe cabinet.... As we wanted it to be in line with the wall on the left.. thus the width is not much. Will have to place the shoes side ways.. It served our needs as our family don't really have much foot ware. As we mention due to the cabinet not been deep. So we can't have those slanted split type.. Shot from our study area ... Our Sycamore fans from elmarks is finally up! been looking forward to they ... only gripe was due to our false ceiling .. its a little lower then we planned.. but we can live with it.. just make sure i don't do stretching underneath them.. lol.. Btw, knowing that 1 was selling for 1380 each.. we were trying our luck when we told them if they can do 1 for 800, we will buy 2 .. if not, we are going for KDK... lol.. We bargained abit and end with 2 for 1.8k .. didnt really expected them to slash so much.. lol.. how my wallet cried.. on well.. love the looks! A look of our new and improve living area . Shot from our unfinished kitchen. Another shot from the same spot. Now looking at our dinning area...

Week 7! Surprisingly lots was been done.. most carpentry is in. Ceiling fans are up. Air Con Blowers and Compressor up. Our doors are all in. And our grills are up too.. Let's let the pictures do the talking.. Our Feature Wall. 7Ft wide.. We got the idea from a magazine, showed it to Henry's carpenter. Turns out pretty nice imo.. Our fire rate main door. Pretty heavy..a nice feel to it. Waiting for the door closer to be installed. Btw we switch the open side. Used to be open from right swinging to the left. Another shot of our main door . shot from the back. A shot of our new grills.. We are glad we decided to change it.. it looks much better now, unlike the the old bronze colored , squared patterned ones.. and on henry's advice we went with silver... actually wanted powder coated white.. turns out good.. Our bedrooms doors..with a shortish handle lockset.

Well.. i have seen all of photos that mount the glass differently ... some is simple a "U channel" Stainless steel bracket on the kitchen top then the glass be inserted in that "u channel" , some have a grove cut into the kitchen surface then the glass is mounted in the grove... etc.. anyway.. i guess i have to leave it in henry 's good hands.. LOL.. na just there was that "blading" phase.. read and hang around those roller blade people. lol Oh yea... was checking out propertyguru.com ... pretty insane those block near the pond , i believe 300++ all asking 600++ sum like want 100k COV . Frankly if u are willing to pay top 600K .. might as well consider EASTVALE that EC near downtown east. More value imo. Actually i think we are lucky la...manage to get this at COV 25. Cos the owner keeps rejecting offers when they started selling their unit. Till in sept property market went down a bit and alot that their valuation report going to expire. They kan chong then so happens we went in at the right time and the highest bid then.. Sometimes buying house also have to count on abit of luck and fate. That my view anyway..

yucks... my mom's work is in chinatown... i guess she hv change trains.. or walk from outram park ..... hopefully she will be too badly affected. We are so going to miss our chinatown 3 roomer.. lol.. this we do for our next generation.

really? that sure is strange... i just back when i was in Bt Batok and clementi .. its was like in coffeeshop heaven.. everywhere u turn will have an eatery nearby. i guess that is the only gripe abt pasir ris. wow.. did not realize that the punggol prices are higher than pasir ris.. i would think the punggol flats are smaller / distance to town comparable to pasir ris / age of flats (at least the older ones) abt the same = abt the same price to pasir ris.. well.. i guess this is the market forces doing..
-
Hmm as in? lack of eateries? or cheap housing price? i would think with the renewed govt push for punggol.. it just be the NEXT tampines.. only time will tell.. and yea.. i am also hoping Pasir Ris will retain its quiet and greenery..
-
Check out this site.. once in a while there will be people selling market bikes. 50ish.. http://www.togoparts.com/marketplace/list_categories.php

Yea... so true abt open concept kitchen.. i guess we just have to stock up on those glass cleaner spray! lol.. Well.. actually unlike air con.. which if u want to do .. better do it during the reno phase, if not it will cause major disruption to ur daily life when u decide to do it later. I think glass works like walling up the kitchen can always be added later without much disruption. We are hoping that it will turn out ok. As apparently there is lots of way to mount the glass on top of the service counter and also to attach them to the ceiling. Hopefully henry will come good for us. K2s are good stuffs! so dont have to worry much.. just oil and go! wow.. that pretty close! ours is nearer to the mrt side then the "lake"

All valid points.. truly, price to floor space wise... Pasir Ris offers the most bang for the buck. We started looking at simei it was really expensive.. strange thing is Pasir Ris seems to be pretty filled with people ... not sure why there is a lack of eatries as compared to other towns.
