Yup, it is that Block. Recently HDB Dec highest resale price there is 315K. There is a above 6th floor unit value @ 280K and asking 325k which is 45K COV now. I saw it during Sat paper.

I experienced that too when submition for OTP, PR seller didnt meet MOP and agent ask seller to give me back my 5K first. At the same time, the agent, seller and myself write a black and white saiding that we are allow to go look for other flat while seller appeal to HDB and if appeal approved, we will stick to the same COV and OTP again. We waited for 1month and this 1month COV shoot up super high, this is how I get my low COV deal. Lucky PR seller got company prove that he is in singapore all these years working and paying tax. All due to when he went back malaysia and after he come back, he did not inform HDB he is back so HDB record show he is in malaysia. So guys, pls ask yr agent to check the MOP properly if seller is a PR. Pls dun end up like me.....

You never know how many loanshark debts ex-owner has borrow before. I am not here to pour cold water on you, just an advice from me. I agree. When I OTP my Tampines 3NG flat, very high floor which is very near to MRT and 3 shopping mall during last July. I paid 12K COV that time and now at least 20K - 50K above for a low unit in same block. So I am thinking I was lucky enough when COV rise super fast during Sep 09.

Hi, you said you have sign some agreement but till now never receive the copy from the agent. HDB know about it? If I were you, I will not sign the 2nd appt because after you sign, you are the owner and you will never get to see yr agent anymore. Before handing over flat the house must be empty. Inform HDB officer during the 2nd appt.

I ask my ID to do baseless kitchen cabinet with some leg. Look nice too and mine is only using LPG gas tank. It more cheaper after taking away the base cost.

Dun have to. Just let them inspect and they will just come and look see look see only. That time I sold my flat, the HDB come inspect less than 1min then go back liao, they only look at the walls and bomb shelter hole opening only.

Yr 2nd appt is 8weeks from now or what? If it not now, you still have alots of time to repair. Yr buyer really got no heart man. Like that also want to carrot you big time with 12K Maybe you offer them that you will pay for the repair and get yr agent to talk to them. Nothing really serious about it and not yr fault too. Nobody know when the ceiling going to leak too. Buyer should give and take, all party should sit down and discuss how to solve the leakage problem and who bare the cost. If I were you, I will pay for the repair cost and they should be happy about it.

KNN, this kind of test market flat owner sucks. The statment that flat owner said "The COV is too low. There are those who are asking for S$50,000 to S$60,000. There was one offer which was close, about S$95,000. We are not in urgent need to sell. In a way, it's to test the market. If we sell, we sell. If we don't sell, we will just continue to stay," said the flat owner. Wast agent time only... I really hope his or her flat when he or she really need to sold that time, nobody will buy..... Maybe agent should pass words around to avoid this flat owner.

Hi, I kana play out by seller as during the final inspection before 2nd appointment. When during the inspection there is still big bulky item like wardrobe, matterss, refrigerator and some other stuff. There is also a gas stove with LPG gas tank, how to remove too? Seller promise that will remove all of them after the 2nd appointment. But now unable to contact them and things are still there. My reno starting soon. What should I do? Can I get the town council to remove for me? Pls advice.

Hi, currently my 3rm resale flat flooring is broken marble which already 24years since the flat was bulid. The marble condition is quite bad as feel like a kind of bad smell of urine from the owner dog that have slip into the marble. Do you think I should change to homogenous tiles if budget is not a problem? Mostly people will keep the marble flooring if their resale flat flooring is marble. What will you do if you were me. Pls advice....
