Hi my COV is less than 10% of purchase price, when i went for 1st appt the HDB officer confirmed that we have to pay full amount of COV within 10 days. So We issued a cheque to HDB. Meanwhile HDB will keep this money til our 2nd appt date, and pay to Sellers on that date when transaction is fully finalised. Regards to agent commission, my agent also asked for full payment on 1st appt, then tried to nego for 50% commission 1st. But after asking around with many frens and colleugues, ALL of them pay only on/after conclusion of deal on 2nd appt. Plus my agent really sucks big time, if i had given him commission earlier I am 100% sure he cant be bothered to do anything after that. Now we are still awaiting 2nd appt still needed him to liase and check some details with Sellers so lucky never pay him else he will just disappear. And same case, he is actually Seller's agent so tend to side with Seller side more....

Hihi, m getting a resale HDB 4Rm flat, it has marble flooring. 1) Are there any special requirements for marble flooring? I hear need to buy vacumn with brush to prevent scratching,i s that true? Hi people, does anyone know what really happens after lease expiry for HDB flats at 99 years? If renewal of lease, if i were to leave my flat for my children next time ....and by lease expiry my flat is worth 800k, any idea what kind of price they will need to pay to renew lease? (maybe like 50% of 800K just to renew lease?) Sorry m guessing here, does anyone have clearer idea? And what if HDB dun wan to renew the lease after 99 years....do they need to offer any compensation at all? Or maybe just offer a slight subsidy from new flats that they are building? Thanks!

Hi my 1st appt is tom, m now abandoned by agent & need some clarifications pls... for COV when & how do we pay? thanks! Can during 1st appt write cheque to HDB (but dated 2 days after 2nd appt), then HDB will settle it with seller? my seller quite difficult, think they may insist on immed payment on 1st appt tom..... Or there is some standard way of doing it....pls help, thank you.

Hello eveyone, am considering btw the 2 models: A) LG Tromm WD 14331AD, direct drive, 8kg, washer+dryer ($899) B) LG F1422TD, direct drive, 8kg, washer only but newer model ($999) Am more inclined towards A. But will like to ask for feedback about the dryer function, ...does it work properly & how much time for an average load to wash+dry? (rem reading quite negative feedback abt dryer function previously...) Any current users of Tromm WD 14331AD...can provide some reviews pls? Cos if the dryer function not very stable, then i better reach deeper into pockets and buy B instead, which has no dryer but is the newer model. Hope to get some help here, thanks very much!

hmm then perhaps wait abit more first, anyway ur 1st appt is prob in another 3months time prob....so just try to drag the re-valuation til its just in time for 1st appt. So can price in as much much of the rising prices as possible. Think there could be a 5-10k adjustment given the recent brisk sales? Another thing is that for sellers, the second tiime valuation does not serve much purpose for them so they may not be that co-operative....no need to tidy place up etc since price already settled and flat sold....

Hi spaceboy, sorry to hear this happen. I support u to chase the case cos its obvious that she wants to get out of the deal with all sorts of excuses now that HDB prices are on the rise. If u let her go, she's keeping ur 5K, and then continue to sell the place off for 30K to another buyer later and laugh all the way to the bank! Since she has signed docs with u agreeing to sell the house, received ur deposit etc...it sounds like u have a strong case to force her to honour the sale. How did ur lawyer advise u...wat are the chances and possibilities of outcomes? Wish u all the best!

yah i agree...hdb prices are crazy! My own estimate is that compared to 2007, 4R in Pasir Ris has gone up by abt 80K 80K....it takes me a decade to save this much....maybe longer....haiz I feel that as a buyer i dun have much choice though....either i buy now or there's every chance of HDB prices going up further. 1) Influx of PRs who buy HDB cos its makes better sense than renting long term 2) Ubelievable condominium prices for recent launches...AMK avg $1100 psf?!! >>>Spillover effect on HDB prices 3) All this price hike due to local demand without factoring in global investors in the high-end property market which may come in within the next year >>> thus driving up property prices further And i really cant think of much that will cos a downward revision in price so I dun dare to take a risk and just wait for prices to come down. I think government should just build more HDB flats....but its too late even if they do that immed. 1) its going to take 2-3 years to build new flats, and i cant wait that long 2) BTO priced according to market too, so prices has gone up too 3) BTO subject to balloting, if cant get within the year, the next year round if market prices continue upwards then new BTO peices continue to be priced higher too
