    It's another busy week, busy dealing with an italian restaurant project in Craig Rd, preparing concept finalization, coordination with related parties for submission to approval, visited a few house for quotation, seen a few office area for our use, etc... project start in CK Tang from Yesterday: MAC @ CK Tang before 30.4.10 midnight at 30.4.10 All existing display fixtures down. 01.05.10 nice hoarding with text, Patrick is taking site pictures for report- today is Labour Day. 02.05.10- All flooring hacked in amazing speed, has to clean up for tomorrow tiling work

    oh by all means if you dont mind spending more with Granite work top on concrete support, think this covered your grouting issue. Using wood...10-20yrs is consider lucky, if unlucky, it takes you not more than 6months.

    it really depand on how your chemistry with the workers, i'll test you with example below, do imaging yourself as one of the worker who received offer from the house owner....: "IF" the owner of this house, so call the home owner was Mr Lee K Y, he came to visit his house which is under renovation by your boss, so by you... he bring in "Lo Ti" with kaya and coffee packing and hand it to you, then he smiled & say: " good work folk! take a break, take a kitkat", and then he continue " please help to do a good job, if work are good, i'll recommend your company to the rest of my member in the cabinet", he then take another look on your work with another satisfactory smile, he then walk out of his house and closed the door that has just newly installed by you.. you have finally released the breath that you had hold up the moment Mr Lee walked in, your colleague start to comment about that moment, and you drink the coffee Mr Lee offered to you and realized since when you have not smell the coffee, and since when you have started losing your interest with the kaya loti...? you feel proud with the work you have done in this house, you have hope to offer your best performance to this house to make your company proud, you can even remembered the day till the day you close your eyes to forever...

    construction of concrete sink constructing of concrete stove Installed with Homogenous polish tiles, so durable.. there is no more worry for water leaking, no more worry about placing hot pot on work top, and the concrete stand is hidden

    Guys were so fast they even finished Phase 2 before schedule Back wall to be install with Beauty Brand like Dior, Estee Lauder etc after Phase 2 Ship Captain was not happy with the kicker floor cable on the last ship, this time round our guy CNC floor Ramp for floor cable, Captain Love it so much and said " Bravo Bravo" see how it work with a layer of new thick carpet Afterall, i'm feeling so relief after loading these pictures for i have always wanted to do.     last Thursday & Monday i was in KL again for court hearing to claim back our house Rent deposit, (years back we rented a condo unit for our construction work in Pavilion, but the Malay owner refuse to return the deposit) both boutique still look new. i then squeeze my time for a 3 days project managing to renovate a Beauty shop in an italian flat ship " Costa Romatica" that berth in Habour Front Singapore Cruise Centre, which i have done 2 other italian flat ship in Shanghai before (my friend company asked me to help in installation since i am the only one in Singapore that experience this kind of work) The work were fast & precious, the Italian Captain said "BRAVO" Costa Romatica Parking in Habour Front, Singapore Cruise Centre for our renovation Phases schedule to be follow (Phase one on 16-18/4, phase two 2 weeks later) Before Picture

    and Juicy Cuture... highly recommended for girls who want to be sweet & different... before- view from side of KL street Transform- full glass & spray painted facade, i visited the shop recently, the PU paint still looks new Another entrance from inside building- not just facade but it constructed with blood & sweat structures stairs that almost killed me- it was done with concrete & re-constructed with metal due to weight load the marble on & floor & gold plated finish on the railing imported from Hong Kong

    Hi Guys, Just when you were wondering why we did not reply to your request, you can be sure that we were very busy with site work lah... i have been super busy arranging works for Seng and so is Seng himself, and i've been very greedy to do more then residential reno since i've learned commercial design & project management for the last 4.5 years before i joint venture with Seng as well known "Tiler Seng" inorder to do more, i've recently joint venture with another partner my war friend- Patrick Tay, our newly set up company names "designer house infinity pte ltd" which is to be GST (Residential Renovation will still be contract under "Designer House" without GST) and mainly on commercial project, likewise maintainance work for Cosmetic Brand counter in Shopping center, Reinstatement work & Renovation work for shop, Office & Boutique. Patrick & i have a long history, we both start to know each other as we learn, we both are in a same status on handling jobs, when i was in KL renovating icon shop "Club Monaco" & 2 storey Boutique "Juicy Couture in KL Pavilion, i broke my leg and luckily to had him taking over my position to completed the Boutiques, here are some picture for memory... Before picture- during site survey After Transform- Hack down 2nd floor concrete slab for new construction steel staircase, Remove existing facade completely, and installed with full Ht tempered glass panel. The 2 Arch in Black are Black Corian. Close View from the street front- staircase without support either from ceiling or from floor, only depending on structure pull all by itself.

    just to share, there are 2 case: 1. A contract to hack & replace one Bedroom floor tiles, the contractor quoted $1000 (under Quote) a. owner paid a deposit and follow by the progress payment on the 1st day of hacking work, total she paid $900 (90%) b. 2nd day no work done and owner waiting till neck long long and contractor cannot be contacted. c. 3rd day- same like (b) 2. The same contractor quoted a EM whole house hacking with design less then $50K (under Quote) a. owner paid a deposit and follow by the progress payment on the 2nd day of hacking work, total she paid $17K b. 3rd day on wards the contractor cannot be contacted. These case are real, i see it with my own eye the best is pay as the contractor work, and please be fair to the contractor too, i am seeing owner holding 50% of my payment even i have completed 90% of work, like that i cannot breath leh

    Hi both, me & Seng are currently tied up, especially for me that i have to work out Quotation for newly request, you know lah, some are potential future client & some are hidden contractors that pretent to be house owner, that makes me super busy so i have to give up some and i can continue to serve the rest who urgently need my quotation for budgeting. people like Adonia, she could be one of the smart hidden contractor who want to collect information of all contractors in the forum..or not, In anyway i can see that she should have no issue to get her reno budget even without my quotation, of all the above, i decided to give up and move on so is she. as for samgalz, i believe you should have found your contractor who can work within your budget & schedule. so good luck to both of you, hope you have a wonderful reno journey

    Hi Jason, i have been watching this Topic well i think i have to say something. i have met people like you who end up giving empty promises & never ending promises, Forumers please open your eyes this guy can never be trusted anymore, just don't give in any more CHANCES to him though this type of people usually very good in Psycho people mind. And any of the contractors here if happen that this guy approaches you, you have to be very sure that he is going to open up your book to the house owner as stated in his statement above, so don't , NO more working with this type of 2 header. Forumers again... if you allow him to help schedule for you, base on his pass, there is a high chance that he is going to screw up your house cause this guy can't even scheduling himself If happened that you have accidentally stepped in his traps, you can be sure that you're not suppose to hand him any money, cause he has no company to accept your money. And if you hand over the money to the contractor... there are chances that no one is going to come back to you for defect works, cause- he do not have physical responsibility to the job not done by him, end up you are going to cry for another round. i hoped my point have saved new victim-going-to-be.
