The best is go look at the newspaper and look for the blk number and check the map see whether meet yr criteria. That what I did and found mine which is 2min to MRT station and bus interchange, 1min to Tampines mall and a few better primary school. But you must have time to arrange the viewing with their agent on yr own.

Normally if there is any leaking issus, buyer can choose to dun buy the unit but if buyer dun mind about this issus, he/she can inform T.C to rectify the leaking problem after the sale completed. For 2nd inspection also know as final inspection, best is to arrange on the day before 2nd appt and you have to be there to make sure the house vacant and nothing left over for you to clear up the mess the ex-owner left over. Only give the agent cheque after all this done up properly.

Hmmm, I still dun understand why you and the agent have to be at the seller house??? That why appointment time always this kind of 3hrs timing. When I sold my flat last year, during 1st inspection no agent and buyer involve. The TO come and left less than 5min. Must be lunch time, 1245pm come inspection and straight go for his lunch at the same time. Anyway, the TO never come late as appointment time is from 10am - 1pm.

Put payee name HDB will do. I did the same when I buy my cashier's order.

10% payment instead of 5% those taking bank loan.

My recently resale COV+5% downpayment is paid using Cashier’s Order and I am using bank loan for my flat. During my 2nd appt, my lawyer assistance meet me up at the office waititng area, I pass the Cashier’s Order to him and he pass to the HDB resale officer, then the HDB officer pass the COV cheque to the seller on the spot. Quite simple, short and shape. HDB pass me the receipt and able to see how much the seller profit after the sale.

Okie, Renovation is going on now. Hopefully can move in by April.
