Flat Inspection Before Completion Date
davidbslee replied to skyvers's topic in HDB New/Resale Flats, Executive Condominiums
Yr owner over do it liao. How can they demand to keep the letter box key since they already move out They can ask you for a favor to keep their letter over maybe a 3month period and collect from you. After that you can just throw away.. -
Flat Inspection Before Completion Date

If you are going to do a full overhaul reno on the flat, then you just make sure they move out every single item that in not bulit in. If not you may have a problem for moving those item yrself. What I did is, I make sure my agent to make sure the owner to shift out everything that can be move before I handover the cheque to him. Make the final inspection date a day before 2nd appointment to ensure the flat is totally vacated. I am sure nobody will like to spend to money to ask someone to move the item out when the owner left all the sh*t there. -
It a kind of normal aluminium bamboo pole with small pully string system attach on the pole with 13 small holder for you to use hanger to hang yr wet cloth and pull out 1 by 1. Have been looking for quite some time liao. By using this, I can save alot of space, brought 2 pole which allow me to hang 26 cloths.

No need to give face to yr neighbour. Since you already know it a fire hazard to you and yr family, why wait? Just take photo and complain to TC by email. You will not want to regret if fire issus really happen. Since yr neighbour dun care about the fire safety so why care for them. This is what I did to my so call neighbour when I brought my flat.

Its always like that for resale flat. Give another 2month and look out for ex owner letter & not tenant letter. If after few months stillreceive owner letter like income tax etc.. then you should be worry. I also having same problem like yours few months ago and lucky enough no more ex owner but still receive 1 or 2 letter from ex ex tenant and I use to write on the letter "This person has moved" and put back the return mail box but now I just throw away those letter not belong to me.

Dear Bros & Sis, I saw my neigbour using a very useful gadget and it's something like a string mechanism attached to a normal aluminium bamboo pole and she loads all the hangers with cloths on the pole just outside the window, pulls the string and the hangers are pulled out quite evenly along the bamboo pole. Anyone knows where to get this kind of laundry system?

davidbslee replied to doraemon88's topic in HDB New/Resale Flats, Executive Condominiums
Normally during CNY period, nobody will want to sell their flat just like during 7th month. You will see sale goes up after CNY period. -
Is there any agent involve? Maybe go do a check with the neighbour about the flat, see got ah long issus anot, not to scare you but some of my friend kana when buying below valuation. Some more now HDB flat are selling like hot cake in all size and do you think got people really want to sell below valuation when they can earn easy money. 3 years back when I sold my 5rm flat slightly below valuation, HDB want me to write a letter to explain. I wrote that the flat has been selling for quite a while and thats the highest offer from buyer, so sell lor.. That time 5rm flat nobody interested but 3rm to 4rm are selling hot

Screwed By Seller's Agent
davidbslee replied to pepamint_L's topic in HDB New/Resale Flats, Executive Condominiums
If you are very confident bank will issus LO to you, you can actually pass the cheque to the seller agent and lock the deal for you on the spot by signing the OTP. Now you have 2weeks to get the LO and both will exercise the OTP then submit up the resale application to HDB. But your agent got to make sure that the seller must agree with the selling price and wait for you this 2weeks to get the LO. Some agent make use of the cheque to get higher price. It will be quite rush to get the LO, best is get those finance consultant to apply LO for you. They can apply afew banks together for you to save time by going down to the bank yrself. This is what I did during my flat and got my LO in 1week time. -
Screwed By Seller's Agent
davidbslee replied to pepamint_L's topic in HDB New/Resale Flats, Executive Condominiums
This is what I did. During my time when getting resale flat, only 1 agent which is seller agent. We offer the COV that we want, agent call owner and owner agree. I straight away sign the cheque and OTP to secure the deal. Owner not around that time so agent bring cheque to the owner, luckly this was done fast as hear from the agent that owner wife not very happy with the COV but too bad his husband already sign so she no choice also sign due to need to pay daughter degree school fees. Anyway, after 2nd appt when the wife got the proceed cheque, she keep smiling. -
Sad, I got the same issus like you. Pervious owner did not opt for free installation and I write in to appeal but got rejected by them so no choice got to pay for the TP installation which cost me $235.40 including GST. It already been a few month since the installation but till now they still doing the so call "Backend check". Wasted a trip to M1 and was told their system dun have my record Somemore I call 1627 and told that can apply for fibre plan already before going down. Few day ago just received Opennet billing letter and hopefully I can start to apply for fibre service from ISP after the payment.

Materials That U Regret Using/ Installing
davidbslee replied to st002's topic in Home Maintenance & Repairs
Why no body use Mitsubishi Electric Inverter system? I am using now and the FCU is silent to me as I only sleep about 2m away from the FCU. The only regret installation for me are the living hall air-con unit location and the PLL energy saving ceiling lamps that uses of 2 tubes of 36W each lamp. Everytime light on is 72w Total 8 set of PLL ceiling lamp, I should have gotten those round light tube type. And also the kitchen sink, mine is under SIMS brand and because it within our budget, we get that brand and end up easily scratch on the sink when washing. -
Bro, the gaps show in the red at the new trunking area actually can use white silicon to cover before painting so if not unsightly to see so many gaps around the house. My contractor used 10 tube of white silicon to cover up all the gaps around the new trunking inside my house before painting Just my advice only.
