actually, i end up letting the HDB officer do most of the work... matashi, your face is Big, HDB officer came your house everyday to coordinate your toilet water proofing can imagine how bad is the floor condition in your flat normally for wet area water proofing is using this: Pre-pack waterproof screed (not just sand & cement in your toilet floor- HDB will ask you to hack & re-do if your tiler not using this expensive stuff) and... 104 waterproofing membrane with upturn to protect your wall corner due to the serious reason behind this flat, HDB officer insist me to do additional waterproof layer: non-shrink grout- which has cost me a bomb!! sorry matashi, you gotta pay for it since this is used in your house

Rrr.. it is very much depending on the company and designer, most company will need you to sign on an agreement, some designer will do that before telling you about the fee when he need your job, so if you like the concept but you don't like his price you are allow to buy drawings from them. i will prefer the first choice plus explaination, so we all don't waste unnecessary time, and owner are prepared to pay for drawing fee, so when we both are happy with each other and agreed to proceed with the reno, and normally the drawing fee can be absorb in the contract so is win-win situation. i was an ID and now the Director of my Tiler...haha

this is the standard market practise that provide drawing only on carpentry view cause the designer want you to confirm colour and pattern before fabrication. i have seen one of the tiles shop providing free 3D to show different wall tiles you intent to select, and your designer is able to provide you Bath room drawing if you are doing certain pattern & vanity cabinet in bathroom, and they will not if there is only 4 walls. shoe cabinet & TV console range from $150 to $380pfr depending on material use, you may request the cheapest range i am sure your designer is able to design base on your budget. the 3D drawing range from FOC to $400 per drawing view, it really depend on the company charges, a $100 per drawing is quite standard price, you may ask for a FOC free hand drawing (NOT HAND SKETCH) i am very sure your designer is willing to provide you that service

your id has spend alot of time for you, so even if you don't hire them, you should prepare to pay approx: $100 for one 3D drawing to be fair to them. i do hoped that my proposal can help value designers and let it be a market standard

see this two recent handsketch by Tiler Seng... before there was 3D Max, id drawn very well, later part with the invention of 3D Max, Some designer had chance to upgrade, some remained because too busy plus lazy (like me) Tell you something new to you- the younger generation do not know how to draw with a pen.. sadly

i don't mean to side anyone, i have heard ton of experiences about salesman getting away with money, my sincere warning to all owner, to pay only by cheque direct to company, never do that by cash, or to salesman name, or cash cheque.. i understand that sometime is very troublesome for exchanging it to cheque, but do it caution, may save more troublesome matters. The risk for handing cash to the sales person is where he or she may going streight to Sand Casino to try luck, and will return or never return the money to the company My personal experience with my ex-partner Jastin Wong, he received the final payment from a few of our clients and official receipt were provided, clients paid both in cash or cash cheque so he took the money away for other use, and until i find out from Client, i understand that that should be within company, so i personally settled with him and kicked him out from my company, and informed my owners respectively. To practise payment in cheque is helping both yourself and the boss of the company, both way... What Henry act was not very clever, he should stand up with the client and logged in police report together since he was also a same victim same time, he should not even allowed the client to feel lonely & helpless when any cases are happening within his boundary. Hope he learned his lesson more than i do.

MBR MBR Toilet The owner downstairs called me during the first day of hacking, about his common toilet's ceiling leak due to our hacking, and the HDB officer appointment with me to check on issue on the 2nd day. everything is fine for now till we do a water bonding test next week before laying floor tiles, HDB officer will be invited to testify the result

put up calcium silicate board for safety reason workers non stop working till night time After a hard day, the carpenter left before me because i have to take care of carpet installation till 12.30am..., Ship Captain visited the shop when we finished installation, he asked me if i am an Architect?" i told him "No"- "i am a contractor" and this is the done up today, so fast the ship is leaving to HK again, it will come back for another round of trans/ postal installation, together with Watch display unit by Brands.

another busy week again, alot of night work involved luckily i had Patrick.... flooring done finally, with alot of cleaning & cleaning Romantica is arriving habour front again, i was late for 5mins and the dismantling work started Before transforming, shot on Sat 15th May morning" another view, this is the 2nd shop to be done, it is a Watch shop, we are going to set up generic wall bay, standby for Branded Watch Display.

Not only that, i was in CK Tang till 2am (luckily i have Patrick to take care of night work) sent out pictures of what we have done to our client as daily report, sleep for few hours and rushed to Habour Front for Phase 2 Costa Romantica: Then i realized i was early... drink coffee & wait for the ship to park lah Load up new fixtures to be install to Phase 2 area. Estee Lauder installed nicely. Clinique installed, the rest of the empty walls leave it to Hong Kong Team. Brand Trans are installed in Phase 1, looks better now. We good news early handover to the italian shop manager, (that he expected to have another work day tomorrow) he is so happy to hear that, and finally he has a off day to visit Singapore. See, i am bringing spender in to Casino, think i reserve some award from Singapore...
